This condo was just completely remodeled and updated at the end of May 2019. Brand new appliances and new furniture and decorations throughout the entire condo.

Located on the forth floor of centrally located Ocean Ritz! With all of the amenities of home, plus the added pleasure of the Gulf of Mexico right out your back door, you may never leave Ocean Ritz once you check in! This condominium features four full bedrooms and four full bathrooms; Lots of room to spread out and really enjoy your vacation at the beach! These gulf-front balconies are really something to experience personally to fully appreciate! The size is unmatched in Panama City Beach! When you enter the condo, you'll be greeted by the kitchen featuring granite countertops, and all the cooking and baking utencils you could need. The kitchen overlooks the enormous dining and living spaces. The living room features a lovely flatscreen television and queen sofa sleeper. From the living space you have access to both of the gulf-front master bedrooms with attached bathrooms, one with a whirlpool tub. There are also two additional bedrooms with attached bathrooms.

The two master bedrooms with a water view have king size beds in them. The 3rd bedroom has one queen size bed and the 4th bedroom has a queen size bed, and a bunkbed that the top is a twin bed and the bottom a double!

Fun Was Had but Room was bad!

We had a fun time because we can always make a bad place into a fun place. The condo was not clean. Sand on the floors and even in our sheets. All of the beds in bedrooms had horrible mattresses and worn out. You would sink into the holes. The bed comforter had some type of rust on it, one of the gulf front rooms curtains were broken and had to use hair clips to keep them closed. The ironing board would not even stand up. If you use the oven be aware you can’t open the oven door and expect it to stay down. I mashed my hand several times. There was mold on the door seals. None of the tv’s in any of the bedrooms worked. The only TV you could watch was in the living room and there was not enough seating in there for everyone to sit. The balcony was nice and had plenty of room. I love coming to PCB and usually come twice per year but would not recommend this unit. The Emerald Coast Destinations people were very nice but we never got an ironing board the we were told would be replaced. They offered to have a cleaning service come but who wants bothered by that when you’re trying to vacation. Also nothing would stay plugged in the electrical outlets because they were to large

First time bike rally

The condo was a great location to enjoy the beach and the bike rally. This was a first time to the rally for some of our group. We also had a great view of the air show from our balcony so all was great. This location is also right in the middle so if u enjoy walking lots of things are within a good walking distance to enjoy the scenery and the local businesses.

Rating Details: The property manager was adequately helpful. The vacation rental was very dirty. I was more than happy with the location. Reviewer Comments: Condos are never super clean at the beach but this one is gross! You can smell the mildew smell first thing when you open the door. The living room rug will also testify to how grimy this room is. The sofa has a slimy film &a sour smell. The drapes & soft furnishings are stained worn & tattered. The master bed has a huge dip in the center & the guest bed squeaks so bad it is impossible to sleep on. The fridge doesn’t fit the cut out so the door doesn’t open far enough to get larger items in & it doesn’t shut well so your food can get ruined easily. The freezer leaks a slippery puddle of water into the floor a few times a day which per other guests we met who had stayed in this room previously this has been an issue for years. Which was cause for a mold & air quality concern based on the smell & filthy return vent. Being just a few floors up from the pool deck means you won’t be able to enjoy the balcony in the PM when people have profane music blaring. You’ll still be able to hear it even in the room & you won’t find anyone who will be able/ willing to enforce the noise ordinance. We called every number we could but nothing helped, and in the AM you’ll get to wake up to the sound of the blowers as they clean the pool deck. The parking spot is not covered which can be a good thing or a bad thing if it’s raining. It’s not likely that you’ll get a spot in the tiny overflow lot & public parking was $12. But the MOST FRUSTRATING thing was that there are no available channels on the TVs & other than the living room they aren’t smart TVs so you can’t even stream your own accounts. So you will NOT be able to watch TV in your room. It’s like a terrible prank. So Be warned!!

Great location but…

The condo is nice and in a wonderful location. An adorable coffee shop across the street and close to gas stations, Walmart and of course the beach. BUT whoever cleans it really needs to step up their game. It needs a deep clean. We had sand in our bed sheets upon arrival which really grossed me out from the get go. Sand also on floors and in bathrooms. Balcony floor is filth and we had to wear shoes the whole time inside. Went two days without WiFi bc the router was bad (they did replace it), we couldn’t watch any Netflix/hulu/etc. we did without but with little ones this became a struggle. If I were the owner, I would be very disappointed that I was even paying someone to clean because it is not properly done at all. The extra pillows/comforters provided need replaced in a bad way as they have yellow and brown stains all over them and if not, then please provide them with pillow cases. Communication with property manager was great, location was perfect but the cleanliness was very disappointing.

Perfect spot

This condo was wonderful, exactly as described. The heated pool was great and the check in process was super simple. We would be thrilled to return. I was say, after paying $265 from being towed, that the parking in the overflow lot needs some attention. Our parking pass must have blown off the dash and onto the floor. Just make sure to tape it down so you don’t have to end your otherwise great trip on a very sour note 🙂

Great place but needs a deep cleaning

We had to wear our shoes in the Condo until we bought floor cleaner and mopped the entire space. Furniture needed steam cleaning and Table needs to be replaced. The Balcony was awesome but also very dirty, floors furniture and railing. HVAC was not working when we arrived. DX coil was frozen up due to clogged filter and coil. We cleaned the unit after it thawed. Luckily there was a new replacement filter and two in our party are HVAC guys. It began cooling the space and continued to do so while we were there after cleaning. I understand that the owners can’t always be there to see that regular maintenance and cleaning is being done, I’m pretty sure they’re paying for it. We had a great time and not discouraging anyone from staying here. I’m saying the maintenance and cleaning is subpar at best.

Had to argue with the property owners and manager company that it was broken. They finally sent a maintenance person who stated that the key pad had been giving them problems for weeks and it had not been fixed. They “changed” the entry code for is. Which appears to have been a default code to the entire building because someone in our party got off the elevator on the floor below is and went into the wrong room using that code. Be prepared to pay excessive fees.. parking garage is super small, oh but there is a overflow parking lot across the road... that only parks maybe 10 vehicles.. so someone more than likely is going to have to pay to park in the public parking for the week. Attempted multiple times to speak to the property owner on the phone but they refused to talk to me in any other form than via email. Condo was ok but the service getting into the room die ti the broken key pad was uncalled for. And then they acted like i was the bad guy when i wanted repaid for the 3.5 hours my family had to stand in the hallway waiting to get this issue fixed. (An issue they knew they already had).. did i mention we had to stand there with over 400.00 in groceries in the hall way.. waiting while we convinced them that the key pad was broken.... The did agree to pay me back 45.00 for my troubles tho! Wahoo.. havent seen it yet tho....

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The rental was okay. It needs a lot of work and updating. The handle to the main sliding door on the balcony was broken when we arrived. 3 of the 5 TV’s were not working and were constantly freezing. The bedroom TV’s have very limited channel availability. The fridge was leaking water in the kitchen floor. We had to keep a towel in front of it to avoid slipping. They did come to check the door handle but weren’t able to repair it. Maintenance did fix the TV’s. Multiple times, we came back to the condo to find that the entrance door was cracked open. We noticed the door was not latching well. My 8 year old son just pushed it and it popped open without entering the door code. The parking was not bad at all unless you’re in a large vehicle. Overall, these were all minor inconveniences and we did enjoy the location of the building and the pool area. It is walking distance to a lot of stores and a short driving distance to all of the popular restaurants.

Too expensive for condo conditions.

The space is great but everything is so outdated and it seems everything is about to break to the touch. One of the toilets was completely loose, furniture are broken, tv’s are so outdated and the channel line up so small that we couldn’t watch tv. One of the fans was broken, the refrigerator handle was so loose, the sofas are so dirty, the drawers in the bedroom furniture had crumbs in them, we had to buy new cooking pans to be able to cook, I could go on but it is never ending. Im giving it two stars because of the space, it is great for a big family, otherwise it would have been a one star.

We used the stairs for the most part, so never had to deal with the elevator much. Parking is not ideal. We had a spot on the condo lot, and another pass for the overflow (not many spots at all), and our third car was in the paid parking lot ($84 for week). We did call maintenance for a few things-no locking mechanism on bathroom door in one bedroom, some electrical outlets were not working, the door to main living room balcony was very loose. Overall, it was a positive experience.

Emerald coast inc ocean ritz

The parking was a nightmare, ended up costing 84 a week extra per car for public parking because the small lot for the 22 story building stayed full including the designated parking spot. Also the listing said it was park on deck walk straight into room. This was an outright lie. Its 2 flights of stairs to the first floor you come to sith rooms, ours was 4 flights. One elevator was broken so there was a 20 to 30 minute wait on elevators.

Not that bad. Awesome location!

My group was very worried about previous reviews but everyone ended up enjoying the place. Yes, the parking does suck especially for bigger cars, yes there’s still only one elevator that works and takes forever but the stairs weren’t bad at all. Only had to wait for the elevator due to my bf having foot surgery so he was using a knee scooter/crutches. The place could use a little bit of updating but everything was working. The TV’s only had like 7 channels but that didn’t bother us. We had an issue with the second master suite tub not draining but once I contacted the rental company late at night, they sent maintenance the next morning. The AC was working just fine and was cool our entire stay. Location was awesome, walkable distance to many restaurants and Walmart. Had an amazing view every morning from the master rooms and balcony. The bakery and daiquiri shops across the street were great! The pool was very clean and well kept. The few workers we saw were friendly and would open the gates for us since our hands were full. Honestly would stay here again.

We made the best of our vacation

We had to call maintenance upon first arrival cause the bunk bed was unstable for a teens weight to sleep in. They did come and fix it quickly so that was a plus. The heat was on upon arrival and it smelled so musty. Parking ramp is so tight for bigger vehicles. The condo is extremely filthy. They did a surface clean which I understand doing between people staying. However this place needs a deep clean. Layers of dust on the curtains (which also had stains all over), pictures, walls, ceiling fans, dust balls hanging on the ceiling. All the comforters on the beds smelled and had so many stains. We had to wash them before we could use them. The furniture in living room wasn’t much better. They provided 1 dish towel and dish cloth, no hot pads, dryer takes forever to dry your clothes. This condo could be a really nice if someone actually cared and cleaned it properly and had it stocked properly. I emailed about how dirty it was and some of the broken items we noticed that were previously broken and no response. Also no beach rules posted anywhere so make sure you do your own research to avoid getting a civil violation notice. Seen lots of those handed out.

Reviewer Comments: My family stayed in Ocean Ritz 401 for one week and had multiple maintenance issues: HVAC not working properly, fridge door too tight and hits wall, bunk beds unusable bc not sturdy, bathroom fan sounded like freight train, no shower curtain in one bathroom. Took two maintenance visits to fix HVAC. Took 2 days to get a shower curtain. Other items left as-isThat's not the worst of it. One of our guests noticed several small bites on arms and neck after the first night. We figured it was sand fleas from being on the beach. By the end of the week, the bites flared up and she went to the doctor. Doctor confirmed bed bugs and now they are out several co-pays, time from work, and have likely spread these to their own home.

Wonderful trip!

Loved our unit on the 4th floor. Plenty of space. Beautiful views! Elevators had issues but stairs weren’t bad bc we were on the 4th floor. Property parking isn’t easy if you have larger vehicles. Room floors weren’t very clean. TV’s were upgraded smart tvs! All-in-all, we had a great time!

Great location

Building property-Only one elevator was working for our One week stay. The code to the gate from the beach to get back in wasn’t working. The condo-one bathroom did not have a shower curtain, same room did not have a door hinge for the bathroom door to shut. Living room door handle broke (screw was rusted and looked like it had been glued before) so everyone had to go through bedrooms to get on the deck. Had to buy frying pans cause some of the ones there were crusted and dirty looking. There is a fairly new table on the deck with no glass in it, just sitting there (poor sight to see). I emailed them about “the condo” cause I didn’t want to have to leave a review but I never have gotten a response back, although I didn’t tell them about the pans, I just wanted to make them aware incase cleaners haven’t ever told them.

The inside of the unit is not well maintained. The floor had not been mopped . There were several broken items in the condo. Ice maker, mirror in one bathroom was only up because it was leaning on the towel holder. Ocean had storm runoff and had green algae floating for three days and the pool was closed due to painting the outside of the building but there were no workers there two of the days.

So disappointed

We booked our most expensive vacation to date, and couldn’t wait to all be together as a family of 10 for our first trip to Panama City Beach. However, when we arrived, the parking was the worst situation we have ever seen! We had one spot in the complex, and then were told that we had one overflow spot. However, it was always packed. So we ended up parking our two additional vehicles in the pay parking for $48.00 each for the week. This parking lot is far enough away that carrying groceries was close to impossible. As far as inside— Bedding was provided, but all of our beds were full of sand when we got in them the first night. The floors made our feet black and were covered with sand. One bathroom had no working outlets. One bathroom had a large mirror that was falling off the wall and was literally being held by the towel rack. One bathroom’s fan did not work and sounded like a helicopter taking off. The ice maker in the refrigerator didn’t work, so we spent $10 a day on ice. Also, the bath towels had holes all through them. The handle to the balcony was falling off the door. Finally, the little pots and pans that we did have were so disgusting that we didn’t want to use them. The biggest issue that topped it all was that Monday through Friday (our whole vacation minus one day) the pool was CLOSED till 5pm for painting. We have a 4, 7, and 13 year old that live for the pool. A pool is a MUST for us when booking a condo each year. When we booked this condo, we had a pool. We notified the company about these issues. They said that someone from maintenance would be in in a day to fix the outlet and mirror. However, no one ever came. They did bring us a new set of pans and silverware that was much appreciated. When asked about the pool they said we were the only ones to call about it (which was a lie because we met many others that were furious as well). They also said that they didn’t know they were painting this week which even the pool man said was a lie since this is contracted work. We asked to have the manager’s number to discuss being compensated for the pool since it was a huge loss of our trip. They would not give us the number. Others in the condo were being compensated with dinners. We got nothing. We loved the area and the beach…even though it was covered in seaweed the whole time. However, all ten of us agree that we would NEVER come back to Ocean Ritz. We spent way too much money to be mislead.

Reviewer Comments: Do not book this room until after restoration are completed and confirmed! This unit has not!Check in at 4, we arrived close to 6 pm. Condo was filthy (floors, dishes, balcony, balcony furniture). The paint is falling off the ceiling (ruined a family dinner) lost the use of the table. Parking was not under the building as advertised (very small spot for small car). Ice maker tray was busted. No basic cleaning utensils to clean up the place. Pressure washing and painting the balconies, so we lost the use of that for a few days (so much for the view). Pool and hot tub were closed as well. Lage issue is no phone contact when there is an issue that needs resolved before a few days.
