Flip Flops and Tank Tops is a spacious 2 bedroom home which sleeps 8 comfortably. Flip Flops and Tank tops has 2 living areas with a wonderful ground level screen room with a semi private dock we share with one neighbor and spectacular views of the bay and the gulf. We replaced all the flooring in the house in November 2016. You can park your boat right at your finger tips. Our kitchen is well equipped with everything you need to fix a beach dinner and for playing outside we have 2 kayaks, a tandem bike, and for the kids there is an x box upstairs to play games or watch movies. Take long walks on the beach a paddle on the bay or a ride down to the State Park on the Bike bath.
We are conveniently located between the Scallop Cove and Cape San Blas Trading posts for anything you may have forgotten at home.

Great location

Perfect location between the bay and the beach. We could easily enjoy both in one day. Loved having the dock to fish from. The house came with everything we needed. The 2 kayaks and tandem bike saved us from having to rent them for the week. We used our bikes to shop at the trading post, have lunch at St Joe Shrimp, and stock up on bait.

Perfect little escape

We adore this place and think it is such a great location on the bay and close to the beach! The bay is just beautiful both at sunrise and night. We live for the sunrise views in the morning from the living room/kitchen and deck. The wildlife never disappoints and it is always fun seeing the Bald Eagles, starfish, hermit crabs, etc. This time we even got to witness a dragonfly migration! You can easily walk to Weber's donuts and the Trading Post. The space is perfect for our family and the kids really enjoy their own space upstairs. Matt is such a super host and incredibly quick to respond to questions, etc.

Spectator Bay View

We loved watching a full red moon rise over the bay as well as the glorious orange sunrise every morning! Launching our kayaks was super easy. We saw a huge sea turtle, lots of rays, horseshoe crabs, jumping mullets, egrets, eagles and herons. Matt was very easy to work with and the house was everything we needed.

Beautiful sunrises

This was one of our best family vacations loved the house and everything it had to offered. My husband really wanted to have the bay behind us instead of a beach front house and I am So glad we booked this one. The porch and sunrises we just SO BEAUTIFUL. If you are staying here, set up and alarm and wake up to enjoy those sunrise. We got to paddle board, see sting rays, go kayaking. We cannot wait to come back.

Incredible Beautiful Comfortable Stay

Perfect location

This property displayed the best Cape San Blas had to offer. There was a perfect view of the sunrise from the back deck. It was a short walk across the street to capture the sunset. The access to the bay was ideal to explore in the kayak. The easy access to the beach allowed us to pack light. We just grabbed a beach chair and a towel. Then we walked across the street to set up on the beach. Just a note to future guests. If you plan to cook make sure to bring bring all your ingredients. There was only salt and pepper and some sugar packs. Also the bunk bed was very squeaky. So one son sleep in the bottom bunk and the other used the rolling trundle. Overall it was the perfect house for our family. We will definitely be returning to explore more of Cape San Blas.

Great communication

We had a couple issues but Matt immediately rectified them. Very quick to follow up. House is a little small for 10 people. But close to beach and overall very nice. Dock was great for kayaking/paddle boarding in bay, as well as fishing. Enjoyed our stay!

Perfect for our family

Never been to Cape San Blas but wanted to visit. We were looking for a house on the bay with boat slip. This place was perfect! It has a stunning view of the bay from the living/kitchen area and the outside deck. Upstairs was just right for my son, his wife and three children. My husband and I took the downstairs bed room. We traveled by boat all around the bay and it was like visiting paradise. We called Matthew at least twice asking boating questions, he answered every time and was a great host. We all loved your place and will be back!!

Accommodating is an understatement.

Matt was an exceptional host. The property was stocked with everything you could want and more. Bikes, nets, buckets, chairs, kayaks, out-door games, and dog care items as well. We did not need to bring anything but the cooler, poles, and swimsuits. We felt very much at home. I will definitely rent from him in the future.

Wonderful home on the bay!

We absolutely adored our stay at this property in Cape San Blas. The Cape is always our go-to vacation spot but this was our first time staying bay-side. This spacious, clean house had everything we needed to enjoy a relaxing vacation and the property manager was a joy to work with! Will hope to stay here again!

Location, location!

This house is nestled up to the bayside with a brand new stone walkway to the dock where we fished everyday along with kayaking the bay. The view was absolutely beautiful every morning and evening! The beach is across the road, a short 5 minute walk. The house was comfortable and had everything we needed for cooking our meals. There’s a big deck overlooking the bay as well. We were curious about all the bird wildlife and experienced dolphins, starfish, crabs, fish and even a shark on our journeys around Cape San. Blas. Bring your bikes! We all fit nicely into the house and had the use of three warm showers, as there’s one downstairs after the beach days. A screened porch is below the deck as well with a big table for 6. The couch converts to a big double bed, and the master bed was very comfortable. The kids and teens fit upstairs on the bunk bed with a third trundle tucked underneath. Plus there’s a double bed upstairs and fully remodeled bathroom with a large, tiled shower/bathroom. The wall of windows gave us the most beautiful views every morning! We can’t wait to return!

Amazing family getaway

We decided to zip over to Cape San Blas from the Rosemary Beach area with our kids for my birthday. This home was everything we dreamed of for our trip. The place was very clean, we had everything we needed to grill outside or bake inside. The outdoor shower, two screened in porches, covered parking and floor plan of the home were awesome! Sharing the pier was no problem and the pavers on the path to the pier and around the fire pit are awesome for barefooted kids. We caught red drum, sea trout, a mother in law fish and several other smaller fish right off the dock. We saw crabs and starfish and lots of birds-even an eagle couple right outside the house. A friendly box turtle also visited. The kayaks and paddle boards offered even more fun! The options for the beach, the bay, restaurants, bait shops, boat rentals, and the trading company were all we needed. We ate at Shrimp Co, Cat5 and Indian Pass Raw Bar while there and loved it. Don't forget to get Weber Donuts-they are open until they sell out or they are worn out. :) Small town life with amazing beach life and bay life. Book it! You will love it!

Great family vacation Spot

Fish in the backyard and hop skip from the beach in the front . Enjoyed the stay . Everyone was Comfortable w sleeping arrangements and the kids really enjoyed the bunk bed/trundle. Love the spacious table to dine together . Stores all in walking distance . Great seafood market to the right . Everyone was very nice & helpful . No problems w neighbors. Owner was very fast to reply if we had any questions and we forgot some laundry and they we’re willing to mail it to us . Overall , great spot for family and friends . 👍🏽👍🏽👍🏽

Great location

Matt and Debbie’s property “tank tops and flip flops” is the ideal home for anyone looking to get away. We’ve stayed at three of their five properties and while each home has their own charm, I really Enjoyed staying on the bay side. The home is very spacious and can accommodate a large family. Our 8 month old enjoyed walking in his walker on the back patio and main living room. We called Matt with a question upon our arrival and he had the solution fixed with an hour - thanks Sharon! On this trip we had 2 adults, an 8 month old, and our dog. The dock and bonfire pit was the the highlight of the trip. If your interested in fishing off the dock, Keith at Scallop cove bait and tackle can help you with whatever you need - it’s a quick .30 miles or 5 minute walk. We caught red drum, trout, and catfish! Port St Joe Shrimp Co is an excellent choice for lunch - also walking distance 0.30 or 5 minutes west of the house. The house is perfectly settled in the middle of the cape and you can access anything with just a walk. The Cape Palm Park is a public beach access point 1 mile west of the house (turn right from the driveway toward the state park). Tips: bring bug spray and go visit the beach through the Salinas Park entrance. Enjoy the sunsets from the balcony that faces the gulf - absolutely beautiful! We will be back.

Great Views

This property provided everything we needed. Outdoor space was diverse, covered parking, room for boat trailer, screen porches on different level, plenty of seating with views of the Gulf(front) and Pig Bayou (back). Dock was great for my boat allowing easy access into the bay. Water was less than 3 feet in many places, so shallow draft only. Inside was laid out very efficiently. One family stayed on the main floor and the other upstairs with the bunk beds. Hosts even provided dog bowls, bed, and blanket for our furry friends. Kitchen had all the utensils and cooking pots and pans we needed, including boiling shrimp we bought from St Joe Shrimp company (a 2 minutes bike ride away). Host was very responsive, and proactive in reaching out to make sure we had everything we needed. Would love to come back soon! **For those new to visiting the Cape, property is ~25 minutes from town but the two general stores had most of everything we needed though. Many of the restaurants on the Cape do close early if you plan to go out.

The BEST Beach & Fishing Vacation EVER

We stayed at this beautiful home, it was our first time to Cape San Blas. VRBO did not notify the owner of my PAID reservations until when we had already arrived. Thus meaning the house was not intended to be rented and it still needed the cleaning and such. We spoke directly to the owner, he is AMAZING, We worked together and he busted his butt to get us squared away. We couldn't check in at 4:00 like intended but we were in the house by 7:30. The location is amazing. So Close to the local grocery shop, exit the house to the left is a pier to fish and kayak into st. Joe's bay, walk out to the right and its a 5 minute walk directly onto the beach! My teenage boys fished the ENTIRE TIME! We HIGHLY recommend this HOME and will be STAYING THERE AGAIN IN THE FUTURE! 5 STARS
