is a comfortable, informal daylight basement area with a separate, outdoor entrance from our personal residence upstairs. A new parking area gives easy access to the six steps down onto the brick patio, with outdoor dining area. French doors from patio invite you into the full kitchen, including dishwasher, full oven/stove, microwave, and refrigerator. In the living room, we have a smart TV. A small library is located in an area next to the 3rd bedroom. Browse and read from our library while you are here. Washer/ available. We have a $25/person/night charge after 2 guests. This charge shows up as a "Host" fee added onto the $60
cleaning fee.

Great people and accommodations

This large three bedroom apartment under the owners' house was very clean, homey, and thoughtfully stocked with many things renters might need. The separate entrance into the bright kitchen from the large patio lets in a lot of light. It's a short distance out of town, but everything in Missoula feels close, so though we'd planned to stay in town, we were fine being in this spacious place.

Perfect VRBO!

Perfect location, very clean, and plenty of space. Tom was very accommodating. Three separate bedrooms, and a very large living room and kitchen. One night we got back late and even saw some Deer on their property. We will be back!

Great Family Stay

Stayed here for a week with my husband, daughter and 3 granddaughters (5,7,9) while visiting family. The house was spacious, comfortable and very clean. The girls enjoyed the large yard. Ample parking. Easy drive to downtown Missoula as well as access to I90 and routes out of town. Tom and Ann are warm and friendly and made us feel welcome. Responded quickly to any questions we had a gave us some good and helpful tips on getting around. We would definitely stay here again on another visit to wonderful Montana.

quiet family reunion

The property could not have been better for our gathering. It was like being at home. It had a great combination of indoor and outdoor sitting to visit and share meals. The patio was wonderfully shaded and cool in the late afternoon and evening. The surrounding area was quiet. There were open spaces to walk and a close by access to the river. We don't have very many family reunions, but we'd be back in a heartbeat when we do. Tom was a great host.

Return stay

This was our second stay at Tom’s place. The property is just lovely - quiet, clean, comfortable and it has everything you need. Plenty of room for our family of five. Tom and Ann are very accommodating - always trying to make your stay the best it can be. Would highly recommend this property. It is definitely a home away from home. Hope to return when visiting Missoula again.

Great Get Away

Relaxing. My wife and I wanted out of the Vegas heat. We couldn’t have picked a cooler place. Our daughter lives in Missoula and the spacious property made it ideal to host backyard BBQ’s. The Separate entrance from the main house made the property feel like it was our own. Could not have been happier with our hosts. They are attentive and communicate as if they were in the kitchen with us. Thanks for a great stay. We will see them again I am sure.

Fantastic Fly-fishing Trip

My dad, son, and I stayed at Tom and Ann's place for 5 nights while we fished the Blackfoot, Bitterroot, and Clark Fork rivers. The accommodations were spacious, clean, and very comfortable. Tom was very helpful and made sure we had what we needed and gave us suggestions on nearby restaurants. With deer and farmland around us, we felt like we were in the country. Nothing like sitting out on the patio relaxing after a fun day of fishing. We highly recommend to anyone staying in Missoula.

Missoula Marathon

Three of us did a road trip to Missoula for the marathon. This place was amazing. We each had our own bedroom and used the kitchen a couple of times. Super quiet at night, as well. Tom and Ann are lovely people and take pride in their home. We’ll be staying here when we come back.

Exceeds expectations

I can’t say enough good things about this place! It’s clean, quiet, comfortable, “homey”, spacious, well-lit, well-stocked…nice towels, nice bedding. Stayed nice and cool in the summer heat. Location was perfect for our kids’ soccer games: within walking distance of Fort Missoula Park. The hosts were kind, thoughtful, and welcoming. They went out of their way to make sure we had everything we needed and that our stay was a pleasant one. I definitely recommend this place if you’re ever in the Missoula area and in need/want of accommodations that exceed expectations!

Quiet Charmer

The Orchard Homes rental is charming, private and quiet. The hosts were very welcoming and helpful. We couldn’t have asked for a better experience, it felt as if we were at home. Everything we could possibly need was there. Very clean and comfortable.

Tom's place was ok for our group. Just needed some place to put our heads down. Be sure to read the fine print on how many people stay there and associated cost per person. They charge extra for each person over 2 people. not bad for the price though.

Comfy and convenient

Owner met us when we arrived. Snow removal was excellent and sand/ice melt was down. The owner obviously takes great care of this property- we felt like family. The kitchen was well stocked with dishes and cooking utensils. Lots of seating- 2 bathrooms both immaculate. This place was perfect for our family and the location made it easy to get any pretty quickly. We will definitely stay here again.

I am a retired high school math teacher. I grew up on a ranch in Wyoming.. I have done lots of construction and enjoy working with my hands. My wife is an occupational therapist and still works part time. We both enjoy meeting new people and enjoy hosting.

Why they chose this property

We are in a semi rural area away from the hustle and bustle of downtown. A horse next door and frequent deer in our yard. There are about 100 acres of state land across the street with miles of walking paths available. We are conveniently located one half a mile from the city limits. All of Missoula is within 10 to 20 minutes of our location.

What makes this property unique

We are about one mile from Community hospital and about 4 miles from St Patrick hospital. We are about one mile away from the huge parks and recreational fields at Fort Missoula. We are across the street from the Montana State Tree Nursery. The DNRC (Department of Natural Resources and Conservation/nursery) easily has 4 or 5 miles of roads and trails for easy walking to relax and stretch your legs. Wildlife include dear, occasional fox, seasonal geese, a rare racoon. This area is available for the public. You have a semi rural feeling with lots of space. A large yard available for lawn games. A bocci ball set is provided. Lots of parking available in front and also more private parking in the back of the house if needed. Horses next door. There is a huge garden in the back of the property.
