About this property

One House to the Sand

Beautiful sunsets and awesome panoramic views await you just steps from this Newport Beach vacation home on the Balboa peninsula. This vacation home is the lower unit of a duplex and is one house away from the sand, walking distance from park, basketball court, tennis court, and Newport Pier on the boardwalk.

If you need a larger place, our upstairs (4 bedrooms) may be available some weeks during the Summer: VRBO Listing #852330

This is not the typical vacation rental. The house is clean and comfortable. The lot is 50% larger than normal. If you enjoy music, the property has a state of the art audio / video system. Wireless internet also provided. If, you have small children, the house has been professionally child proofed.

A sliding glass door opens up from the living room to the patio area where you can read and relax while enjoying the ocean breeze on the 600sq foot tiled patio.

If you enjoy eating out, there are 50+ restaurants within walking distance. Our guests are always happy with the accommodations. My favorite activity is sitting on the patio with a newspaper and watching everyone riding, roller blading or just walking by.

In summer, winter, spring, or fall, this NON-SMOKING vacation home is definitely all about location, rest, and relaxation. Step out to the ocean and watch the dolphins swim by or enjoy views of Catalina Island.

Master Bedroom has King bed. Second bedroom has two single beds and a third single pull out (trundle) under the single by the window. In addition, basic starter kitchen, bathroom and laundry supplies are provided. There are no silly extra fees for laundry, cleaning, linens, etc...

The house is professionally cleaned after each guest. In the summer we enjoy opening the windows and letting the ocean breeze roll through the house.

This vacation home includes a carport and a second car can park behind the carport. The property also includes boogie boards, beach chairs, beach towels, umbrellas, beach toys, and coolers..

You will be walking distance from great restaurants, live music, and shops in the heart of the peninsula. If you are looking for activities, there are plenty to choose from - walking along the ocean, biking, roller blading, boogie boarding, surfing, sailing, boat rentals, whale watching, trips to Catalina Island, fishing, shopping at Fashion Island or South Coast Plaza and more.

This rental is just 15 minutes from John Wayne Airport, 20 minutes from Disneyland, California Adventure, and a short drive from Los Angeles International Airport, Sea World, San Diego Zoo, Hollywood, Universal Studios, Knotts Berry Farm, Long Beach Aquarium, Queen Mary, Getty Museum, and many other tourist attractions.

Unless otherwise agreed in writing, the check-in time is 1:30 pm and the departure time is 10 am.

Please be advised that this is NOT a party house. My family lives in the other unit.

Have a nice time, use the beach, have a barbeque, get some sun and relax. We hope that you will come stay in our beach house and enjoy all that Newport has to offer.

This property is just a few steps away from the beach. You can hear the waves! It was clean and great for relaxation. The TV was a little hard to use to many remotes, and maybe they could add another TV in the master bedroom. But overall the property is great for the price we paid.

Perfect for our family gathering
We had a fantastic stay! Yasmin was very friendly and helpful. We couldn’t have asked for better hosts. We were able to cook, eat, and relax as a family. Being that close to the beach afforded us plenty of opportunities for great walks. Incredible sunrises and sunsets. My family’s favorite part of the stay was the patio. We had lots of family time and enjoyment out there.

Great location, great property! Listing is accurate. Would definitely stay there again. Newport Beach is all about outdoor spaces and this place did not disappoint! View of sand/beach from patio and this time of year you can see the sun set from space.

We have stayed at Newport every year for the last decade. We just tried this place for the first time and it will be our new spot to go. The hosts are so responsive and helpful and went above and beyond with recommendations and accommodations for our family and kids. We always stay close to the sand but for the price this is the closest with the best view! The patio and great room are huge and perfect for hanging out and relaxing or eating dinner/ enjoying a drink as the sun sets. The boogie boards are actually nice and straps still attached. So many sand toys and chairs! Kitchen is fully stocked and beds are comfortable for sleeping! Only downside is we need to plan ahead because it’s booked out so far!

We had a great week in Newport. Yazmin and her family were perfect hosts. The location was perfect and the home was even better than our expectations. An unexpected bonus was the addition of 2 adorable golden retriever pups the owners had just received. It was a treat getting to interact with them if we happened to see them coming in from their walks. Looking forward to staying here again in the fall.

Short winter visit.
We had a great stay at Yazmin and Robert’s house in January 2023. The house is comfortable, spacious and very clean. Plenty of kitchen supplies and good quality beds and linens. Outdoors seating area was beautiful and there were plenty of beach toys, chairs and umbrella. Yazmin and Robert were also very kind hosts going above and beyond with some last minute travel hiccups. We would highly recommend this house and will be returning to stay again soon!

We thoroughly enjoyed staying in Yazmin’s rental. It was clean, spacious, and well-equipped. The beach bikes were great fun and the patio with its fire pit was a popular respite in the evenings.

Great location near market, pier. Cross a one way street and you’re on the beach. Stocked with lots of kitchen items and towels, beach chairs, etc. Bbq was available. The owners were great. I highly recommend this site.

Top notch rental
This is an excellent first floor property - it is very well equipped, is well maintained and cleaned, and has much more than expected kitchen equipment and house supplies. The location is great - on a quiet street, one block to a less busy section of the beach while still very convenient to the pier area and restaurants. The patio is large, very nicely equipped, and has a sight line to the beach and ocean that provides some atmosphere. The owners are very responsive and helpful. We will gladly stay here again, and recommend it.

The patio is fabulous. We spent much of our time on it. The condo is spacious and 1/2 block to the beach. This is the best-stocked rental I've ever stayed at--bikes, beach chairs, sand toys, ample linens, fully stocked kitchen...There is a very nice bathroom outside with a washer/dryer, new shower and toilet. I needed help lighting the fire pit and the owner was down in literally 2 minutes. We WILL stay here again!

We are a family of four. I've lived on the penninsula for 30 years and in this house for 19+ years. Each year we rent the upper unit where we live for two weeks while we go on vacation. We usually rent to another family wanting to enjoy the beach.

Why they chose this property

I've always wanted to live by the ocean. It brings a sense of balance and renewal to everyone who visits. I chose this property because it a 50% wider lot than the normal property, it is a corner lot with a direct ocean view and it is one house to the ocean.

What makes this property unique

This property is set up as a home, not a rental. Spices are in the cupboards ready for cooking. No silly extras like paying for laundry. The furniture, carpet and decor and appliances are all setup the way we want to live. We commonly look outside and see dolphins.
