We decided to take a chance and stay here because the room rate was so cheap. We knew not to expect it to be anything like a Hilton and the other reviews mentioned it was next to a loud Beach Club/Hostel. The first night there it was extremely loud because there was a big party for the Holiday at Mayan Monkey. Luckily it was only the one night. There was music most nights but it did not keep us from sleeping but I could see how it might bother some. However the rooms were clean and we had a private beach which was the best part. If you’re looking for something fancy , this is not it. But if you are looking for a private beach that is mostly quiet. This is a little gem. A little paint and nicer linens would go a long way to making this a better place.
We enjoyed our stay for the most part. Like other reviews have stated, there is very loud music each night until midnight or after so if you don’t mind that then this is a very reasonable place to stay. Roberto was really nice and helpful and the young lady that cleans the room was very sweet.

3 weeks at Mar y Sol Departamento 4
This was our first time staying at Mar y Sol, but not our first visit to Isla, we've been coming for years. I did a lot of research on Mar y Sol--what I could find. So I hope this review may be helpful to others.I asked the host a lot of questions before booking as I could not find the answers on the listing. He was very quick to respond and answer my questions.We were not sent a welcome guide so we had no idea how/where to check in, wi-fi password, etc. Our room was not clean when we arrived even though we arrived after the 3pm check in time. After talking to other guests, we got the wi-fi password and Roberto, the maintenance guy, got us to our room. We were in room 4, second floor of the white building. Decor is very plain but the bed was comfortable. We never did get hot water to the kitchen sink but we were happy to have hot water in the bathroom as other guests that were there for 2 weeks never had any. We weren't sure about how to go about getting drinking water--so we'd ask Roberto or Jessie, the maid and were always able to get it. We knew going into it that the Mayan Monkey hotel next store would be blaring music all night--and they did. Ear plugs didn't cut it. We also didn't know what to do to check out so we just left the key on the table. We arrived on a Saturday and didn't have maid service until Wednesday, which was fine, but it would have been nice to know if there was a schedule or how it worked. Beautiful ocean view and lovely flora and fauna made it!
We stayed in D4. Walls should be all freshly painted, and kitchen and fixtures updated. No essential utensils in kitchen. Pool was very nice. Beach had beautiful sunsets, but the water is not really swimmable. Very mucky bottom. Nice view of Cancun from the patio.
We arrived at Mar Y Sol not having been there before, although we've been traveling to Isla Mujeres for many years. We liked the price and the photos of the facility. Some of the reviews we read were a little shakey. The pool wasn't quite up to snuff, the beach was mucky and not swimmable, the loud music next door at a beach club pumped wall shaking dance music until 2 AM, and a couple of other complaints. We found almost none of this to be the case. Yes, the beach club next door did play thumping dance music, but our AC pretty much masked it, and after a while, it kind of faded into the background and we hardly noticed it. That being said, we found the property to be quite charming. Our apartment was certainly of the efficiency variety. Small eat-in kitchen well equipped with what one needs.. We never cook on Isla as there are so many incredible favorite restaurants on the island that we don't care to cook. The bedroom was fairly large with attached small bathroom with a great shower. The bed was quite comfortable. The balcony overlooking the beach was plenty large. The grounds were lovely with lots of plants and trees. The beach was excellent and not mucky at all with plenty of beach chairs. We spent a lot of time on the beach. The staff is responsive and friendly. The pool is small, but very nice and well maintained. We really had a wonderful time here for our two weeks and would come back. I wish we could include some of our own pictures in the review.

The apartment was clean but the surrounding areas could be better. The noise from Nomads and Zaza was awful. Music until 8am the following morning. The music was so loud it was shaking the walls. Definitely not staying here again.
I was in the newer building, which was excellent. The other buildings are older, but still clean. The new building is next to a Nomads resort, which is just expanded directly next door. The music goes on pretty much every night and is very loud. Unit number four it was awesome and the location is great but if you’re looking for peace and quiet, this is not your place. I was told that there was occasional loud music at night. It was definitely the other way around. There was occasional quiet at night.
We enjoyed our long stay (8 weeks) however there were some disappointing things that leave me with mixed feelings. On the positive side,
1) there is plenty of space outdoors, poolside and on the beach, something that is pretty rare on Isla. We especially enjoyed the view of Cancun Bay and the ocean breezes from our patio.
2) the onsite, live-in caretaker (Roberto) is amazing. He works from dawn until dusk assisting guests and fixing/maintaining the grounds and buildings. He responds very quickly to any requests made.
3) Grocery stores, laundry services and a variety of restaurants are reasonably accessible on foot or by bus or taxi.
On the down side
1) Swimming out from the beach is pretty much impossible. There is SO much sea grass, and the bottom is very soft, mushy and shallow making it unpleasant, so you have to go to the neighbour properties to swim from the dock.
2) The lack of swimming in the sea makes the pool essential for cooling off, however pool maintenance was very inconsistent. In the first month of our visit the water turned green 3 times. I personally only observed pool service staff using the net to skim grass and leaves from the water, and this was something frequently done by us guests. The pump was turned off more than it was on. It seemed like true service was only done after I messaged the host to advise of the problem, and then someone showed up to properly clean. The second month was better and that was when I witnessed back washing, vacuuming and more consistent running of the pump. I hated having to be the kind of guest who is always complaining, but the service didn't seem to happen otherwise, and it did get results. I would have been very upset if I had only stayed a week or a few days and the pool water was green during that time.
3) There is an enormous amount of sea grass that washes ashore with each tide cycle. Fortunately no sargassum like in other areas of Mexico, but normal sea grass creates a smelly mess too. Roberto did his best to rake and remove, but with so many other tasks, it couldn't be done daily. I feel the property would benefit from hiring someone to do this task on a more frequent basis as I observed occurring on the neighbouring properties.
Great location on southern end of Isla. A short walk to Nomads, Captain Dolces, and a great Japanese restaurant,Samura, just accross the street.
Roberto and Maria are delightful people who took wonderful care of us during our stay.
Will stay again!
We had a great time at this property. It was very clean. Our king bed was very comfortable. The layout of the apartment is a great use of space. We used the deck a lot! Had a great view of the ocean and Cancun. The pool was very refreshing. We had everything we needed! Would definitely stay again! Staff was very friendly
