Entertain a small group, sitting practically on the beach, view the sunset, the IB pier and the Marriott Resort, beyond Dunes Park. Lay out openly on this spacious patio or sit back, sheltered from wind, sun and public sight. Enjoy the same views from the kitchen, dining and living rooms, all brightly remodeled with (faux) driftwood floors and marble countertops. Fully stocked, you'll find comfortable beds, the best appliances, and even Boogie boards, games and sand toys for the kids.

The space
This large condo unit (1275 Sq feet) has ample space for lounging in the common areas as well as large bedrooms, each with flat screen TVs and internet. Pay-per-view orders are available at an additional charge. The kitchen is fully equipped with everything you need. There is a brand new washer and dryer in the unit for your use. The master suite has a California King bed, walk-in closet, twin sinks, a large extra-deep bathtub with separate shower and toilet room. The 2nd bedroom has two twins and a pull out bed. There are air beds for extra guests to set up in the living room, where three or more adults can comfortably sleep, listening to the waves outside.
The large patio at ground level has a beautiful fire pit table to keep your group cozy in the evenings. Close enough that you could literally throw a stone to the sand on the beach. It's a great area for sunbathing, with full exposure. But many guests love the little nook, where an intimate party can gather around a bar-height table to dine outside, overlooking the full view while being virtually invisible to the public and protected from the wind and sun. Perfectly comfortable for your morning coffee, card parties or working on computer. And with the door open, you can even kick back and watch TV from the nook outside, while you smell the fresh ocean breezes.

Guest access
ALL of this entire 1275 sq foot unit is available to our guests (except for housekeeping closet). The public areas are also accessible with your keys to the pool, Jacuzzi, work-out/meeting rooms, the BBQ pits and poolside dining areas, and the lounge chairs surrounding the pool, heated outdoor showers and common area bathrooms.

This unit is strictly used year-round for vacationers who want a quiet warm sunny beach from which to enjoy Southern California. You'll find that the prices vary according to the same seasonal and holiday rates as the Marriott's South Pier Resort next door, slightly more expensive during holidays and the summertime.

But for the same price, you can sit on your own large patio, steps from the pool, with a full kitchen, water toys for adults and kids, two bedrooms, two baths (one with a deep soaking tub) and 1275 square feet instead of the 350 square feet that the hotel resort will offer. The only thing they have that we don't, is your massage and nail spa, and a fire-pit (too much liability). But then all you have to do is make a reservation or walk next door at order a drink at the restaurant when that suits your fancy.

There is beach access from the complex - just walk toward the back of the complex past the grills through the door straight onto the sand. Make sure you take a key with you to re-enter the property. You will find that Imperial Beach, especially in the quiet off-season, is one of the best kept secrets in San Diego County.

Other things to note
Since this unit is the closest to the front of the building, you will enjoy the fact that you can walk practically straight from your front door to the pool and jacuzzi areas. You will also find a shower with warm water directly in front of the elevator. We ask that you please use it to shower off sand from feet, clothing and sand toys. Guests bringing a small dog have found that using this shower is a great way to be sure that your doggie's feet and hair are always clean and fresh. And there's now a park across the street, supplied with plastic bags to clean up any doggie mess, so DO NOT use the planters in the building. Please. Laminated rules and associated fines established by the HOA are strictly enforced.
Also, please note that San Diego County and the City of Imperial beach require an additional fee of 10% to cover taxes. This fee will be requested from you after your booking is confirmed and you will be notified through the resolution center.

The property description and pictures are pretty accurate. Our biggest concern was the homeless people with obvious mental or substance abuse issues outside the patio area, and the nightly fights outside the patio area. For us personally, this was enough of a safety issue to render the patio useless. Additionally, the patio windows didn’t lock so knowing there were numerous unhoused people right outside, with windows that didn’t lock, increased our sense of unease. This just wasn’t the relaxing getaway we usually experience, but this may be perfectly fine for others or possibly a different experience during peak season with more visitors in the area.

Beautiful beach condo
This unit is exactly as advertised! Beautiful patio directly overlooking the beach and Imperial Beach Pier. Patio gets sun from morning straight through until sundown. Well appointed unit with large TV screen and comfortable living room seating, well-stocked kitchen, and dedicated indoor parking spots. Lots of food options in walking distance. Easy access to Coronado and to points north via I-5. Highly recommend Brigatine for dinner (great food, drinks and service) and Babycakes for the best cupcakes ever! Would definitely stay here again!

103 was very well appointed. We definitely appreciated the updated interior that has been competed on this condo. Large deck overlooking the park was awesome. Not all adults had to be at the park to keep an eye on the kids since we were so close. Kids loved waving to those watching from the deck too! Deck is raised so little risk of strangers wandering in or around. Propane fire pit is a nice feature as we were there in late April and nights were still chilly. Master was very comfortable. Kids were content in 2nd bedroom. Plenty of room in kitchen and dining area and very comfortable great room furniture! 103 is on our short list of places to consider on our next visit.

The location and views is unbeatable! The condo was comfortable and great for a family. There is a nice playground and grassy area right outside the patio. We were really confused by the check-in process and had a hard time finding the keys but once we figured it out, all went really smoothly. Would absolutely stay here again!

Amazing Getaway!
This property was perfect for a relaxing getaway. Rochelle, the owner, met us at check-in to show us how to access the property and gave us a tour of the condo. The condo was in an older condo complex in Imperial Beach but this unit is definitely one of the nicest in the place. We ended up using the porch (with an amazing ocean and pier view) every morning, afternoon and evening. The fire pit was a nice bonus. While the weather wasn't the best during our stay (not very warm or sunny) it was still muggy, so it was nice to have A/C. The bed was probably one of the most comfortable beds I've ever slept in away from home. Other pros: 2 free parking spaces (in secure, underground garage), beach chairs, toys and towels provided, Netflix, great restaurants, shops and the pier within walking distance, and easy, private access to the beach. Cons: the outdoor jacuzzi/hot tub wasn't working while we were there, the pool area was pretty run down with only 2 lounge chairs available (but the weather wasn't nice enough for us to use it anyway), also the amenities listed a weight room but we couldn't find it anywhere in the complex. Overall, we had a great, comfortable stay and I'd recommend this condo to anyone looking to visit Imperial Beach, San Diego.

Great condo steps from the beach
This condo is as-advertised, a wonderful spot to enjoy a little old-school meets new-school San Diego beach scene. Walk to the beach in a few steps, walk to the pier only a hundred yards. The master suite is really nice, with a huge bed, nice shower, and dual sinks. The second bedroom has 2 beds, but they were a little small for my son (he's 6'3" though, so normal humans should be fine I suppose). Great parking that was easy to get in and out of. All around we were very happy we picked this place to stay.

Beautiful Beach Stay
My husband and our 18 year old son and I stayed here for a week in June. The condo is clean, and everything was in working order. The beds were comfortable to sleep on. There were room darkening window coverings for sleeping in. The view of the beach is incredible. The beach is right outside the complex. There were plenty of beach toys and towels available. The beach itself is clean and family friendly. We had plenty of space to ourselves here, but nearby lifeguards are reassuring. There were so many shops and restaurants within walking distance. There is even a grocery store within walking distance. There is also a beautiful nature preserve down Seacoast Drive. The town feels safe and friendly. We did not rent a car during our stay, just used Uber, which usually came within 10 minutes of our request. We did day trips to LaJolla, Coronado, Balboa Park, the zoo and a Padres game. The condo building is very secure with locked garage and access to the grounds only accessible by use of a key. We did not use the pool or hot tub while there. We spent a few evenings and mornings on the most amazing patio, which has both sunny and shady spots depending on what you prefer. This was an amazing family vacation spot.

Lots of room, fantastic view
We had a very enjoyable and relaxing time. Rochelle was easy to communicate with about anything that came up. The beach and waves are some of the best in San Diego, and my son greatly enjoyed the surf. If you planning on being in the water, pay attention to the safety notifications. They can change daily. All in all, a wonderful time, and we will defintely return.

Beautiful home and beautiful view!
We loved sitting on the patio people watching and the access was ideal for exploring IB on foot. The apartment is very spacious and had everything we needed. The kitchen is well-stocked compared to many VRBOs - there are a few spices and things to help you get by, lots of dishes and pans, and a couple of decent knives. Rochelle was very accommodating and made sure everything was the way we wanted. She checked with us once we got there to make sure there were no problems. The complex is very quiet and secure. We intend to return!

Perfect location for kids!
We just spent a week at this condo with our four kids and it's fantastic. The proximity to the beach and playground cannot be matched. It was immaculate upon arrival with most everything you could want for the beach. The commute to the local attractions is very reasonable, anywhere between 20 mins and 45 mins. The property manager was efficient and very responsive to any questions and requests. Would love to stay here again.

Great, beautiful condo + poor, poor service=ruined vacation
The condo deserves 4 stars: it was beautiful! Why 1 star? Pros: 1. Beautifully decorated condo, very functional, updated since the pictures shown 2. Nothing beats morning coffee on the patio! Beautiful! 3. Fully-loaded kitchen--it has EVERYTHING you need except your groceries. The condo also has a few games, lots of beach toys, etc., enough towels.Very well equipped, as promised 4. Close to attractions/tourist spots/restaurants Cons: 1. The manager failed to contact or give code/key. Yep, you heard me. We actually thought this condo was a scam! It was a MERE 4 HOURS AFTER check-in that she finally call us!!! And that was after we had sent 5 frantic e-mails in the last 24 hrs, even going on vrbo & trying to book the condo again to get her to call! Then, she had the nerve to ask us if we were able to cancel the hotel we had booked ourselves into & still come that night! The fact that this even happened is UNACCEPTABLE! Reason for no call: she was busy & forgot. REALLY? 2. She failed to contact us & tell us that pool & hot tub were under maintenance/unavailable. When we confronted her, she acted as if she hadn't really known before. Unfortunately, we went to ALL lengths to contact her & with the thought of being scammed, we had researched EVERY property in the complex in the last 2 days. Other owners/managers had posted since the beg. of March about the closure--& she had even updated the description for the condo a few days prior! Again, this is unacceptable! AT OUR suggestion, we were reimbursed a minimal amount for this. However, had we known, we would have moved our booking to a later date when the pool was open for use. This was a HUGE part of our vacations, & it kinda ruined it for us. Very dishonest & poor form. 3. Not sure what the housekeeping fee is for--maybe just for the bathrooms and showers, as they were very clean. But the bed sheets actually had nail-clippings & well...other stains on it. EW! So upon arrival, we had to clean all the sheets. Before doing that, I also had to transfer laundry (cleaning/towels)from the washer to the dryer, & put those away. Shouldn't that be done for me if I am paying a housecleaning fee? The kitchen dishes all had dried on food--as if they went through a dishwasher with no soap, but food scraps as detergent. Or maybe they hadn't been cleaned at all. And while the main areas were vacuumed, all along the edges of the condo & table base was full of crumbs/debris. EW!

Fantastic location and views
We had a great time here and would definitely stay here again if we are staying in Imperial Beach. Our first time staying in Imperial Beach. Great for what we wanted which was just to kick back and relax. It is a small area with limited but quality choices within quick walking distance. If you are looking for excitement, probably not the place for you. If you are looking for nice relaxing time with the family then give it a try. We drove to the USS Midway Museum in San Diego via 75 along the Silver Strand State Beach which is a direct shot to Coronado. It was only a 20 minute drive or so to the museum and downtown SD. My view of the condo: Enjoyed our stay here and will consider it again for a future rental. Furnishings were fine four our family of four including two teenagers. Kids in the room with two twin daybed style beds. Master BR had a comfy king bed. We are not nitpickers with our bedding. Master BR was large with separate shower and nice tub and two sink vanity and toilet in its own little room. Guest bath was large, two sinks and combo shower/tub. Kitchen not huge but plenty for our needs. Stainless appliances. Flat TVs in both bedrooms which we didn't use. Flat LCD Samsung TV in great room. Dining area with seating for four at table and two at counter. Plenty of spare bedding material to curl up with in living area with two couches, recliner and convenient side tables. The condo is older and the decor may be dated for some. We don't usually care as long as everything is clean which it was. Condo Positives: 1. Basically right on the beach and overlooking the public park. 2. These condos adjoin Barrels restaurant which we enjoyed a couple of times and only a block or two to other eating establishments. Our favorite was Coronado Brewing Company brewpub (nice happy hour food and drink deals from 2-6) just a block or so away. Market and liquor store are also very close. 3. Huge patio area with lots of furniture. Could use improvement: 1. A decor update would improve the unit for those expecting the latest styles and trends. 2. The latches that keep the little screen trapdoors closed that provide access to opening/closing the windows are all broken with age. 3. No leftover spices. Removed with each visit? We purchased salt/pepper and ketchup. 4. Arrival/departure instructions could be better. Wasn't quite sure what to do with keys on the way out. 5. No signal with AT&T in unit. For us, the minor negatives are far outweighed by the positives.

This place was perfect for us. The sound of the waves each morning and evening, a constant reminder of being on vacation. The place was very clean in spite of much of the decor being older. Beds were comfortable and there were plenty of blanket/pillow combinations. Some of the furniture is new since the pictures were take. The pool was super easy access and the grounds are impeccably kept. The park was active, but only during the daytime - lots of family and community type activity. Quiet at night. There are dining options within walking distance and some smaller convenience type stores, as well as the pier. This location is exactly what you'd expect a small beach town to be. Views were spectacular. A great place for people who like to contemplate, read, dine and drink outside and are looking to truly get away from the hustle and bustle of the workaday world.

Beautiful oceanfront condo with amazing view!
We absolutely loved our stay at this condo. It was very clean and comfortable and the view of the ocean out the family room windows is breathtaking. The pool and hot tub are nice and there are a lot of great places to eat out in the area. We plan to stay again.

I have lectured in South Africa, recruited students in India, climbed Machu Pichu, been lost in the Honduran jungles, sailed in Costa Rica, and partied in Spain, Italy and France. It's always fascinating to see how the people live and to share experiences. But there is nothing quite as peaceful as waking up to see the surfers, and then sipping coffee or tea from the private patio of my beachfront condo.
My favorite thing to do is walk on the sand 1 1/2 miles to Loews resort, rent bikes to the Hotel Del for lunch and shopping before coming back in time for a beautiful sunset right on the patio. Though the kitchen if fully stocked, I enjoy the convenience of ordering from the restaurant downstairs in the building. They often have live entertainment there, or in the Sea180 restaurant in the Marriott Hotel across the park.

Why they chose this property

Imperial Beach was such a well-kept secret that I had never been here until I a neighbor enticed me to see this unit. At the time, IB was a sleepy little town, but since there is only so much Classic California beachfront property, I instantly knew that it was just a matter of time until it grew. The Mission Statement of IB is: To maintain and enhance Imperial Beach as "Classic Southern California"; a beach-oriented community with a safe, small town, family atmosphere, rich in natural and cultural resources.

What makes this property unique

There is much to see and do in Imperial Beach from swimming or surfing at the beach, to a walking tour of public art, to a nature walk and bird watching experience at the world-renowned Tijuana Estuary or to simply relax and enjoy spectacular sunsets. It is the most southwesterly city in the continental United States, flanked by the Pacific Ocean and South San Diego Bay, and nestled between miles of uncrowded beaches, big surf and unparalleled open space and wetlands teeming with wildlife. This town is one of the last untouched beach towns in Southern California, where you can actually still find whole sea shells along the beach.
