About this property

Renovated Family Friendly Lake House on the Water's Edge. Boater's Dream!

This recently renovated lake cottage has everything you'll need for a perfect summer vacation on Lake Champlain. You can start your morning at sun-up taking your coffee onto the dock or pull up a chair on the surf's edge deck to watch the ducks greet the day.

A boat lover's paradise, the property offers a mooring and 50-foot dock, with marina access a stone's throw from the house. Lakefront rental summer cottages with boat access are hard to find. This one is a gem! Thompson's Point is located ideally in between deep water and shallow bays for some of the lake's best fishing including salmon, trout, bass, pike and walleye. Basin Harbor and Split Rock are just two boating destinations within ten minutes of the dock.

You certainly don't need to own a boat to make yourself at home on the lake. Whether you prefer the day ahead to include constant activity or endless relaxation, this cabin will fit the bill. The house itself is a sun-filled open floor plan with 3 bedrooms, perfect for time together or time to yourself.

Please note that the lake level and swimming conditions can fluctuate throughout the summer. Guests typically boat or paddle out to deeper water to swim. New for summer 2020 - deepwater raft platform (12X12) located on the mooring, 100 feet from the dock.

The main floor houses the kitchen, full bath with double sink vanity and new washer/dryer. The kitchen is fully applianced with dishwasher, microwave and standard coffee maker.

The water supply comes from a drinkable, freshwater well; some renters prefer to bring bottled water. Well system has a newly added water softener as of summer 2020.

Two master quads sleep four in Queen/Twin/Twin combinations that can function as family suites or as a kids' dream bedroom. One Master Quad is on the 3rd level along with a third bedroom with twin. Note: the stairs to upper level are steeper than average staircases and have a railing but may not be suitable for small children or those with mobility issues. The other Master Quad is on the lake level. A versatile floor plan lends itself to a multi-family vacation with flexible sleeping options. All linens and towels are provided. Air conditioning unit in one upstairs bedroom.

Activities abound at Thompson's Point. Tennis players will love the community courts - laid back, first come, first serve, no reservations. Golfers can spend the day at the nearby Basin Harbor Golf Course. Walkers, runners and bikers will savor the minimal traffic and beautiful vistas along the Vermont roads.

As much as there is to do, it will be hard to tear yourself away from 100 feet of your very own lakefront. Paddleboard and dinghy are included with the rental. A kiddy pool for little ones in also included. Water shoes are recommended for lake edge entry.

When the day is winding down, an outdoor shower with lake view will prepare you for a sunset cocktail. Then it's onto the 650 sf wraparound deck to cook your steaks on the gas grill before you finish the evening with s'mores on the firepit.

All rentals are Sunday to Sunday, full week rentals.

Ample parking for multiple cars and boat trailers with advance notice.

Rinnai heater will make this a perfect foliage hub.

Charlotte is ideally located to experience everything Vermont has to offer:

25 minutes to downtown Burlington's vibrant waterfront and Church Street Marketplace.

15 minutes to Vergennes' bustling foodie scene.

Short bike ride to the Old Brick store, a market with bakery, deli and grill options.

Property is located in an excellent location. Dock was able to handle our 3 boats. This is our second time renting this house. It met all of our needs. Property is well managed

Amazing lake house stay!
We had such an amazing time during our stay. All the descriptions were perfect. For instance, stairs to upstairs bedroom were steep, but we knew all those details going in. The owners were very honest in answering all of our questions leading up to our stay. Loved our morning coffee on the dock and the fact that we could bring our boat. We launched at the Point Bay Marina 100 yards away and didn’t need to take boat out until it was time to go home. What a great, relaxing week!!

Lakeside cabin, NOT handicap accessible or for those with mobility concerns
This lakeside home 'Camp David' is in a quiet location overlooking the waters edge. Check in/check out process/expectations were simple and clearly explained. The 1st floor has a nice kitchen with many utensils/ pots/pans/plates/bowls/mugs. We discovered the drip coffee maker was not functioning appropriately and reached out to the owner who that evening brought over THEIR OWN COFFEE MAKER to ensure we had coffee the next morning until they could get a proper replacement, which we had the later that afternoon. I thought that was incredibly kind. There is a nice dining room table (lighting was challenging for cards but we made do and sat at the island most nights) and a large living room with ample seating and a beautiful wall of windows to look out on the lake. A bedroom downstairs has 1 queen bed and 2 bunk beds, with its own private entrance/exit and a slider out to the deck. The 2nd floor was incredibly challenging to get to. The stairs are very narrow and the steps were skinny.. definitely not suitable for children or those with mobility concerns. That staircase leads to a small room with a day bed, and a larger room with a queen and 2 twin beds. The deck and dock are beautiful. They really have everything you need to enjoy the lake - a picnic table, several seating options, paddle board, row boat, life jackets, fishing poles, kiddie pool, etc. We would stay again depending on what family goes, as many of them could not do those stairs to the 2nd floor.

Good location and decent stay
The location of the property was wonderful and the host was quick to answer any questions we had. The place was not as clean as we would want as there were clean dishes in the dishwasher with noticeable pieces of food inside. I'm not sure when the last time the filter of the dishwasher had been cleaned. There were also cobwebs everywhere. There were previous notes about the narrowness of the stairs upstairs but I wish we had a better sense of how short each stair is. My partner is tall and the majority of his foot hangs off the stair which seemed a hazard. There are also some places that were just much easier to bump into with his tall frame. The tennis courts were really well kept and a large reason for our stay. The lake was lovely and the house is right on the water which made for some beautiful sunrises on less cloudy days.

Vermont At Its Best!
The location and views are absolutely beautiful. The house had everything we needed from an amenities standpoint, and was so clean we could smell it as we walked through the front door. The dock and lake provided endless entertainment for our family-the paddle board was so much fun! We also used the tennis courts down the street. Truly a beautiful home and vacation spot.

Beautiful town-not a great house or lake area
We stayed at this home for 7 nights. The town/area is absolutely gorgeous. The home and lake area near the dock is not great. There were many holes/gaps in the screen so a ton of bugs infiltrated the house on the first night. We had to keep the windows closed and lights of each night thereafter, which isn’t great in July. The staircases are extremely steep. Wasn’t too much of a problem for us (besides carrying the kids up and down) but definitely would be an issues for someone with any mobility issues so just keep that in mind when booking. I would absolutely not recommend this home for anyone that is looking for a home on the lake to swim. Although the view of the sailboats are absolutely gorgeous, the water is extremely merky and only about two feet deep near the dock. We knew it would be shallow based in other reviews, but did not realize how shallow. There is a sign that says swim at own risk of the deck, but a shallow water, no jumping sign is a necessity near the water. Also, the septic vent is on the side of the house next to the fire pit. It smells very bad (not sure if it’s full?) especially when someone flushes to toilet. Almost unbearable to have a fire. All in all, it was a vacation on the lake in a gorgeous town so I hate to even complain. But we will not be staying at this house again.

Life is better at the lake!
We returned home to NJ from a lovely week at Camp David! The property, camp and town were a perfect getaway for our family ! Our children and spouses, grandchildren and dogs had a great week!! The beautiful deck with outdoor grill made for perfect dinners outdoors to enjoy the waterfront. The outdoor fire pit was nice too, to roast s’mores for the children . We thoroughly enjoyed the peaceful views anytime of the day . Life is better at the lake!! Maria and Don Hannis and family

Lake Life in picturesque Thompson Point
Our family had an awesome week at Camp David. The view from the house and dock were amazing. The kitchen was well equipped. Awesome grill and deck. Loved having access to the dinghy and paddle board as well as a washer, dryer and dishwasher. All the comforts of home! The house is cozy with features that give it character. The six of us did fine with just one bathroom, especially because we utilized the super nice outdoor shower. Beds were comfy and clean, well water was fine! My only complaint is that you really can’t swim at this property. In order to swim you must take the dinghy out pretty far to a centralized dock. This wasn’t made clear in the online description. A huge disappointment for us. Watch out for algae blooms, specifically in this spot due to the shallow, slow moving water. We had 3 days that we couldn’t be in the water at all due to the blooms (we realize this is nature and out of the control of the owner). The amount of unnatural/metal debris in the water on either side of the dock made it so we did not feel safe wading in. Considering the steep price we paid, we were hopeful that the lake access would have been better.

Water is horrible in house
DO NOT STAY AT THIS PROPERTY. I had to leave early because of a severe rash. I was diagnosed with Sulphur Dermatitis after staying only for three days. I have been asking for a week now to get a refund for the days that I did not stay and have not heard from the owners at all. The whole house smells like rotten eggs. They need to get a filtration system installed on the water system which is very common for well water.

Quaint Lake House
Camp David was a perfect little house for 4 adults. It is right on the lake- the views of the sunrise were amazing. Similar to other reviews- please beware this is probably only comfortable for 4 adults and a few children. The stairs are extremely small and tricky. The beds are absolutely horrible, the mattress' on all beds were about 6 inches. The kitchen had the basics, the coffee maker needed to be washed. The floors had dog hair all over them (we didn't bring a dog). You cannot swim in the water outside, it is too murky and shallow. A dingy and paddle board were included but we did not use them as it was a little chilly. We enjoyed having cooking in and having dinner at the large table. We did use the fire pit about 4 times. Please know there are SPIDERS everywhere on the screens in/out! The water had a foul mineral smell(luckily the VRBO rep texted us it was going to be fixed). We did not use the water to drink or brush our teeth, we brought our own. The shower curtain needs to be replaced ASAP. The house has some games and a good sized TV. Please note there is only 1 bathroom on the main floor!! Overall, We would rent again!

Spectacular sunrises.
“Camp David” has many pluses. The deck Is wonderful. Sunrises are gorgeous. Keeping an eye on the boats coming & going is fun. The substantial dock & very protected bay worked well to tie up our boat. There are great dirt roads walks or biking. The owners have done a nice job of completely renovating the cottage which worked well for our 2 & 1/2 families. Be aware that the lakeshore in front of the cottage is not suitable for swimming .

renovations very nice but inside needs attention
I have rented places from VRBO previously and have been very happy. This property was advertised as newly renovated with swimming off the dock. I understand the structure was renovated but the inside was not what I expected or paid for. It hadn't been cleaned well. It looked as if no one had been there for a few weeks. All the beds and pillows were covered in plastic. The bedding was such that we used our own to feel comfortable. The kitchen was small with little storage space for our food. The cookware, glasses, silverware and utensils all need replacing. We found dirty dishes, pots and pans in the cupboards and had to wash the coffee pot before using. The furniture was old and worn. The bathroom fixtures and shower liner looked unclean. If the minerals in the water caused those stains, it would be important to share that information. There are sleeping areas throughout the 3 floors that, if all full, 13 people could have a bed. However, there is no way the living space, kitchen and 1 bathroom could accommodate that number. We had asked to use the kiddy pool. It was in the storage area. We had to clean that before using. The outside garbage bins were full. The water was murky at the shoreline with unnatural debris. The water off the dock was weedy with lily pads; no one would swim there. The owner did send the cleaning staff and offered to correct other issues. We are seasonal cottage owners ourselves and can appreciate waterfront upkeep. If all the above issues are dealt with, this property could be very nice. We liked the location and the view was beautiful. It was great for boating with a new deck and dock.

Lovely location and house but had some issues.
The house and location were lovely, however description wasn't quite accurate. It does sleep 9 but in very close quarters with only 1 bathroom. We had just 3 to 4 of us so it was comfortable - with more than that it might be difficult for privacy. The house wasn't totally clean when we arrived (although the owner asked the cleaning people to come and they did - but at that point we did the necessary cleaning - just a bit challenging as we are paying for the cleaning). There was a bag of rotting potatoes in the shelf where the pots and pans were - it took a while to find where the smell was coming from - we were just happy it wasn't an unwanted animal. I would also suggest to the owner to purchase tops to the pots and pans as we (and probably others) cook a lot and there was only one. I might suggest to the owner to equip the house with a few more amenities for the kitchen. The water near the house is not swimmable, mostly seaweed. We rented kayaks locally to get to a place to swim. The location is not 15 minutes from Burlington, it is at least 25 to 30 minutes w/o traffic. All that being said - we had a lovely time on the dock and enjoyed watching the movement on the lake. The weather was great too. With just a few changes this could be a great place.

Relaxing Family Retreat
This home was the perfect setting for our family of 6 and for what we were looking to do - spend quality time together, relaxing and playing on the lake, grilling and having bonfires, laughing and talking. This property is well kept and very private. Not being from the area, we were a bit surprised at the relative remoteness of the location, but there is just enough activity on the lake that we didn't feel alone. If you need groceries or to head into town for dinner out, plan on at least 20-30 minutes to get there; conveniences that you may be used to at home are a little further away than you think. The marina store just down the road doesn't have a large variety of grocery items, but most of what you'd need in terms of snacks, beverages, ice, etc. We weren't able to walk into the water due to the dense algae and weeds, but swimming off the end of the large dock was fine - would recommend some floatables. The Paddleboard is a nice feature and a fun way to tool around the lake and marina area. The home itself is unique - quirky upstairs level (as mentioned in a previous review, very narrow steps - better suited for the kids), but is clean and comfortable, has all the amenities you'll need. We never did find the community center (tennis, bocce ball, etc.), but there are plenty of paths (and dirt roads) to walk/hike. Biking would be fun here too. Overall, this was an excellent place to stay and would highly recommend it to anyone in search of a cozy, relaxing hideaway on Lake Champlain.

We had a wonderful week in this adorable home. We had everything we needed and were very comfortable. The view is great and location perfect. Our one note is the water had a strong sulfur smell. We had a blast!
What a wonderful stay at Camp David! We had such a great time and we’re a little sad to leave. The house was clean, newly renovated and has all the appliances that you need to enjoy this amazing lake house! There were plenty space to sleep and each room had at least three fans. One bedroom and a living room had ACs so we were never hot and slept comfortably. We enjoyed our breakfasts and occasional dinners with the view on the lake. We spend numerous times sitting on the deck in the morning enjoying the sun. We had a few BBQs and sat on the deck watching the boats pass by. The house is located directly next to marina. We brought our own boat and enjoyed lake Champlain daily. We didn’t watch a TV at all but my husband wished it was bigger. But that’s a little minor detail.

Owner is an experienced builder who specializes in decks. Look for his unique touch in this fully renovated lakehouse.

Why they chose this property

It's hard to grow up in Vermont without secretly hoping to own a piece of lakefront. It's an even better combination when you're a long-time builder with an eye for detail and you have the chance to renovate a diamond into the rough into a summer haven.

What makes this property unique

Thompson's Point is a sought after vacation community with very few rentals. The proximity to the lake, boating, tennis, biking, walking, swimming and all things summer-fun make this house an elusive find.
