Stylish, spacious and fun.

A multi award winning converted grade 2 listed stone property in the heart of a beautiful Rutland village.

The Old Forge enjoys a spacious galleried living room which is stylishly appointed with contemporary furniture and has a very well equipped kitchen.

You can walk to the excellent village shop, pub and cafe. It's a short drive to beautiful Stamford, Oakham and Rutland Water.

The property has solid wooden floors throughout the ground floor and commands views across the village green.

The property started life as the village blacksmiths and over time has evolved serving as a petrol station in the 1950s and more recently as the village doctor's surgery and as a photographic studio.

Converted into its current format and winner of the prestigious George Phillips and civic trust awards it provides an excellent holiday home with many original features such as original doors, exposed stone and brickwork twinned with stylish furniture from b&b italia and luxury modern appliances from Siemens, Bosch, fisher and paykel, Bang and Olufsen and Miele.

Downstairs there is a separate snug whilst the upstairs accommodation comprises two double bedrooms, one en suite with double and king sized beds.

The kitchen has an electric oven, microwave, halogen hob, dishwasher and lots and lots of kitchen gadgets! There are a good selection of kitchen basics and plenty of cook books to inspire.

There is fast fibre optic broadband and tv with Netflix and other on line services in the snug. There is also a good range of dvds to enjoy.

Music lovers will enjoy the Bang and Olufsen stereo which has Bluetooth connectivity.

The property has a spiral staircase to one bedroom so is not suitable for toddlers or very young children.

There is storage and hanging space for clothes and other personal items.

The bathroom has a roll top bath with a shower attachment.

A separate pantry houses a washing machine, tumble dryer and fridge freezer along with a supply of kitchen basics.

There is also selection of information on the local area, books and traditional board games should you feel the urge to kick back and relax.

Very comfortable and great location

The house was very well equipped and comfortable. It was in a great location - a minute walk from the pub and village shop, and not too far from places to visit and for walking. Communication with Alex was very speedy.

Fantastic

We had a lovely couple of days at the Forge. The house was lovely, perfect for what we needed. Alex was incredibly helpful with advice of where to go and availability if we needed anything. Also recommend the community shop in the village, lovely people. Would love to go back.

Great house in a beautiful location. Highly recommended!

This is the perfect house for a couple or family. It is very well equipped and you will have everything you need for a very comfortable stay. The house is clean and beautifully furnished. There is a double bedroom with en-suite (the only bathroom, although there is a toilet downstairs), and another smaller double bedroom. There is also a “snug” which is a great TV/games room, and there are lots of games and dvds to keep you entertained. A wee word of caution, the shower is over the beautiful free standing bath. It’s quite a high step to get in and out of, and at only 5’ 2” there was much room between my head and the ceiling. Not a deal breaker though, we’d thoroughly recommend this property. Market Overton is a great base to explore the surrounding area, visits to Rutland Water and Stamford are a must. Burleigh House is impressive but it is a bit like walking through an art gallery, not the stately home we expected. There are loads of walks, and the house has a good set of OS maps (thanks Alex). The local pub is close by and serves good food and has lovely friendly staff.

Amazing stay!

We stayed at this property as a friend and I were racing in the Vitruvian Middle Distance Triathlon and this property was 10mins drive away from the start. About 2 weeks before we arrived, we emailed Alex to ask about restaurant recommendations and he was really helpful with sending through a variety of suggestions and local shops. We ended up eating in the local pub and the barman was very friendly and the steak was amazing!!! We received very clear instructions on how to get into the property and how to use the equipment (coffee maker, dishwasher sound system etc) in the house. On arrival, we found a loaf of bread (baked locally) and milk in the fridge which was a wonderful welcome. The property is clean and tidy, and very comfortable (had a great 2 nights sleep). The spiral staircases may be a bit tricky for those unsteady on their feet. It was a lovely stay and a highly recommended property.

Beautiful property and friendly host

We stayed at Alex's property for a nearby music festival and it was perfect! Alex was very attentive giving and in depth guide and instructions prior to arriving. We arrived to chocolates, sweets and coffee which was a lovely touch and much appreciated after a long shift! The house itself was beautiful the pictures don't do it justice. The area is very quaint and picturesque. We were sad to leave would definitely stay again. Thank you :)

Stunning house set in a perfect location

Set in a lovely village this stunning house had everything we could need. We stayed here recently for two days whilst on route to Newcastle. The location was perfect, set just off of the A1 and in a very quiet setting. The house was extremely well equipped with games, dvds, an amazing entertainment system and extremely comfortable furnishings. The owner was very helpful from start to finish and answered every question that we had as well as recommending local days out. I would highly recommend this property and would love to visit again if we are in the area.

Lovely stay in rural village in Rutland

Can highly recommend Alex’s place in Market Overton. We felt completely at home, the property is even better than the pictures portray. Great location to explore Rutland, highly recommend the Hambleton bakery bread, the Fox and Hounds in Exton and the Olive Branch in Clipsham. All of these came from a wealth of pre arrival information that Alex supplied, such a great host.

Great location in the middle of a quiet village with local amenities and attractions. Wonderfully airy and large space yet cozy at the same time to relax. Furnished to a very high quality. Alex was a great host, providing lots of information prior to arrival and in a timely fashion. Thank you!
