Better than expected
We were looking to get away for a few days and this property was perfect. Enough space for the kids to explore, well equipped kitchen, crazy clean. Close to many waterfalls. Owners were friendly. We would definitely stay there again.

A wonderful stay at a ultra clean farmhouse with history
The property was wonderful. It was just what we needed. Very quiet and peaceful. We saw deer each morning grazing in the field by the house. The property is wonderfully located to be just far enough away to be peaceful and quiet, but yet only 15 minutes away from restaurants and stores for convenience. Jim and Pam were wonderful hosts. I enjoyed getting to know them and the history behind the property. It was amazingly clean and had everything we needed to cook any meal. This was our first time visiting this property and the area around Franklin, and my wife and I fell in love with it all.

Very quaint and cozy little house. Peaceful setting.
This was a really nice little house. It has everything you need for a small family and very clean. We really enjoyed the peacefulness of the place and enjoyed our stay here. Jim and Pam were very pleasant hosts and very accommodating. There are lots of birds to enjoy and in the evening it was awesome to go outside and see all the fireflys. We will come here again if ever visiting Franklin. Thank you Jim and Pam.

I have been renting on VRBO for many years and this property is #1 for clean and immaculate. Many others "think" they are clean, but the attention to detail is just not there. Loved the property location, privacy and peacefulness and plenty of essentials were provided for our time there. Wonderful Home Away From Home
This home was beautifully and lovingly restored. It was the perfect rental. It is comfortable, immaculate, and well-stocked. We saw deer in the yard and a hawk on the fencepost. We could not ask for a better vacation rental. Jim and Pam are great hosts. We have family in the area and will definitely be back.

Wonderful All Around
Our whole family loved this property. Jim and Pam were very nice and accommodating. The home was very clean and had everything we may have possibly needed. The home had a beautiful view out the front door. The property was secluded and on a private drive (which we loved), but we were within 10 minutes to restaurants. My husband and I enjoyed sitting in the rocking chairs on the wrap around porch watching the kids play in the backyard. I enjoyed the fresh/clean mountain air. The home is very well maintained inside and out. My husband was very glad the home had a TV with Dish Network so he was able to watch his football game. We very much enjoyed our stay and look forward to coming back soon!

This place was fantastic. Very clean and stylish place with everything you need. In a great location, convenient to Great Smokey Mountains National Park!! Cottage near Franklin NC
The cottage had everything we needed, was very clean and tidy and a in a quiet beautiful rural setting. The town of Franklin was conveniently located only 15 minutes drive away for shopping. There were local waterfalls and trails to explore as well as many attractions within driving distance. The owners were available for any queries and easily contacted and we would not hesitate to return again.

Perfect Place!
The Dock Barnard Farm was perfect in every way. My husband Zane I had the pleasure of staying in this lovely, renovated farm house with all the modern updates you can imagine. Jim and Pam have thought of everything you could possibly need to make this a most comfortable and charming home. We enjoyed exploring the Franklin and the surrounding area. Wow, what a great last minute surprise! We stumbled upon this listing because we needed a place to stay at the last minute. What a fantastic find. The owners are so kind and generous. The farm house is really the most lovely place I've stayed with VRBO. The house is immaculate and so comfortable. I'd move in and stay for months if I could afford it! A true gem, I'll be back for sure!

When we first arrived the owners met us at the property. As soon as we met we felt as if we'd known them for years. They were very hospitable & welcoming. We really enjoyed hearing stories about the house, property, and the family history. The old buildings & beautiful nature on the property easily carry away any stresses you arrive with & fill you with a calm & relaxed spirit. The house feels like home, but with pampering... with the heated towel rack, fully stocked & neatly organized kitchen, the inviting spacious screened porch, cozy barbecue patio, and comfy beds! The host's put so much time & attention into the guest's guidebook.... what a treasured find this was for our family! Rizzo's Bakery, Sheffield Gem Mine, and the Great Smoky Mountain Railroad Steam Train Ride were among our favorite places outside of the home.

This place is AMAZING! The owners, Jim and Pam make you feel like family!!!!
My husband and I took a 2 night trip for relaxation away from work, kids, and all of our busyness. We were NOT DISAPPOINTED!!!!! It is obvious that the owners have put their whole hearts into making this place the perfect getaway! It is rich in family history and Owners Jim & Pam were so sweet to give us a grand tour along with sharing a lot of the history of the family farmhouse. Each morning we enjoyed coffee on the beautiful screened porch, while deer and other animals roamed the property. The inside of the home is IMMACULATE! The heated towel racks in each bathroom were a great bonus and the decor is BEAUTIFUL. The large kitchen has new appliances and the washer and dryer are new as well as high efficiency. The location of the property is PERFECT! It is very secluded yet only a few miles from downtown Franklin and only 45 minutes to Cherokee or the Nantahalla River. Asheville is just a little over an hour away. The pictures on website are only a small glimpse of how beautiful it actually is. We could not have been happier with our stay! We will definitely be back with our kids as well as coming back for another trip for just the 2 of us! THANK YOU JIM &PAM!!! You have a beautiful place and gained us as lifelong visitors!

Jim and Pam Rogers, The Dock Barnard Farm's owners, are lifetime residents of Franklin. In fact, Jim's family has been farming in the Iotla Valley since 1879. They live nearby, less than a mile from the Dock Barnard Farm, and they love to meet new folks and provide the perfect home-away-from-home for the enjoyment of their guests! In fact, The Dock Barnard Farm is the second of two historic properties Jim and Pam have preserved and have made available as vacation homes. The Old Campbell Farm, a wonderful blend of 1884 log cabin exterior and modern interior, is located less than a half-mile away. The properties complement one another and can make the perfect combination for larger-family vacations.

Why they chose this property

The Dock Barnard Farm was passed down through the generations to Jim and his first cousins on the Barnard side of the family. Jim and Pam were fortunate to buy out the cousins' interest in the property in late 2014, at which time it became a part of the Rogers' larger 350-acre working farm where they specialize in growing Angus cattle and timber. The small fields at the Dock Barnard Farm produce hay each year for their cattle herd. But more importantly, restoring and preserving The Dock Barnard Farm, a truly wonderful historical treasure, has been a privilege and a pleasure! No doubt Dock and Ellen Barnard would be thrilled their home has been restored to its original beautiful condition!!

What makes this property unique

Beyond the sentimental family attachment to The Dock Barnard Farm, Jim and Pam fell in love with the Folk Victorian architecture, the view from the front porch, watching for woodland creatures and birds from the rocking chairs on the wrap-around screen porch, and the opportunity to reclaim poplar and chestnut lumber on the property to use as accents inside the home.
