This place is amazing, especially for the price. One thing to keep in mind is that it is very small- which is to be expected, but there is a lot of stuff packed into it, which doesn’t leave much room for your stuff. I would recommend packing in plastic totes that can be stores on the balcony or putting empty suitcases back in the car. The view and location of this place was totally worth the small size!! I do wish they would trim the one overgrown tree so you can see more of that view.
My friend and I were absolutely charmed and had a wonderful stay at Fran's cottage! We loved that this place not only had the best views in town, but also many of the period details that so many vintage cabins and cottages have been stripped of. Like stepping back in time, but in the very best way. True that there isn't much storage, but it was quite comfortable for just the two of us.
Just a quick, scenic drive to P-town, and I'd much rather be out a few miles from the action anyway. We saw one of the best sunsets of our lives from that deck. I simply can't wait to return.
The advantages of this property are the beautiful views, fun location (just 10 miles to P-town), comfy beds and responsive owners.
There are drawbacks: The house is Very small -- the interior is about 450 square feet. There is limited storage -- most of the furniture is filled with the owner's property and/or locked. The only cookware was a small frying pan -- nothing else so we could not cook. Finally, no beach equipment.
We loved staying at the cottage. It is situated so when you look out the double glass sliding doors the bay fills your view including the lights of Provincetown. It is perhaps 100 yards down the stairs to the bay beach so the sound of the surf is ubiquitous. Our daughter and her fiance stayed with us for our first day/night and it was cozy but comfortable. We felt very much at ease as the cottage is well appointed with furnishings, dishes, cooking supplies, good air-conditioning (although it was only used when we first arrived), and a well furnished deck that wraps around the two sides of the cottage that overlook the bay and Provincetown harbor. We had a delightful time being a 10 minute car ride from downtown Provincetown, the Provincetown beaches or Head of the Meadow beaches and 20 minutes from Wellfleet or the Cape Cod Rail Trail's parking lot on LeCount Hollow Road. I cannot say enough to express how scrumptious our stay was and how easy and welcoming our host was to us. We have been coming to this part of the Cape for 32 summers and this was one of the most enjoyable 😉
Lovely view, excellent location, great communication
Overall, this was a lovely property to stay at, with a view that's hard to beat, and a location close to many Cape Cod icons. We enjoyed the excellent deck that had a wonderful view - all the way to Provincetown.
The property was well-cared for and very comfortable. The beds were comfortable and everything was clean. The communication was great and even a special request of ours was accommodated with ease. There was a lot of good information about both the cottage and the surrounding area provided. The parking was great.
A few notes to those who might be considering this cottage in the future:
*The owner has a LOT of stuff here - so don't count on having much space for yours. There is limited counter space in the kitchen, though the refrigerator is full-size and was mostly empty for us. We had to find spaces for our bags and so on underneath the kitchen chairs - when other reviews say this is tiny, it is.
*The description says it has a coffee maker, so we hauled our extra Keurig from home so we'd have good coffee - and when we got there, there was a Keurig. So know you might want to have k-cups along, not bagged coffee. We were prepared since we had our own.
We had a great visit and enjoyed this property very much.
We just got back from 4 nights at Fran's cottage & it worked out great for our fam of 4 (2 A, 2 Y - 9 & 11). The cottage sits above Pilgrim Beach Village cottages, but is quiet & private.
We planned to cook more than we did - but enjoyed our cape activities so much we only cooked once & wound up having big lunches in P-town & then back for ice cream later. The porch was great for unwinding at night & provided extra space. The cottage has enough space for us as a base camp in between trips to Herring Cove (beach & tide pool cruising), Provincetown (Dolphin Fleet whale watching, monument & museum visit, shark conservancy, shopping, & eating), High Head beach (seal watching), & The Causeway (hike across jetty).
Communicating with Fran is easy over text & any questions were answered right away. There is ample cooking supplies & utensils. There's the typical garbage bags, ziplocs & tissues, but if you use excessive amounts, bring some as well ($$$ at the cape stores).
VRBO says checkout is 10 am, but it is 9 am - small space packs easy so we were out by 9. Coffee maker is a Keuring (unlike pot shown in pics). Some of the furniture is different than the pictures. We have a large truck & the parking space fit us, but if there were more cars filling the spaces, it definitely could have been a tighter maneuver.
Our kids had a great 1st trip to the cape & Fran's cottage fit us perfectly!!
This cottage was the perfect size for 3 adults and one toddler. We all slept comfortably and relaxed in this tiny cottage “The Dolhouse.” This place is great for people who either want to do nothing and read in front of the bay- with fantastic views of the ocean waves and the Provincetown lights from your deck, or it’s a great place to cook dinner and relax after a long day sightseeing. Close to everything and nothing- the cottage itself is not in a commercial area but you could walk down the beach and grab breakfast at Top Mast Cafe or a local deli easily. The beach is a stone’s throw away. Highly recommend this place and hope to go back next summer! Thank you to our wonderful hosts!
This place is special. Enjoying that porch every day and taking in that beautiful view of the Bay and all that fresh air was Exactly what we needed. Loved having the beach a few steps away too. Wonderful and peaceful environment. Basic amenities. Good value. We’re leaving feeling re-charged and already wanting to come back.
I enjoyed every second of my stay here, I have absolutely nothing to complain about. I wouldn’t recommend it to anyone that might like to get a bit rowdy though, it’s the most beyond perfect place to enjoy peace an quiet, if that’s what you’re looking for this is exactly what you need.

Stunning Views with private deck. Waking up here to the ocean view was breathtaking!
We had a wonderful vacation here twice this year. Breathtaking views, private but super convenient to town, shopping, restaurants. Very private feeling up on the bluff even thou part of group of cottages. Convenient parking for two cars. For cottage prices this place feels like a home away from home.

A Slice of Heaven with Fantastic Views!
It was awesome - so relaxing and the views where to die for! Very charming and romantic as well - a stones throw from the beach - sunsets are breathtaking - we never left...home away from home. Great place to decompress and get away from the hustle and bustle of life. Thank You!

Perfect Summer Cottage
This beautiful cottage on the bay has everything you need for a perfect vacation getaway. It is relaxing, fun and the sunsets are just magnificent. The cottage is clean and well-kept and has all the amenities you would need - a well-stocked kitchen, outdoor grill, wrap-around deck and wi-fi. It is close enough to the summer events in ptown and around the cape, but isolated enough to get that much needed rest!

The owners have been coming to Cape Cod all their lives. This property was one of their first purchases. With expanded front views and new hardwood floors the owners are always trying to do a unique update every season.
