It is only 1.9 miles to charming downtown Palisade with its restaurants, brewery, distillery and farmer's market. This home has a country feel but is still walkable and very bike-able to town. The place comes compete with four bedrooms (1 king, 2 queens, and 1 full), over 2100 square feet of space, two and 1/2 bath, a gorgeous newly remodeled kitchen, a hot tub and a ground level walk out onto grass turf and then the full vineyard of Zinfandel grapes. Soak in the breath-taking views of not only the vineyard, but also the Grand Mesa, downtown Palisade and the Bookcliffs. Owner is not on site but is accessible locally.

Wonderful home. Everything was as expected, clean and well maintained. A little close to interstate but that was indicated in the listing reviews so it was not unexpected.
Six of us stayed here for a girls trip and we had the best time! The property and location is stunning. The house is updated and beautiful as well. We would definitely stay here again.
This house is very clean and has everything you need to have a nice vacation. Views are very beautiful, it is a quick drive to town and easy to get around. Communication with the owners was so easy and they were quick to respond to questions or with requested recommendations. We were two families with 4 kids under 8 and the space was great for us. There are a few games provided for kids, tv with netflix, and it is fun to be on an actual vineyard. It is a bit sparse in the kitchen for a large group like ours, but has the basics.
The house was super clean and a great set up for a large group. View was spectacular. The only downside to this house was that it’s right by the highway I25 and was pretty loud if you like to sleep with the windows open.

Everything about this property was terrific! It was amazing to have an actual vineyard out back! Beds were comfy, altho the heavy comforter in the master bedroom was a bit much for the warm summer temps...perhaps a lighter weight blanket would suffice?
Kitchen was stocked sufficiently for our needs, and there was even coffee to grind (but alas the grinder was not working). Despite that very minor kerfuffle, we couldn't rave enough about how nice this property was!
Megan did a fantastic job making us feel welcome and knowledgeable about the area. Her house is located within walking distance to the Blue Beryl winery and within a 10 minute drive of countless others. If you’re looking for a great spot to enjoy a wine weekend, you’ve found it. With the hot tub and views, you really can’t ask for anything more.
Have stayed here twice and enjoyed both times one when not in season the when everything was green. relating and friendly. Family outing both stays all love the trip
Great location within all the vineyards and around fruit byway. Perfect home for a big family trip just before the river. Lots of room, lovely views from the decks and the yard was great for the kids to play in. We stopped in before a river trip and just loved it. Megan was super communicative and even left us a bottle of wine to enjoy. Would definitely recommend!
Our family of 7 enjoyed this place (3 couples and a single). The main floor has a nice open floor plan with views of the vineyard and the valley. You need to be intelligent to cool the place with a swamp cooler, but it worked well.
Staying at this beautiful palisaide property was amazing! Its the second time we have stayed there, 2 years in a row/ The beds are comfy, the cool air from the swamp cooler is amazing and the back yard for the dogs is perfect. I do wish there was more in the kitchen, we do like to do some cooking at the property and found for a second time there isnt much. I also wish that the price didnt go up $550 compared to last year, I do love this property and would stay again if I would be able to afford it. Thank you again!
Love sitting on the deck to watch sunrise and sunset over the vineyard. Close to downtown and the highway. Owners were very responsive and addressed a small issue immediately! Would definitely stay there again and would recommend to others. House was updated and clean.

Great location to bike ride to and from Palisade; walking/jogging along the canals; and/or just drinking wine while looking over the vineyards and orchards.
Grand Junction was 20 min away, lots of vineyards to do wine tasting., and fresh fruit and lavender stands.
The home is well equip for staying in for meals and lots of space.
This property turned out to be more than we could've ever hoped for and then some. The back deck was raised to the second floor and provided ample opportunity to watch the fireworks spread across the valley. Thank you Meg and Ken for this opportunity.
We thoroughly enjoyed our stay; clean, bright house with great views and in easy biking distance to vineyards. Kitchen was well-equipped with ample dining space.
The property location was great and the views are spectacular. The house was comfortable and updated. The house did get extremely hot even with the swamp cooler running (we were there end of June) and not all of the windows had screens. We were able to walk into town which was great (20 minutes or so) and enjoyed the lavender festival which was going on in town. We loved our stay... Thank you!!

All the comforts of home
4 ladies on a wine-tasting weekend. Perfect retreat! Lovely accommodations with too-grade sheets, towels (super important when staying in a vacation home!). All appliances necessary. Friendly owner. Peaceful setting. Highly recommend!

Great House, Great Stay!
This house was an amazing addition to our Colorado/Utah vacation. It is roomy, clean, and has great views. The kitchen was fully outfitted and suited our needs perfectly. (Our one wish would be to have a kettle and a toaster, but we managed). The awesome feature was the downstairs walk out area as a second place to enjoy the views and the lightening shows over the Mesa. We will definitely recommend this house to our friends and we will certainly stay there again. Can't say enough great things about it!

Beautiful and Comfortable
Very clean, modern rental property. We stayed two nights in early May and totally enjoyed the experience. A few minor amenities are missing (a toaster for the kitchen, and hooks for robes or wet towels in the bathrooms), but otherwise practically perfect!
