A stylish cottage with enviable access to Kailzie Gardens after hours.
Surrounded by the lush hills and woodlands of the Upper Tweed Valley, The Hayloft is a quirky cottage perfect for those in need of a country getaway. Set within a courtyard on the Kailzie Estate, guests can enjoy private after-hours access to its stunning gardens – including its glorious walled garden, glasshouses, wild gardens, centuries-old woodland and burnside trails which evolve throughout the year. Here you can relax and reattune to the natural world – whether you’re surrounded by carpets of snowdrops, blooming rhododendrons, summer borders, fragrant roses or autumn leaves.
Enter through the main door into the hallway. Featuring fern-green panelling and a primrose-yellow rocking chair, its bench, cupboards, and hooks provide plenty of space to store coats and boots. This is the only room on the ground floor, with the rest of the living space all lying on the first floor. Up the stairs you’ll discover the cottage’s combed ceilings, lancet windows, and original wooden beams. An airy but characterful space, it commands wonderful views out to the gardens. The furniture includes bespoke and repurposed pieces from Scottish artisans, including rich velvet and floral furnishings which gather around the cosy log burner and echo the botanical environment of the cottage.
Through the living area you’ll find the kitchen, its emerald subway tiles and ample counter space bathed in natural light through the sloping skylight. The dining table is set between the symmetrical arched windows and is a lovely place to enjoy a meal, while the Kailzie Gardens Café is also on hand should you fancy a treat – located in the courtyard to the right of the cottage. The café serves speciality coffee, lunches, and Sunday roasts, sourcing as many ingredients as possible from the gardens themselves and with tables surrounded by blooming flowers in the summer months.
The bedroom lies up three steps at the opposite side of the living area. Its inviting king size bed benefits from crisp white sheets and handy brass reading lights, while a stylish ensuite bathroom can be found through a sliding door. With elegant patterned tiles, black fittings, and a rainforest shower, it’s the perfect place to unwind.
The estate and gardens are right on your doorstep, including a pétanque rink, putting green, Tweed fishing beat, and lochan so you’ll have no shortage of activities to keep you busy. You’re also spoilt for choice for beautiful scenery further afield with Glentress Forest, the gardens at Dawyck and the ancient woodlands in the Tweed Valley all within easy reach.
ADDITIONAL ACCOMMODATION
For guests looking to holiday together but enjoy their own space, The Hayloft can be let in conjunction with Grooms Cottage sleeping 2, Stables Cottage sleeping 2, and Coachman's sleeping 4 (pet friendly). These cottages all sit within the Kalizie courtyard complex, with Coachman's Cottage, Stables Cottage and Grooms Cottage next door to each other in that order and The Hayloft sitting on the opposite side. Additionally, Honeysuckle Cottage, sleeping 4, and pet friendly, is under the same ownership and sits 1 mile from the courtyard.

FIRST FLOOR
Sitting room with arched windows, large sofa, armchair, footstool, dining space seating two, wall-mounted 43" Smart TV, wood burning stove.
Kitchen with induction hob, electric oven, 3/4 dishwasher, fridge, three-drawer freezer, combi microwave. Please note the height of the beams in this room are 1.97m (6'5").

OUTSIDE
There is no designated private outside space at The Hayloft. The access door leads directly into the Kailzie Cafe courtyard which is ideal for those who wish to take advantage of breakfasts and lunches. This has outdoor tables and seating, as well as a small shop. It is important to note this area is open to visitors to Kailzie Gardens between 10am and 5pm (seasonal opening times apply to the cafe from September - Easter; please check the Kailzie website for details), but once the gardens close for the day, guests to Kailzie cottages can enjoy private use of the courtyard, wider grounds and gardens.
Secure storage for bikes and outdoor kit. A barbecue is not available.
Guests can park outside the Kailzie Cafe courtyard to unload/upload (although the access should not be restricted to other visitors), and then should park in the designated parking area just around the corner from the cottage - approximately 50 yards.
Guests have access to the wider grounds with over 20 acres of gardens and woodlands. This includes the Courtyard Café; a shop offering local produce, gifts and plant sales; a children’s nature trail; an 18-hole putting green; pétanque; and a fishing lochan which is well stocked with Rainbow, Blue, Tiger and Brown Trout. There is also a bait pond which is ideal for beginners and youngsters. Complimentary tickets are provided to the gardens.
DOGS
One well-behaved dog is welcome (£25 fee per dog). Due to limited space no additional dogs will be considered. Dogs are not permitted on the furniture, or in the bedrooms. While there is no designated private outdoor space, dogs are welcome in Kailzie Gardens.

Kailzie Gardens is open to the public daily between the hours of 10am and 5pm. Guests should be aware that there will be members of the public in the grounds, gardens, and courtyard during these times. Outwith these hours, guests of the Kailzie cottages have private use of the courtyard and wider gardens at their leisure. The Courtyard Cafe is open daily during the summer months, with seasonal opening times from September - Easter; please check the Kailzie website for details.
Important - due to the proximity of The Hayloft next to the Courtyard Café, please note that you may experience some associated residual noise when this area is open to the public. Should you have any concerns prior to booking, please do not hesitate to make contact.
