Unfortunately, the rental did not live up to its listing. WiFi and TVs were out upon arrival and after troubleshooting (resetting router, etc) we contacted Vacasa and they could not get a technician to the property until 36 hours later - halfway through our stay. Separately, the lock on the sliding glass door was broken and a flimsy piece of wood in the track was the only way to secure the door. We had a toddler and dog with us otherwise it wouldn’t have bothered us - but kind of a safety issue. Vacasa was alerted but never did anything to remedy the door. Grill was out of propane but it wouldn’t have mattered because ignition switch was busted and it probably hasn’t been cooked on since the 90s. There were several exposed outlets and some mold on the walls likely from excess moisture. Lastly, there was no physical key in the property as promised. Had to call to get a lockbox code we were never provided. I’m not one to typically complain, but when a rental requests you to run the dish washer, strip the sheets, and take out the trash before you checkout - on top of paying a significant cleaning fee - you would expect basic amenities would be as promised. People don’t go on vacation to play IT technician.

Rent another unit. This one needs love. Spots on furniture. the fire detector wouldn't stop beeping. the dishes in the cabinet were dirty. Curtains do not cover the window in the master bedroom. Refrigerator is not even a basic size-it tiny with no ice cubes or trays and the place smelled of day old shrimp. Not to mention the Large palm tree right in the middle of the balcony which is in also need of being pressure washed because it is so moldy. It's a shame because I have stayed other places in this same complex and have loved it. The beach is always awesome, but of all the places I have rented on VRBO this has probably been the only disappointment.

Great location
The property is a great location in a gated community. Close proximity to beach and clubhouse pool. Pickleball courts are also nearby. The condo is basic and practical. We had an issue arise with hot water but was quickly resolved when we reported it - even on a Sunday. We would stay here again.

Shower was disgusting and moldy. Ants in the kitchen, and dirty carpet on steps, sand in dining area. Only plus was a fairly comfortable master bed and great beach access. Front gate was never locked or staffed.

Great place - nice pool, close to beach
Very nice overall. You must be able to climb stairs. Nice amenities; we enjoyed reading in the sun by the pool, walking on the beach... Car-port was just about too narrow for our full-sized truck. An unexpected (but apparently planned) power outage of a few hours took us a bit by surprise. But no damage done. We would certainly come again ... but might seek "handicapped accessible"!

Nice location
The beach was a 5 minute walk and we could bring our dogs. Had a great stay but there were some small issues. Gas grill needs repairs, problems with door lock, and grout in shower was moldy. Issues did not affect stay.

Nice, comfortable stay
I've stayed at this property before, and at other units in the Barrier Dunes Community. Barrier Dunes is great - I love the short walk to the beach and the proximity to the state park. As with my prior stay, I found the townhome to be comfortable and nice. I'm not sure why this place gets so many bad reviews. It's true that it shows more wear than other units in Barrier Dunes where I've stayed - but those units are also more expensive. Personally, I think the trade-off for a lower price for a place with a little wear to be reasonable. I did take 1 star off due to the floors being a bit dirty. I would still stay here again.

Avoid if you can
This house was disappointing. So many things were broken and didnt work. The customer service agents i spoke to were nice but did nothing. It took them 2 days to bring beach towels. There cracked tiles, all 3 patios were not treated so there was a fear of splinters. The patio furniture wasdirty, broken and not treated to name a few. Stay away. Other units in the complex were mich better.

Updates Needed
We love Barrier Dunes, but this unit definitely needs some updates. The location is great, just a short walk to the beach. The ceramic floors are damaged - cracks throughout the first floor. The carpet was stained badly up the stairs and in the master bedroom. The kitchen was barely usable - very few dishes, stainless, and pans. The stove top was uneven so cooking was difficult. The condition of the decks was uncomfortable, the wood is old and nails are protruding. The chairs on the decks are unsafe - one broke when my husband sat in it.

Love Barrier Dunes, condo was mediocre.
We have stayed at Barrier Dunes for several years now and love our vacations there; however, this particular condo was nothing special at all. The location within the Barrier Dunes community was great, with short walks to the beach and both pools. The condo itself was pretty dated. The paint kind of faded/scuffed up, carpet was old, main sliding glass door was hard to operate, and the stove was horrible. The refrigerator was also comically small. We will definitely be going back to Barrier Dunes, but will try to get a different condo unit next time.

Pretty clean for pet friendly place. Carpet stains a little. Bedding clean and nice. Clean bathrooms but could stand little bleach at base of shower. No hair dryer but i guess wasn't supposed to have bu4 i didnt catch that. Could use more silverware. Slow drain in shower. Some water/hot water issue but quick to respond..enjoyed our stay. Would stay again.

Clean, comfy, and convenient
The location of the home was perfect. The beds were actually quite comfortable, and the home was relatively clean. Everything was in working order, and we had no issues. The only suggestion I would make is to better stock the kitchen (only 3 coffee cups, sketchy coffee pot, very few spoons, and no dish soap).

Great beach access!
We had a great stay here. Condo was comfortable and very clean. The neighbors were were extremely kind and friendly. We only have two complaints: 1. The dishwasher did not work and even after contacting rental company twice no one ever came out to fix it. 2. The ice maker didn’t work. We never reported it because we didn’t want to waste anymore time.

Keep Searching
This is supposed to be the section for what we loved. I’m sorry to report, we don’t have anything we loved. The reviews are accurate, the condo needs a significant update, All the issues mentioned before, still exist, and there is more. But I won’t waste your time describing them all. Vacasa is the worst Property Management Company I’ve have ever had to deal with. Both as renting, and as our property manager. Both sides, the experience is the same. The customer service is horrible. We emailed, texted, and called, multiple numbers, multiple times to inquire and discuss. The 1 person we finally got to answer the phone was the most rude person I have ever had to discuss a situation with in my life. And nothing was addressed. Vacasa wants you to put in all the work, and just deal with it. After they charge ridiculous amounts for their not so service and cleaning. I never write reviews like this. And I’m being as polite as possible. I would do yourself a favor and look somewhere else.

Nice location
We spent a week in this unit and had an amazing vacation. It wasn’t the nicest rental but the location/price/availability couldn’t be beat for a last minute get away. The home stunk of fish the 1st 2 days and I discovered an abandoned cooler of old shrimp for fishing in the trash closet outside under the stairs. I don’t know how long it had been in the trash closet but the smell had penetrated drywall into to the unit. That was disgusting. The dishwasher needs love- it didn’t clean the dishes or coffee cups. The washer and dryer worked great though. We spent most of our time at the beach so it served our needs. The pools are a bit too small for the size of the facility; too busy to get in while we were there. I’ll definitely be back to cape San blas but not at this rental.

Not very well stocked with dishes/utensils. Dishwasher did NOT clean the dishes so we had to hand wash. Drains in all the showers barely drained. Soured towels left in the washing machine

Overall good
The place was nice and very close to beach. There were some minor problems such as dishwasher does not clean and hand washed over. There was some sticky stuff under silverware drawer when opened and could use some new sheets in master bedroom they have fuzz knots. The upstairs air went out and was 86 degrees but the customer was very pleasant and had maintenance out within couple of hours. There was nothing major and overall experience was good.
