This home sleeps 2-8 guests in 4 beds.
PLEASE NOTE: There is an additional $35 fee per guest per night after four guests. We do this in order to offer fair rates for larger parties and couples instead of higher flat rates.

A great master bedroom with a King bed, private bathroom and TV

A second bedroom has 2 luxurious Queen beds, closet, dresser and TV

Central bathroom located in the hallway, with large tile shower.

We also have an extremely comfortable Queen fold-out bed in the sofa in the Living Room with a TV.

*PLEASE NOTE: Netflix is the only service we offer at this time on all 3 televisions. There is no cable/satellite service*

The kitchen is fully functional with new appliances including Keurig coffee maker with complimentary coffee, creamer pods and sweetener. The kitchen, dining and living area have an open concept, beautifully fresh and inviting for any occasion.

A cozy outdoor seating area with hot tub, chiminea, string lights, cornhole and privacy fence.

2 car garage.

Superb Comfort

These are the best beds we’ve ever experienced at a rental home! Maybe even better than our very own. We also loved how spacious the bedrooms, kitchen and backyard were. This place was just perfect for our stay over the Christmas holiday.

Great little bungalow

We really enjoyed our trip to Fredericksburg & staying at 40 winks was a large part of that. It’s a cute little house w/ a garage & hot tub available for use. It was clean & cute. The hosts were very quick to respond with questions we had. The bed was comfortable. Which always matters to us. I would definitely recommend this property for your stay!

Absolutely Amazing

Absolutely the best house to stay at. House was spotless and very clean. Beds were very comfortable. Hot Tub was incredibly. We walked to Main Street several times. Will definitely stay here again. ❤️❤️❤️

Hidden Gem

Great property in a great walkable location to town. Close to wineries and all the cute things Fredricksburg has to offer. Hot tub was icing on the cake!

Loved 40 winks!

2 couples staying for the weekend to celebrate my birthday. Adorable house in a quiet neighborhood with a great back yard. We spent part of the day at Enchanted Rock and it was easy to get in and out of town. House was spotless and had everything we needed. The hot tub was a nice addition! We would definitely recommend this property to others looking to stay in Fredericksburg.

Clean and Comfy!

This house was just as described! It was in a perfect location, the beds were so comfy and a great set up for my mom, my daughter and I with a king and 2 queens. :) We come every year in October and hope to be able to reserve this house again next year! Thanks for a great weekend home!

Spring Break 2022

Rental process was easy and upon arrival at Forty winks we were very happy to see the home and all the extras! You will only need to pack your necessities as Emily has thought of everything! Coffee makers -2 choices; washer and dryer on site; access to the garage and the hot tub was wonderful! We will be back!!!

Great Experience!!

The property was easy to find and convenient to Main St. It was exactly what we needed for a Girl's weekend. The beds were super comfortable, and the hot tub was the perfect end to a long day of walking and day drinking! Exactly the amount of space we needed for a quick weekend trip!

Fredericksburg Favorite

This is the third year my family of six has spent a lovely Thansgiving at Forty Winks. The house is always sparkling and Emily is available if we need her, though we never do b/c she has already thought of everything. I highly recommend Forty Winks for it's charm, location, & convenience. You will not be disappointed.

Perfection at it’s best

This property was amazing! We had originally booked this house for middle July but had a family emergency so we had to change our dates. Emily was amazing and very caring - she got our dates changed without any issues. We will definitely be back! There is nothing but positives that can be said about this house.
