Note: Our unit does not have handicap access and there are approximately 30 stairs to reach our front door/first floor. Recommendation: The 70+ year old owner takes the stairs TWO at a time in order to stay in great shape for ski season! Our unit does NOT currentlyhave Air Conditioning, but we anticipate installing it in the spring of 2025. There are some ceiling fans.
New Douglas County Regulations require us to include the following information in all our advertising:
VHR Permit DSTR1060P Total Max Occupancy day & night = 6 (Max Occupancy is the total of all adults, children and infants). Maximum Parking spaces =2. Two Free Parking permits per vehicle will be issued. First is a County Permit which must be displayed on driver side dash. Second is an HOA Permit which will must be validated at HOA Office and posted in the rear window driver's side. Quiet Hours must be observed between 9pm - 8am. Failure to park in designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the owner of the vehicle.
Gatherings and events that exceed the maximum occupancy of the vacation rental are prohibited.
When you rent from us, you rent directly from the owner. We don’t have agents, managers or linens fees. We strongly recommend you carefully compare the “total price” between any rentals you are considering. VRBO will typically show you a map with price per night comparisons in BOLD type. This can be deceiving. We have noticed that our rental can show a price as much as $50 more per night BUT still be less money after all their fees are added in!
Lake Village has been a popular destination for families for many years. It is a little over one mile from the Heavenly Gondola, downtown area and Nevada side beaches. It has great HOA amenities like swimming pool (seasonal), hot tub (year round), indoor sauna and tennis (seasonal) that you will enjoy! There is also ping pong and billiards. Our unit is just a 3 minute walk to the HOA Clubhouse!

Our unit does have heat, but not currently air conditioning although we are hopeful of installing it in 2025.
Minimum Age to rent as responsible party is 25 years old.
Per new County requirements, a copy of your driver’s license is required to rent.
Max Occupancy is fixed at SIX. This includes small children and infants.
By renting you agree to abide by these county imposed limits and never have more than SIX occupants. There are cameras on stairwells and outside our front door and other units to verify max occupancy numbers.
Max number of vehicles permitted is TWO.
Rental Guests will be issued TWO free Parking Permits for EACH vehicle to be displayed on driver’s side dashboard windshield. One is a Douglas County issued permit and the other is an HOA issued permit for each car. The county can impose a $500 fine on any vehicle owner not displaying these permits.
Guests must park in designated parking spots. You will receive written instructions. If still in doubt, please call us.
Trash must be bagged and placed in bear proof trash containers. (We provide rental guests with free trash bags)
Quiet Hours are from 9pm-8am.
All essential kitchen services provided including Oven, Stove Top, Refrigerator, Microwave, Toaster Oven, Coffee Maker, Coffee Grinder & Filters, Rice Cooker, Plates, Cups, Glasses, Cutlery, Spice Rack and commonly used Utensils.
Pricing: We have a NO haggling policy. We believe it's the best way to be fair to everyone. We are aware that some other owners often inflate prices only to discount them. We don't do business that way. The only exception to the no haggling policy would be stays of extended length, two weeks or longer. At our discretion, we may occasionally decline reservations that create one night gaps in our schedule. Unfortunately there is no way to currently designate these dates in the VRBO reservation app.
Administrative Fee: As of July 1, 2019, Tahoe Township in Douglas County has instituted a $5 tourism surcharge per night tax on all vacation rentals per Nevada Senate Bill 461. However, the current software platform has NO other method to specify this second tax. Tech Support has advised us to list it as an "Administrative fee" which it's really not, it's a tax!
3/20/2025: A brand new Mitsubishi mini-split HVAC will be installed in April 2025. We have never had air conditioning before and we are quite excited to add it as an amenity. We have the installation planned for April 17-21. You might like to consider renting your preferred summer dates now before possible price increases.

Please help us by abiding by all Douglas County and Lake Village HOA rules. In this regard, we must be assured that County occupancy rules are observed at all times. eg: If for instance, you are a family of four staying, we can, upon your request, allow you to have a maximum of two visitors (people not staying) at any one time. By renting our home, you agree to obey our local HOA’s rules and policies including observing quiet time hours, being respectful of our neighbors and never violating the maximum occupancy rule.
