Beautiful Thatched Cottage Overlooking Hickling Broad

This 300 year old thatched cottage looking over Hickling Broad is full of character, with 3 staircases and some low doorways and modern bathrooms. The property was recently renovated with a air source heating system and insulated to provide all year round comfort. The four bedrooms are a double, a double and a single, a room with twin single beds and another bedroom with a sloping ceiling and twin single beds, there is a cot and a high chair. There are three bathrooms, two upstairs and one downstairs and a separate toilet.The kitchen is well equipped with cooker, dishwasher, toaster and microwave, a washing machine and fridge/freezer in the utility room. A large sitting room, dinning room and hall. Outside there is a thatched summer house, garden furniture a large double garage is Table Tennis great fun for friends and family. 4 mountain bikes, your own private dyke with a rowing boat for you to use to go rowing round the broad or to the pub!
There are also bowls and badminton net and rackets in the summer house.
There are 2 pubs in the village both in walking distance, beaches close by.

A Character Gem on the Broads

We (four late 50 year olds, two 80+s & two medium sized dogs) had a great weeks hols in Waterside. The location is fab with great footpath/track straight from the house for walking the dogs. Fab views of Hickling Broad. Free use of a little rowing boat for a bit of fun on the Broad. Great food pub, The Greyhound (quiz on Sunday) within 1/2 a mile. Good wifi but some phone networks needed seeking out in the garden. The house is old which brings with it some quirks - main stairs are fine but the "back" stairs to the larger twin room are small narrow & very steep so would not be suitable for the very young or old and the only other way in/out of this room is through the sloping ceilinged twin room, all the doors are t&g with noisy latches not all of which are the easiest to close and no matter how well you clean there will always be the odd cobweb, spider & bit of surface dust but these are all things that are to be expected of an older character property. - We loved it. The kitchen worked well, the dining room was plenty big enough, the lounge was very comfortable and the large "lobby" area was great for the dogs & wet gear. No one complained about the beds or bedrooms. It was handy having a bathroom upstairs & downstairs (although the large twin room had to negotiate the steep stairs or go through the other bedroom to access them) and we all agreed that we'd happily return and recommend it to others.

Family Reunion!

3 generations plus two labradors enjoyed a late October week in a quirky and beautiful "cottage" with secret staircases, wonderful views, a much used table tennis and row boat and managed to relax in these turbulent times!

What’s not to like

A lovely old cottage set in a Beautiful location which was a relaxing holiday for us all, The early morning visit from the Kingfisher in the fantastic view made it perfect, One word of warning “duck” 😂😂😂

Relaxed week in Hickling

Perfect location , for Broad access , the Norfolk Widlife Trust and watching the wildlife passing by. Very very clean (good given the current environment ). Kitchen well stocked for cooking . Easy to find and access to property no problem. Thanks for a great week.

First visit to Norfolk

Fantastic house with both space and quirky parts. Brilliant view from all rooms. Great response from hosts when there was a hiccup with the heating system. We all enjoyed our time there.

Beautiful location

We had a lovely stay in this cottage. It was beautifully decorated for christmas. We very much enjoyed the local wildlife and having a rowing boat we could use was an added bonus. I would love to return and would highly recommend.

Stunning location

From the outside the house looked lovely but inside it was a different story. The dining room seat pads were stained as was the carpet. We never used the lounge area as it smelt really musty. Also the toilet seats were stained. I realise it is a character property but the inside so needs a deep clean and an update of some furnishings and kitchenware. So many plates were chipped we went and bought our own. We enjoyed being in the garden seeing all the passing wildlife.

Fun for Four generations

This property had everything for a family of four generations, the youngest happily went for a boat trip with her Ganda , the boat is included with the holiday rental, whilst great grandparents watched from the comfort of the garden seating, sitting amongst the beautifully cared for garden. There's puzzles and games for evening entertainment although we were lucky enough, weather wise to be outside either on the Broad or in the garden. Extremely comfy beds and every kitchen need catered for, a real home from home, thoughtfully many things are doubled up on (including the fridge) which is great for large families. We had taken binoculars and were treated to a wildlife bonanza of deer , cranes, hares and terns to name but a few. Only one tiny point to note is the height of some ceilings and door frames , like most beautifully aged properties they are extremely low,any one over 5'6" needs to duck! A perfect picturesque get away .

Lovely homely quirky cottage with fantastic views and very suited to a family celebration with dogs.

Keypad was unlocked when we arrived but cottage was in good order and views were stunning . We were also lucky enough to spot deer, kingfisher, black swan, herons and many other birds from our windows over breakfast. Ample parking outside for our 3 cars and inside plenty of seating with well equipped lounge, dining room and kitchen for eating and relaxing and cottage very warm and comfortable,( although some beds more comfortable than others. ) We were a party of 8 (3 generations) with 3 dogs celebrating 2 big family birthdays and it worked fine for us. My 12 year old grandson loved the low passage into his “hobbit hole” - the eaves bedroom, and his older sisters and their parents loved the tiny old ‘secret stairs’. Meanwhile my husband and I enjoyed using the main staircase and comfy master bedroom. A few goodies, some milk and a few basics ( tea, coffee etc) left for our arrival which was a welcome touch. Entrance room was a good space for the dogs to sleep in and to dry off a bit when necessary which was great and the utility was brilliant for all the muddy boots, coats etc. Garden not fully contained because of gaps in gates and fairly low hedges if your dog is a bit of a Houdini but worked fine for our 3. Only criticisms really (and therefore not 5 stars) were that some areas could have been a bit cleaner e.g downstairs shower seemed a bit clogged with what looked like dog hair, something large, black and burned, possibly a Yorkshire pudding in a former life, was lurking in the oven, and the rooms were a bit dusty in places. Instructions for the upstairs shower would have been helpful as I struggled with it a bit and the mat did not stick too well which made it a bit lethal for us ‘oldies’, and the flush on the downstairs toilet was a bit temperamental at times. However, none of these were major issues and did not spoil our overall enjoyment. Also, the table tennis table was very dirty and much of the games equipment had seen better days - ok for a bit of fun though. Sadly I couldn’t find any balls for the bagatelle anywhere which, when I saw it, I was hoping to play as it reminded me of my childhood. A couple of our party did have great fun in what we hoped was the right boat (moored just out the front) but a bit more information about that would perhaps be helpful as we weren’t sure because we couldn’t get to what we thought was the boathouse and there were other boats stored in the garden too. Good time had by all though and would return

Lovely cosy home, picturesque setting with stunning views

We were here for a long weekend to celebrate our daughter’s birthday. Arrival was very good with clear introductions. The property didn’t disappoint us, everything was perfect. The local restaurants were also very good. All in all a very enjoyable stay

Our family have owned Watersedge since 1960. We spent many happy holidays as children learning to sail, row and canoe. It has always been a quiet location so walking and cycle rides have always been great fun.
The beach is a lovely sandy beach great for the dog and sandcastles.

Why they chose this property

You just have to stay at Watersedge to understand its magic. The views are amazing with wild life right in front of you. Deer are regular visitors together with the Hen Harrier, Herons, lots of Duck and Moorhens. If your really lucky you might see our resident otter.
You have 4 mountain bike to use, a rowing boat with child life jackets. Table tennis in the garage. Good off road parking. A lovely house with a large sitting room with a beautiful view over the Hickling broad. Separate dinning room and kitchen. A large entrance hall and separate cloakroom.
Upstairs the main bedroom has a large double bed with a wonderful view over the broad. 3 other bedrooms include one with a double and single bed and the other 2 with twin bed.
This property is a must go too. Many visitors return year after year.

What makes this property unique

Free use of 4 mountain bikes. Free use of rowing boat. Free Wi-Fi.
Fantastic views. A wonderful place for quietly relaxing or a fun filled family holiday. Perhaps a little of both.
BUT whether you are 2 or 9 people this is a place to remember and can be enjoyed by everyone young or older!!
