Contemporary 3 Bedroom Flat in Ancient Dunfermline

Welcome to our home away from home! Built in 2017 in the heart of historical Dunfermline, this comfortable and contemporary 2-level flat is on the ground floor with street access and free parking.

The city of Dunfermline is small with a mighty Scottish vibe; home to many local pubs, restaurants and shops, and lined with cobblestone streets. The property is in a quiet local neighbourhood in the heart of the city, walking distance to the main city centre and Pittencrieff Park (aka The Glen).

Bedrooms: All three bedrooms are on the second floor (14 stairs) and feature comfortable new beds, pillows, and linens. The master bedroom has a UK king size bed (North American queen) with 4 pillows, a double closet with hangers and a full en suite bathroom.

The second bedroom has a double bed and a full closet with hangers while the third has a single bed with a wardrobe to allow for clothing to be shelved or hung; hangers available.

Washrooms: The master bedroom on the upper level features an en suite with a walk in shower, a second bathroom on the upper level has a combined bathtub and shower, and the main floor features a powder room - all with hot water, towels, hand soap and toilet paper.

Kitchen: The kitchen features everything you'll need to enjoy a night in or prepare snacks for the road. Including fridge/freezer, stove, oven, sink, microwave, toaster, kettle, table with 4 chairs (extra chair stowed in closet) as well as all of the dishwater and cookware essentials.

A washing machine/dryer (combo) is also located in the kitchen with detergent pods available as well as an iron and ironing board.

Living Space: Bright, large family room with 2 comfortable couches and a TV. There is also a shared outdoor space with gated access. Includes wifi.

Central heating is controlled by thermostat via radiators throughout the flat and parking is free to tenants and visitors.

Getting around:
- The train station is 1.45 km from the property, allowing for travel across the country (Edinburgh, the capital of Scotland, is a 30 minute train ride away)
- The bus station, also a short walk, is less than 1 km away
- The city is home to many restaurants, including Italian, Turkish, Greek and, of course, local pubs!
- A local chip shop and Stephen’s the baker are conveniently located at the end of the street
- There is a large Tesco grocery store less than 1km away
- A small shopping centre in the city centre is 1 km from the property

Power:
- Power outlets – turn on for use
- Upstairs shower – turn power switch on, located beside the door outside the bathroom, then turn shower on
- Bathroom fan switches are located outside the bathroom high on the wall
- All appliances require power switches to be turned on – located on the backsplash in the kitchen
- PLEASE turn all power switches OFF when not in use

Closet under stairs contains:
- Extra seating for kitchen
- Iron/board
- Hair dryer
- Vacuum

Check out:
- Check out is at 11:00 am
- Guests to strip bed of sheets and leave on top of bed
- Leave all used towels in bathtub
- Turn door handle up to lock when leaving property
- Return key through the letter box on the bottom of the door

Other:
- Guests must be 12 years or older
- No pets
- No smoking

Please close and lock all windows and front door when leaving the property.
Kindly, no food or drink in the bedrooms. Please turn off all lights before leaving.

The garden courtyard is shared space, please be respectful and clear any items you bring in this space.

We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.

There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb

the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

We do not accept Cash payment for any of the charges mentioned above.
