Full/Queen sleeper sofa in the living room, there are 2 pull out chairs that are most comfortable for kids to sleep on, (not recommended those for adults)
The Space:
Step into our beautiful, spacious and BRAND NEW 3 bedroom, 2 bath home in Nashville’s trendy Wedgewood- Houston neighborhood! With a careful eye on design, we’ve used a vibrant mix of rich colors and textures throughout to make it just come alive! Built in 2018, our 1,915 square foot contemporary home is a perfect getaway for your stay in Nashville. Our home has been thoughtfully decorated and set up with all the amenities you would find in a hotel...but better :) (Please see our complete amenities list on the listing).
**PLEASE NOTE: Absolutely NO decorations may be adhered to the walls, fixtures or furniture. Failure to follow this will result in a fine!
Our home will offer you a beautiful place to start your day and a comfortable retreat at the end of the day. There are plenty of sleeping options throughout the house so everyone us sure to find a nice comfy spot. Bedroom 1 (level 1): King bed, closet and ensuite with shower; Bedroom 2 (level 3): King bed, twin sleeper chair, closet and ensuite with tub/shower combo; Bedroom 3: King bed, twin sleeper chair, closet and ensuite with shower. PLUS, the living room offers a Queen Sleeper sofa with a half bath.
Although we don't serve breakfast, there is complimentary coffee, tea and light snacks.
-Super comfy brand new 12 inch memory foam mattresses
-Central Heating, Cooling, and Ventilation system.
-Kitchen fully equipped with cookware, dishware, some spices, etc. Drip coffee maker with some beans and a coffee grinder to get you started.
-Laundry room with full size, brand new washer and dryer available for guest use!
-Parking for 2 cars ONLY. Parking is allowed in front of our garage doors marked “E”. Please respect our neighbors and do not park in front of their garages.
-Dining table for 8 plus a counter height island with stools in kitchen area to gather for meals, games, or to serve as a work desk.
-Comfortable and stylish living room to hang out in and watch TV on a 55 inch flat screen Smart TV. Provided is approximately 50 channels from our digital antennas, Netflix, Hulu and other apps can be accessed. ( we also have a TV in the master as well as the bonus room! )
-We provide some coffee beans, creamer, sugar, light snacks, some water bottles and sparkling water to get you started.
-Fresh bed linens provided. We layout towels, wash cloths, travel size shampoo and shower gel on each bed. 3 hair dryers, one iron & ironing board, *initial round* of toilet paper, paper towels, & coffee provided, if you need more, you can stock up from the nearby Kroger grocery store 2 miles away.
***HOUSE RULES/AGREEMENT MADE UPON BOOKING***
A great deal of passion went into decorating our Nashville home so that it would be both beautiful to behold and beautiful to experience for ALL. We assume all of our guests will be respectful and excellent, but we still want to make sure you understand our rules and expectations so we're all on the same page. Please help us preserve our house for yours and others' future stays by accepting these rules before you book:
-There is NO smoking allowed inside the property. If smoking outdoors, please keep doors and windows closed so the smell does not enter the house.
- Absolutely NO pets whatsoever allowed ON or IN the property. We and other guests have severe pet allergies and we want to keep this property pet free.
-Absolutely NO major parties. If you're looking to book our place to throw a party, this is not the home for you. We're ok with small celebrations with the allotted amount of guests allowed/booked for (no more than 12).
-Guests may not sit on or lean over balcony railing.
-Guests must use provided handrails when using stairs.
-Decorations: Absolutely NO GLITTER and NO CONFETTI. Any decorations you put up must all be taken down including any tape residue. Any tape residue or damage found on walls do to your decorations may result in being charged.
-Please leave the house in the condition you entered it in. THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The fee is to cover the expense hiring our awesome cleaner to clean all linens, kitchen, bathrooms, living areas, dusting, and up-keeping the house. It does not include her cleaning up after any disrespectful messes left behind. Please follow easy check-out instructions we'll have provided you. If you follow those, you’ll be in good shape.
-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items MAY result in withholding of deposit. We are reasonable people and will understand if accidents happen, but please do not try to "hide" it from us as we want to make sure everything is taken care of or fixed before our next guests come to enjoy our property.
-RESPECTING OUR NEIGHBORHOOD. Remember, you're not renting a hotel room, you're renting a house in a neighborhood where people live. We ask that you respect our neighborhood and neighbors by keeping your exterior noise level down at ALL times during the day. ANY complaints received from our neighbors (whether noise or just being a disturbance in any way) will result in withholding of deposit.
-Internet Use: NO illegal downloading of any sort, no p2p file sharing. (we had to fine a guest for this because my internet company flagged the illegal internet usage and fined me).
DISCLAIMER:
-Additional guests outside of your confirmed guest count are not allowed on our property unless pre-approved PRIOR to your stay. -We have a zero tolerance policy on our property being used as a "home base" for parties or visitors to come & go.
-We have exterior cameras to verify who is entering our home.
-If you exceed your confirmed guest count, you will be asked to leave immediately and charged a $500 fine.
-Upon confirming your booking, you are subject to our House Rules, which include this disclaimer.

EARLY CHECK-INS OR LATE CHECK-OUTS:
Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on day before or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit.
The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.
LUGGAGE DROP OFF:
While we would love to be able to accommodate luggage drop off requests, there simply isn’t a ‘holding area” in our home that wouldn’t interfere with our cleaners ability to move freely during their clean. We recommend you contact Stow Station.
The total price of the reservation is based on the nightly rate set by the host, plus fees or costs determined by the host or booking platform. Extra guest fee charged by some hosts for extra guests beyond a set number, which may fluctuate.
Guest Access:
Guests have access to the entire home and garage, with the exception to any locked closets.
The Neighborhood:
Wedgewood-Houston is a rapidly developing neighborhood with new businesses popping up all around. Downtown itself is only 10 minutes away making it easy to enjoy the city's top dining, boutique shops, and lively entertainment.
Getting Around:
Uber and Lyft are GREAT to use in Nashville. They're always about 2 min. away when you are ready to request, and you can get just about anywhere in Nashville for $10 or less. If you decide to rent a car, the driveway can only park two cars.

Other Things to Note:
** While staying with us, PLEASE make sure ALL doors are shut and locked when not in use! PLEASE do not leave any valuables in your vehicle if parked on the street. Nashville is a BIG city so please make sure to be vigilant with our property and yours!!

I'm available via messaging through the booking site during the entire booking process up until you arrive. I travel a lot so my friend, Steph, will be your point of contact DURING your stay in Nashville. She's just a text away should you need anything during your stay - please do not reach out to her PRIOR to your stay as you will be working with me (the owner).
