We have visited Camp Cotter two summers in a row and plan to come back next year. The view can’t be beat and having the boat ramp and dock is very convenient. It has been a great place to make family memories. Jim couldn’t be a better host. Very kind and quick to respond to questions.
Our family had a great week at Camp Cotter. The beach and fire pit were the highlights of the stay and the sunsets were stunning! It had everything we needed and Jim, the owner, was very responsive.
We absolutely loved the lake front property. The boat ramp made it very easy to take jet skis in and out of the water.
I thought we’d venture out and do some other activities in the area but we spent the whole week swimming, boating, paddling, and relaxing.
There is a large beach area, fire pit, and beautiful deck. The sunsets are gorgeous.
The beach at this location is very shallow. You can walk out pretty far and the water is only chest level, which is nice for younger kids.
The house had everything we needed. - although you do need to bring all of your own linens, paper goods, and towels.
Highly recommended for a quiet getaway.
We thoroughly enjoyed our stay here with our 21mo grandson and pups.
The home is comfortable for all. Front deck and furniture for coffee, dinners and reading.
Beach front is perfect for toddler and water access. The water is great sandy bottom to walk out quite a way. Owner is very responsive to all questions. There is a boat dock but ramp very shallow to back trailer in far enough. Neighbors were so kind. We did take boat out at Lakeport Landing. Sunsets are beautiful and fire on the beach at night. We look forward to another family stay here next year.
My husband and I & our two dogs had a wonderful week staying at Camp Cotter on Lake Ossipee! The house was spacious for just of the two of us, and we loved hanging out on the deck, especially to watch the beautiful sunsets. Both dogs had a blast jumping off the dock, and the water was so temperate. We loved the large beach area, and enjoyed exploring the lake in the kayaks. Jim was responsive to any needs we had, and quick to reply. We certainly want to return next year!
Overall, we are very happy with our stay here. You can’t beat the view and the spot on the lake. You have your own section of the lake and there is a great sand area in the backyard. There are people that walk the beach it’s not technically yours and private but it does feel like your section and it also has a boat dock.
It is dog/pet friendly and there is a huge line that extends from one side of the backyard all the way to the other so dogs have free room while leash pretty much of the whole backyard. It doesn’t go quite to the water but it is a very big area and we appreciated they hooked up this line and our dog did too!
The neighbors are very nice and the area is generally pretty quiet.
The house is pretty rustic with the furniture and decor from the 70s, 80s, 90s so as long as you’re not looking for a upscale modern Lakehouse you should be fine with it. The kitchen appliances are updated but the microwave needs to be replaced it smells very burned inside and there is some rust from previous renters.
There is a fire pit in the back and we enjoyed having a fire watching the sunset every night and there is some small wood that was provided to help get the fire started that we appreciated.
There is also a kayaks, and a canoe and a float for you to use as well
In the morning, the sun is behind the house and it is very cool but in the afternoon the sun is directly going onto the house and in the windows so on a very hot day the house gets very hot so you have to keep the shades shut. There are air conditioners in the two upstairs bedrooms /!: an air conditioner in the downstairs bedroom but not in the main living area where the living area/dining room/kitchen area is so we brought a standing portable AC from upstairs to the downstairs to help with that.
Overall, we appreciate the owner didn’t have a week minimum like other places as we are unable to do that with a baby and various other reasons so we are definitely interested in renting here again!
We loved our trip to camp cotter! Jim was so accommodating and communicative, and the beach and location just can’t be best. Boat rental is a must as we had so much fun exploring the different areas of the lake. Will definitely be back.
This home sits on the beach and overlooks the sunset over the water. We had an excellent time. Everything this family of 5 needed to have a relaxing vacation. This home does not disappoint.
The house had stunning views of the lake and the mountains. Sunsets are amazing and the house had everything you need. Kayaks and life jackets were a great plus. We really enjoyed our stay and wished it was longer. It is a bit remote from everything, but the town of Freedom offered good take out options, just 15 min away. The owner was very easy to deal with. Overall,, we highly recommend and wish we had that view too!
We were so blown away by this house, it is the perfect lake house get away! The house has everything you need and more. The views are insane, and the sunsets may be the most beautiful ones we’ve ever seen. The private beach was incredible, and it was very quiet and peaceful. The kayaks and canoes were really fun, and our entire family enjoyed being there. It is an easy drive to get Into town for food, groceries etc. We loved this house and will definitely be returning in the future.
This property is amazing. The beach and yard is beautiful and so relaxing. Our family of 4 truly enjoyed Camp Cotter and would go back for sure!!

Just perfect!
Celebrating our 35th Anniversary and wanted to do something peaceful and beautiful to bring us back to our years of boating but wanted to do it with our 2 dogs. Almost 2 years old, this was their 1st long drive, swim, boat ride and stay away from home. They and everything was perfect! Camp Cotter was great. Absolutely comfortable and cozy. The best views from the lake by far. Jim was great. While we were busy planning and packing he was watching the weather and offered to let us come early to get the best days. We did and it made the vacation. Many great memories created. We will definitely go back and recommend to friends and family. Thanks to the Cotter's!

What a FIND!!
9/20/10 Just returned from a long weekend at Camp Cotter. It is everything the posting says and MORE.
Clean, comfortable and has everything you will need, even a runner for the dog!! Owner very friendly and helpful. Our boys had a great time fishing (easy put in for the boat) and the dog loved chasing the ball into the lake! Hardly any people there so it was very quiet and peaceful. We saw loons, Canadian geese, ducks and even a few seagulls out on the lake. Very bold red headed woodpecker hanging out next door... entertaining to watch! It was sometimes warm enough for shorts but also cool enough for a fire. We did bring our flannel sheets just in case and we were happy we did. Check out Monkey Trunks in Chocorua...looks like fun, might try it next time!
Hannifords in North Conway has a MUCH better selection than the one on Rt 16 especially if you're looking for organics or whole foods.
The only thing we wish we had brought was a couple of baby gates for the stairs to keep the puppy on the deck without worring he would run off after those chipmunks. You won't be sorry if you rent camp cotter!!

Relaxing Retreat
This was just what we needed! We (boyfriend, dog, and me) rented the cabin over Labor Day weekend and it was great. The first two days were a little windy due to Hurricane Earle but the days were still beautiful. Great beach and beautiful views of the mountains over Ossipee Lake. The house was very well maintained, stocked well with supplies, and had a very cosy rustic feel. especially when using the fireplace. There is a fire pit on the beach as well. We will definitely be returning to Camp Cotter!

Summer Vacation - July 2009
I recently spent a week at the Cotter Camp house with my wife, 7 month old son and 17 month old yellow labrador. The sunset view is amazing! We enjoyed sitting on the deck each evening. The lake was warm and shallow, which provided safe swiming for all of us. The wind seemed to pick up in the afternoons, which was a nice as the weather was on the warm side and the breeze was a sure welcome. The wind also kept the mosquitos at bay, but I would recommend bringing the bug spray for those early morning and late evening walks. The house was very clean and provided ample room for the four of us on the main level. If you are looking to get away from the hustle and bustle, this spot will certainly accomodate. It's a little bit off the beaten path and actually off a dirt road, which adds to the charm. It was a pleasure dealing with the owner who made renting the house as easy as 1-2-3.
