Needs a deep cleaning, linens, issues

Check in and property management were reachable and easy to work with. I”ll list pros and cons for ease. PROS: Close to pool and private beach access path. Kitchen was fully stocked. CONS: This is our third stay in the neighborhood and while each house has its quirks, this house was especially dirty. Upstairs bedrooms had carpet and had stains, walls had multiple scuffs, wear, stains. Bedrooms lamps and baseboards had dust. Just no attention to detail from cleaning crew. Enough towels were supplied but they had a peculiar odor, almost as if they had been laundered in vomit water. Bathrooms were generally clean but bathroom shower tiles had black staining. Took a day for WIFI to work, had to be reset. Maintenance had to stop by twice to replace parts on a broken lamp, and toilet paper holder. A lot of interruptions to our vacation. House needs a refresh and if that comes soon, I’d stay again. Otherwise, will pass and stay elsewhere.

Clean & spacious

The house was clean & well stocked. The kitchen has sturdy cook wear & plenty of dishes. We had an issue with the dryer but figured out that it worked fine on the timed settings. I got text reminders about trash days. The house is only a few spots down from the pool. The walk go private boardwalk wasn’t too bad but the walk-in the beach to get to chairs/umbrellas you can rent or public beach was pretty far. We had a big group with a cooler & wagon & it was rough especially after spending the day in the sun. My only complaint is that so much of the beach is “private” & even through 80% of the space was vacant, they won’t let you rent it. There are rentals available for the Preserve neighborhood, but they are a good walk down the beach. Overall, we enjoyed the house & the neighborhood & the private board walk. We would definitely stay here again.

Excellent house and a great location

The place was awesome. Clean, roomy, and well stocked. The backyard patio and porch were enjoyed daily. My interactions with mgmt were responded to quickly and thoroughly.

Good for those who like to walk

Well this house is in need of a facelift. Some updates but floors need to be redone. Long way to walk to beach. Private entrance is interesting. Boardwalk is long and then when you get to the sand it’s more walking to where you are allowed to set up.

Great place!

Renting process, check-in/out was super easy. Loved this house, neighborhood, location. Rented bikes for the week for easy ride to neighboring villages. Close to restaurants and shops. Beach is about a 6-8 minute walk on private boardwalk. However, once you reach the beach you have to go a short distance to the right or left, crossing shallow water. The beach directly in front is reserved for guests of the Sanctuary, across the street from the Preserve.

Home is set up well and has everything needed.

Loved the house. Private beach is a lengthy walk but it is shaded. House is well stocked. Could be cleaner, but happy overall.

Great week on 30-A

Great house in a gated community just on the north side of 30-A. Easy access to pool and beach. About a mile and a half west of Red Bar, etc. Really sleeps 8, including the bunk beds off of the one bedroom. Great porches and patio with nice grill.

Wonderful home

This is a great home with everything a good cook would need ! Although we didn’t use the grill, it’s available too! The beach is an easy walk and shopping and dining a very close drive . The only caveat might be that in the MBR the sunlight shines through the blinds early in the morning but we wanted to get up and not waste our day! Bed extremely comfortable!

wonderful week

Seabiscuit was a great place for our family to stay...the kitchen is fully stocked, plenty of towels and all of the beds were comfortable. The bedroom with the bunks was warm but I sent a message requesting a fan the first morning and it was at our door when we got back from the beach. The only thing needed were potholders in the kitchen. Check in and check out process was so easy and the app is very helpful. Walk to the beachbis about 10 minutes but it is a nice walk. Plenty of beach accessories as well. We had a great vacation.

Fully equipped

Anything you need for the beach is tucked neatly away in the shed outside next to a wonderful shower to get the sand off before heading in. The kitchen has every utensil, pot, pan and dish you'll ever need too. Our only frustration was that despite trying many options, we were not able to access WiFi on the TV to use our Netflix, prime, etc.. Disappointing not to get to watch a family movie on a rainy evening. There were 0 directions for connection.

Great family vacation!!

Overall a great experience. The master upstairs is a dream!! The queen bedroom attached to bunk room is great for families. We had issues connecting to WiFi, but property manager was easy to get in touch with and came out within a few hours to correct the issue. Our only other complaint was that it was very difficult to cool the bunk room. Our monitor was reading 84-86 degrees all through the night. It seemed like the vent was functioning so this may have been related to the room’s location over the front porch? Overall we really enjoyed ourselves and would return!

Great location - wonderful neighborhood

This home was very nice. The decor was simple yet tasteful. It was just me and my husband on this trip, but we discussed bringing the entire family (10) in the summer. This home will easily handle that occupancy with the extra bunk room and oversized couch. The owners had a nice variety of beach entertainment products for our use (wagon, surf boards, sand toys and chairs and umbrella's) in the outdoor storage area. There's an outdoor shower to easily remove sand. The rental company was extremely easy to work with. I had several questions during my stay and they responded promptly and included maps of the area in their response (I had questions on how to find the walkway to the beach- a laminated copy to keep in the unit could be helpful). We loved this unit and hope to visit again. We've stayed many places along 30A over the past 10 years and this ranks with one of our favorite stays and locations. The only suggestion that I have to the owners/ rental company is that it would be nice to have some board games or books in the unit for rainy days. But that's still not a deal breaker, as it's not often that you get that much rain.

Nice neighborhood and great house.

Great house for a family of 6. The walk was about 10 minutes to get all the way to a spot on the beach, so a wagon is a MUST. It’s a shame that the umbrella rental company monopolizes a good bit of the beach which makes your walk even longer. But the neighborhood was lovely and quiet. We felt very safe and could walk to many places. **Only suggestion for house was to supply a small bottle of dish soap and a sponge for renters. That was one thing I didn’t plan on my shopping list and had to make a special trip for.

Disappointed

Upon arrival, we were only given the pad lock code for the door (having to call and ask for it and any instructions, etc). Once we pulled up to the neighborhood there was a gate that needed a code- weren’t given. Had to call, again. The home was clean and would have been more enjoyable but during our stay none of the codes we were given worked. We were constantly on the phone/on hold waiting for information. We had rented a golf cart for our stay (didn’t know that was prohibited in their HOA rules because we never received any information), by the third day they tried to tell us we’d have to pay a fine if we didn’t get it removed, we had one person show up one day (while our kids were napping) saying they were there to clean the carpets, they removed our washer the second day (saying they’d have a new one delivered that day.... never came) they tried to deliver it the following day, (again while kids were sleeping, never a scheduled time, said they would schedule a time and come during those hours... never did... so we didn’t have a washer our whole stay. Had to re-use musty, sand covered towels) the tv downstairs had a broken leg on the stand (it almost fell on my one year old) the only reason they came to look at it is because they were there ANOTHER time (again while kids were napping) to check on the master bathroom closet that doesn’t shut all the way. A maintenance worker came two days later than he said he’d be there to fix the tv stand, was in the house for over an hour trying to fix it (said he was given the wrong screws) so he took the tv and said he’d be back in ten minutes with a new tv (hour and a half later returned with a 15” tv screen), it also rained most of our trip so the family room television would have been nice to have. The management was so poor and when paying money for services, it should meet/exceed expectations and if not, taken care of with professionalism and urgency; neither of which we received. Very disappointed! Our family loves Grayton beach/seaside but will never stay at another Ocean Reef property again. I recommend renting a house with another company.

Seabiscuit Stay

This is our second time to stay in this home. It is a wonderful location with easy walk to the beach. The property itself is beautiful and well maintained. All of the essentials are provided and there is plenty of space. The house management team was helpful in any needs that we might have and even checked in on us during our arrival. Our family would highly recommend this home to any future vacationers.

Perfect location!

Seabiscuit was a perfect house for our family of four. It is far enough away from the hustle and bustle of seaside but close enough to the charming town of grayton. We rode bikes to seaside and blue mountain creamery and even made use of the bike trails adjacent to the subdivision. There is a long walk to the beach but the house provided a wagon and back pack beach chairs that were really helped. There is a small pool right next to the house which would be great for young children. Very comfortable house with lots of perks.

Great location, wonderful home! Well equipt kitchen as well

I would honestly give a 4.5 if possible. The house was located extremely close to one of the pools, as well as the path to get to the beach! It took maybe 10 mins to get to the beach but the walk was really nice. The sun wasn’t beaming down because most of the path was covered by trees. The house overall was very nice. I had an 8 month old that stayed in the downstairs room with me. It was surprisingly quiet, despite many other family members in the house. The house has basically anything you need for a kitchen - MINUS a decent sized garbage can. I know it’s minute but it was necessary for the 10 people the house could sleep! The gas fire pit was a plus. Wish the back screened in porch was bigger, though! Overall a great place! Loved the house.
