An advantageous geographical location in Umbria but very close to the wonders of Lazio, a hilltop location meaning that from the house and from the private park and swimming pool your gaze travels over a magnificent rural landscape as far as the eye can see, a well-kept garden full of plants and many set-up areas making it a livable place at all hours of the day, an old 1912 stone farmhouse with spacious, bright and welcoming rooms: Casale Tre Cipressi is all this and much more. Originally a farmhouse built at the beginning of the last century, when the bottom floor was used as a shelter for farm animals, the original design is still recognizable and materials salvaged from that rural past have been re-used in the various renovations. The old roof tiles, chestnut-wood ceiling beams and terracotta floors attire this delightful home to which the current owners have conferred a personal touch by adding antique Sicilian majolica, handpainted in elaborate designs, and by decorating the rooms with fine antique furniture and objects of local tradition. We are in the comune of Attigliano, a town inhabited since Etruscan times, as can be seen from the numerous discoveries of tombs and crypts, which takes its name from the Latin expression ad tilium, due to the area abounding in lime trees (tilium in Latin), and which is delimited by the natural line of the river Tiber. From here, using both the A1 motorway exit of Attigliano and the train station, you can quickly get to Orte, Orvieto, Narni, Todi, to the lakes of Bolsena and Bracciano and, in just over an hour, to the centre of the Eternal City, to the seaside resorts of Montalto di Castro and Tarquinia and to famous localities of southern Tuscany such as Cetona, Sarteano and San Casciano dei Bagni.
INTERIOR
VILLA: The house has two floors connected internally but both with direct exit to the outside. On the ground floor is the main entrance that leads into a lounge with fireplace and then on to the large, eat-in kitchen and to the dining room that faces out to the pergola. The floor is completed by a toilet. From the living room a wooden staircase leads up to the first floor consisting of a double bedroom with en-suite bathroom with shower, two double bedrooms sharing a bathroom with shower and a further double bedroom with en-suite bathroom with separate shower and tub. This last room faces on to a little loggia which leads down to the garden. ANNEX: A few metres from the kitchen French window is the entrance to the annex, attached to the main house but completely independent, which consists of a small kitchen and a double bedroom with en-suite bathroom with shower.Portable air conditioning only in the bedrooms.
PARK
Part of an estate of 12 hectares distributed among vineyard and olive groves, the park pertaining to Casale Tre Cipressi covers about one hectare. It is a completely fenced-in level garden, with gravel parking area, that slopes gently downwards, leaving the view free of obstacles. This large lawn area contains trees, shrubs and flowers of every kind that surround the pergola set up as an outdoor lounge and the portico furnished with table, chairs and a nearby wood oven; a small olive grove, which you can stroll around in, stretches to the swimming pool. You can enjoy pleasant alfresco meals or spend quiet afternoons in the shade of the pergola or basking comfortably beside the pool, cheered by the sight and scent of lime trees, rose bushes, geraniums, begonias, pomegranates, oleanders, cotoneasters with their orange berries, climbing jasmine and wisteria and large pots with citrus plants.
SWIMMING POOL
At about 20 m from the house and only 10 m from the portico, the pool lies in a perfect panoramic position overlooking the lush hills of Umbria and Lazio. It is reached from the living area across a stretch of garden free of steps. The rectangular pool, with travertine border and Roman steps, measures 12 x 4,50 m with the depth varying from 1 to 2 m. It is lined in PVC and has chlorine purification and internal lights. The level lawn solarium area is furnished with sunbeds, deckchairs and an original, wrought-iron structure, similar to a screen, resembling a woman that can be used as a small changing room. Completing the comfort of the sunbathing area is a practical outdoor, cold-water shower. The pool is open from the last Saturday in April to the first Saturday of October.
