Set in 43 private acres, this stunning Bath family house with private pool is the perfect retreat for family and friends. The property is renovated beautifully with unique features such as glass covered well, emperor luxury bedroom with huge ensuite and stunning reception rooms.
This property offers a rare opportunity to indulge in a luxurious retreat. This property sleeps 15 guests with two further barns that each sleep 2 people that are available to book separately.

The Space:
Part of the Tracy Park Estate that was created in the 1200s, the core of this beautiful house was built in the late 1500s; it has undergone extensions once every century! The repeated crosses built onto the house are due to it's heritage as a Masonic building. The outbuildings were piggeries and dairy parlours through the centuries.
Located in an elevated position, north of the UNESCO city of Bath this luxurious six bedroom manor house offers an incredible opportunity to spend time with loved ones in fabulous, private surroundings. The extensive ground floor welcomes guests with large wooden beams, glass and beautiful slab floor originating from the old farm yard. This boot room leads to a large social reception room, filled with light and colour. The farmhouse style kitchen has all the modern amenities, an island, cooking utensils and crockery for a large group to use. The kitchen follows onto a fabulous dining room with large table that seats 14/15 and then leads onto a separate, elegant living room with three large sofas an open fire place and huge sash windows, bathing the room in sunshine. The property has a cosy snug with TV that seats five and an additional pretty reading room with log burner that sits four. There is a handy downstairs WC.
There is the option of booking The Roost - an additional luxury barn that sleeps two. The Nest, a stylish barn that sleeps two is also available to book. Please contact us for details.

A 5 min walk to the pub The Rose and Crown is recommended - it is a great pub!

Getting Around:
This property is located 4 miles from the centre of Bath. There is a good bus service and plenty of space for cars.
The property is a 15 minute taxi ride from Bath city centre and costs approximately £20.

Other Things to Note:
Please ensure that all noise is kept to a minimum between 10pm and 8am. Please be respectful of neighbours and ensure windows and doors are shut if music is being played between these hours. Dogs are welcome but we charge £35 per dog. Please do keep them off furniture and downstairs. Thank you!

We welcome one dog per stay at the farm. We make an additional charge of £35 for the dog for their stay. Please ensure dogs are not allowed on furniture and are not left unattended. We ask that they are kept downstairs and that you ensure that any dog mess is removed from the garden prior to your departure. Thank you!

You will have the house to yourselves but Airready will be on hand 24/7 for anything you need.
