This delightful luxury 3 bedroom villa with panoramic views and private outdoor pool in Spéracèdes, is wonderfully built into the landscape with large terraces and a garden with fig, lemon and olive trees. It’s perfectly located close to Grasse, the birthplace of luxury perfumeries, and boasts stunning views over the picturesque scenery with panoramic views down towards the coast (Bay of Cannes).

The villa is approximately 140 sq. m in size and comprises large elegant living room, stylish kitchen/dining with sitting area, three bedrooms, two bathrooms, an independent WC, large dining terrace and patio, beautiful terraced garden, private pool and secure parking for two cars.

In the quiet residential area of Spéracèdes, it’s just 5-10 minutes by car to the authentic scenic village of Peymeinade, with its many shops, restaurants and local farmer’s market. A short drive to Grasse with its long-established perfume industry, the villa is also not far from the beaches of Cannes, Antibes and Nice. It’s a 20-minute drive to Lac St Cassien with its beaches, water-sports, fishing and restaurants.

It has a maximum occupancy of 6 and would be perfect for a group of friends or family (no organised parties please or children under the age of 5). Great for those wanting a comfortable base for relaxing and exploring local picturesque villages, lakes, mountains and the coast.

Property Features

Living room: accessed via entrance hall, stylish and spacious with Smart TV & Firestick (French and UK channels), CD player, stunning antique pieces of furniture and decorative fireplace (not operating) which adds charm and character to the room. Seating for six with 2 comfortable sofas and 2 reclining chairs, great place to chill with a movie or books, board games also available. Lovely bright room, opening onto the terrace via 2 double doors, and boasting wonderful views of the panorama!

Dining room: combined within kitchen, with table & chairs for 6 and comfortable sofa & armchair - great place for relaxing with coffee in the morning! Doors lead out to terrace and outdoor dining area (ground floor bedroom with en-suite just off here).

Kitchen: stunning English-style, looking over terrace with panoramic views. Being a main home it’s well-equipped and with high-quality appliances – oven, electric hob, microwave, dishwasher, fridge, freezer compartment, washing machine, clothes dryer, kettle, toaster, Nespresso coffee machine and frother, all allowing for casual cooking and dining.

Larder: adjacent to kitchen, well-equipped and spacious with various pans, pots, condiments, iron and board.

Bedrooms: three in total; one on ground floor (just off kitchen), with beautiful iron bed (140cm wide), fitted cupboards, chest of drawers, (no A/C but electric fan and naturally cool) and luxurious en-suite bathroom. Two on upper floor, one with double bed (140cm) the other with king-size sleigh bed (160cm), both bright and airy with cupboards, A/C units for comfortable nights’ sleep and large windows boasting panoramic views.

Bathrooms: two very stylish bathrooms and one separate W/C. Downstairs ensuite has stylish bath, overhead rain shower, washbasin, W/C and hairdryer. Upstairs large independent family bathroom has stylish bath, spacious shower cubicle, washbasin and hairdryer. Independent W/C.

Outside: approx 1700 m2, beautiful south-facing terraced garden, lovely panoramic views towards the coast and bay of Cannes. Garden planted with mature shrubs and fig, olive and lemon trees which can be consumed at your will. Upper-terrace with dining table and 6 chairs – this is where you’ll spend most of your time we’re sure! Comfortable stylish resin wicker lounge seating - great place to enjoy coffee and croissants in the morning and a nice aperitif while watching the sunset. Parasol over dining terrace and large shade over the wicker seating, large gas Weber barbeque available. Parking for 2 cars with secure electric gates.

Swimming pool: private, salt water, 8 x 4 metres with lights, fully maintained and secured with alarm. 6 sun loungers available and 3 x parasols for use by the pool – refreshing on a hot summer’s day! (please note the poolside table & chairs is no longer there).

Internet: high speed fibre wi-fi available throughout.

Baby facilities: available upon request - high chair & travel cot.

Bed & bathroom linen: included in rental.

Gas & electric: included in rental (Note: Electric car charging available by standard socket but the electricity is not included; car owners must declare at the time of booking and we’ll provide you with a quote).

Winter heating: underfloor heating in living room, radiators downstairs and up. Reversible air conditioning in 2 upstairs bedrooms included in price of a summer rental, but we ask to use sensibly please.

End-of-stay cleaning: priced separately so if staying for more than 1 week you’re not paying in duplicate. It’s 185 Euros and collected upon reservation.

Damage deposit: 300 Euros made in advance with JDV by way of credit card. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

Change over day: normally Saturday, however may be flexible out of season.

Long weekend stays: not possible here sorry, minimum 7 nights.

Pets: not permitted here – sorry.

Smoking: not permitted inside this property – sorry.

Supplementary services: possible to arrange extra cleaning for long-stay guests.

Environmental features: Electric car owners may have a possibility to use charging point, priced separately upon arrangement.

Suitability note: this home isn’t suitable for children under 5, as steep steps lead to the pool, and main stairs up to the second floor only have railings on one side. All shutters and windows to be closed and doors locked if leaving the property (for insurance) even if only popping out.

About the local area

Good selection of local shops and restaurants found at nearby village of Peymeinade (1.6km), including a boulangerie, deli, wine shop, boucherie, pharmacie. From the villa you go down the hill and left into Peymeinade and you have Intermarché. If you go down the hill and right, you go into Le Tignet where the other 3 supermarkets are located. All very close. Grasse a birthplace of luxury perfumeries with its many shops and restaurants is within easy reach and also accessible by bus (20 minute’s walk to a bus stop).

Local markets are also held in Peymeinade on Monday mornings and in the nearby towns of Grasse, Antibes & Cannes. Excellent Friday morning farmers’ market at Valbonne.

Plenty of sporting activities in the area – there’s a sports complex, tennis club, gym, yoga and many other activities in the village of Peymeinade; you’re also within the mountains and foothills of the Alpes Maritimes region here which make walking and cycling very popular. You can enjoy all water sports at the nearby beaches of Côte d’Azur and also Lac St Cassien; also to Cannes for public swimming pools (indoor at Montfleury, outdoor at Grand Bleu), as well Stade Nautique in Antibes.

Beaches can be found in the bay of Cannes about 23 km away. They're lovely and sandy, south or west facing and ideal for a day by the sea either picnicking or enjoying one of the many cafes and restaurants with sun loungers. For the sporty there's a great Nautical Base at Mandelieu-la-Napoule offering windsurfer’s, hobbiecats and kayaks etc.

The ski station of Greolieres-les-Neiges is just 50km away which makes for a great day out on the slopes; or for higher skiing Valberg, Isola 2000 and Auron are about 2 hour’s drive.

Getting around is easier if you have a car, however there are train and bus stations in the nearby town of Grasse. There’s also a local bus 20 minutes walk downhill on the route Le Tignet – Grasse S.E. The nearest airport is Nice-Côte d'Azur, 47 km away.

Sightseeing is abundant here; you’re ideally placed to tour the mountains of the Alpes Maritimes region and the nearest places of interest are the town of Grasse, the perched medieval village of Gourdon (views to the sea quite breathtaking!), the cafes in the square at Valbonne, the town of Cannes and its “Croisette”, the artist towns of Vence and St Paul, the Grottes de St Cezaire, Gorges du Verdon for cnyoning, the hilltop villages of Tanneron and Cabris, the Bastide de St Antoine for beautiful food and setting and the village of Mougins for art and food. Grotte De La Baume Obscure (caves) at St. Vallier is 20 minutes drive.

Other entertainment includes the cafes and restaurants of Grasse, the casinos & nightlife of Cannes, Marineland and Splashland at Antibes, and the peaceful relaxation of the countryside.

Villa Citronnier was an excellent villa and we were delighted to have chosen this property for our two week holiday. Everything was just perfect. The house was very comfortable with of lots of privacy and space. Everything we needed was available and easy to hand. We also loved the artwork in the villa. There we so many features that we loved. If we had to choose just one we would say the patio lounge area, the view was amazing and the patio furniture was very comfortable and nicely appointed. We spent loads of time just relaxing here. And of course we shouldn't forget our very friendly host Duncan. He was great and very helpful - Mrs W. from Herts, Sept 23.
