Stunning house near Carcassonne
Perfect for family gatherings, enjoy our stunning maison in the heart of Capendu. A peaceful estate with grounds and pool, in the heart of the small town - local amenities and convenience coupled with space and privacy.
Recently refurbished and well equipped to entertain, including two kitchen spaces, 2 dishwashers, several fridges and freezers, a laundry room, 3 large bathrooms including one spa bath and play room. The large barn holds bikes for all sizes and games galore.
The house forms part of a larger estate including an additional 3 bedroom and 2 bedroom gite - sole occupancy is available for larger family gatherings.
The main house has 7 double bedrooms, all bar the loft bedroom are fitted with air conditioning. The loft space is used as a playroom and is well equipped with toys, games and DVDs for all ages.
Please note the devoted office space is located in a small room in the loft area, it affords peace and privacy when the children are not occupying the adjacent playroom! Excellent Wifi included.
We have cots, high chairs, stair gates, bed guards etc and as we have plenty of experience catering for little ones! We have from bath toys to play mats, board games to ball games - children of all ages are welcome and thought of.
The ground floor living space features an adults salon, with desk space and television, an open plan dining area featuring a table to seat 8 and a breakfast bar to seat 4. In the open plan kitchen/dining area we have a television (hidden within the dresser), dishwasher, fridge freezer, coffee machine, toaster, hot and chill on-demand filtered water tap, plenty of crockery/glassware and serve-wear. The front terrace is accessed from the two sets of double doors in the kitchen-dining area and makes summer alfresco dinning a breeze.
Behind the main open-plan kitchen we have a prep kitchen equipped with 2 slide-and-hide Neff ovens, large hob, refrigerated drawers, a handy second dishwasher and hot/chill tap as well as ample prep space. We have a large butler's pantry with microwave, air-fryer, ice-cream maker, sous vide, sandwich toaster and plenty of basic pantry supplies we are happy to share to make catering a little easier.
In the cellar we have a storage pantry, additional fridge and chest freezer.
In the laundry room we have a large-load washer and separate dryer if needed.
In the barn we have plenty of bikes, a kiddies trailer, large building blocks, air-hockey table, table tennis table, beach toys, ball games and nets. All are available to use. We have gas BBQs, an Ooni pizza oven and woodfire Ninja grill.
The heated salt-water pool is accessible to guests of the main house and also the gites on the grounds. For sole occupancy of the estate please do book all properties for the duration of your stay. There is a pool house with large dinning table, plastic crockery, kitchenette, sun loungers and pool toys.
The grounds afford a treasure trove of mature trees, climbing frame and trampolines. From plum to cherry, apple, hazelnut and pomegranate trees, the property invites explorers and the inquisitive! On-site, secure parking included. The village of Capendu has a post office, buzzing local cafe (with daily bread deliveries), an excellent butcher (who offers some deli offerings and ready-made dinners) and a local Intermarche.
The property overlooks the local Stade - featuring local games of rugby, football, boule and seasonal town events - that are always fun and welcoming!
10 Mins walk from the house is the local wine cooperative, boasting excellent wines from the area at super prices. During the summer months local food producers come together and offer evenings of food, local wine and music - an excellent experience and family friendly. The town of Capendu has a local pool, medical centre, pharmacy and dental practice. There are convenient short walks around the town of Capendu including a climb to the top of the town church with views over the vineyards and local expanse. Further afield there are walks/cycle rides to the Alaric mountains and picturesque canal du midi. 45 Mins from the Mediterranean coast and the beaches of Narbonne, then Perpignan and 2 hours from Barcelona.
