About this property

Ocean View Waterfront Vacation Getaway

For weekly summer rentals only with Saturday changeovers in June, July and August, this is a beautiful eight-room waterfront home with sweeping sky and ocean views from almost every room.

Enjoy cathedral ceilings, bluestone fireplaces, large bay windows, hardwood floors, & oriental carpets. The open floor plan embraces the living room, dining area, kitchen, and adjoining library. It is furnished with contemporary furniture and original works of
art, much of it of southwestern influence.

Two master bedrooms have king beds and sliders to decks. The third bedroom has 2 twin beds. The 4th bedroom is a 13' x17' space we call the Cabana, under the main deck. It's an apartment-like room with a/c, a1/2 bath, French doors, and two double-bed futon sofas for sleeping or relaxing.

Our home has a large, open and fully equipped kitchen with a modern gas range, dishwasher, microwave, coffee maker and all necessary utensils. The dining room table seats 10-12 with glass sliders to large, furnished deck overlooking the water; and a tree-shaded back lawn with hammock & recliners.

Water Amenities: This is a waterfront property. Guests enjoy broad, 180 degree water view of the entire Sakonnet River Passage, a mile-wide body of water between the Portsmouth and Tiverton shorelines in Rhode Island, extending 18 miles from Mount Hope Bay to the Atlantic Ocean. The full length and width of the Skonnenet River Passage is visible from this home, extending to the Atlantic Ocean on the far horizon.

The home is safely located 16 feet above sea level. Steps lead through the main seawall to a lower grassy terrace about 2,000 square feet in area and just a few feet above sea level. This grassy terrace provides excellent wind-protected sunbathing, a handy small boat storage and rigging area, and a fire pit for evening ocean-side conversation and enjoyment. The southern boundary of the property extends to the water's edge at high tide.

Swimming: Swimming is excellent. Guests access the beach from the grassy terrace area. The beach is stone on a sand base covered with golf ball to cue ball sized smooth stones and seashells. Beach socks or sandals are recommended. (We have about a dozen pairs of beach socks in various sizes which you are welcome to use.) The bottom is gently sloping and uniform across the front of the property and is very safe for wonderful swimming unless the public is notified by the State of Rhode Island of specific beach closures for any reason. The water temperature is warmed by the Guff Stream, rising to 75 degrees by late summer. When miles of white sandy beaches and Atlantic ocean surf are wanted, we drive 20 minutes to Horseneck Beach in Westport, MA; or to Second or Third Beach in Newport, RI. or to Scarborough in South County, RI. (Maps are provided showing more than 100 fresh and salt-water beaches in RI.)

Restaurants & Services within walking distance: Lots to do! Within walking distance are five restaurants and two bars that run the gamut from Pete and Flo's (famous for fried clams since 1939) to the delicious casual dining at 'Fifteen Point Road.' We also recommend 'Grazianio's 501 Park Ave Cafe' for breakfast and lunch. A children's playground, a marina, public boat launching ramp, fresh seafood, and a good wine and liquor shop are all only a short walk away. At Founder's Brook, 1.4 miles away on Boyd's Lane, is a memorial graden to Anne Hutchinson, who came in 1638 as a founder to Portsmouth after her famous trial and banishment from Puritan Massachusetts for her pursuit of religious and political rights. The Hutchenson home (long gone) was built by her husband on Blue Bill Cove about 1000 yards from our house. Historic Newport, 'America's First Resort' is just eight miles South!

Fun Stay!

Our group of 10 had a great week here (6 adults, 4 little ones). The view of the water from the dining area was beautiful at all times of day. The house was comfortable and full of light. We enjoyed walking to close-by ice cream stands. Our favorite driving excursions were to Horseneck Beach and Second Beach.

Great stay on the water!

We are repeat visitors to this comfortable home right on the banks of the sakonnet River for a reason. Amazing views, you can hear the water and feel the breeze from the deck, walk down to the shore and stroll on the beach. Restaurants within a walk or easy drive. Ocean beaches and other attractions 20 minutes away. Everything was clean and comfortable. This house works perfectly for our family!

Wonderful Waterfront Home

My family and another couple had a wonderful week in this home. It’s views are great as well as the town. It’s a short ride to Newport. The owner is very organized which made it easy to check in and out. There were various notes around the house on how to use things which was helpful. Would definitely recommend.

breathtaking views and comfortable accommodation

I hosted a girls weekend at this property. It absolutely perfect. The view from the dining and master bedroom was just amazing. The kitchen is perfect for cooking and socializing and stocked with any essentials you may have forgot. We found the beds comfortable. The firepit was so much fun. I cannot recommend this place enough. Also Wilder was a pleasure to deal with.

We had a lovely time at this property in Portsmouth! Sitting out on the deck looking out at the ocean was the best! The house itself could use a bit of updating and decluttering, but the location was amazing. You can walk to several restaurants and there was a great coffee shop nearby which we really liked! Mac and his property manager, Sharon, were so friendly and easy to work with. They were very attentive and quick to respond to any question or issue. We had a very enjoyable time!

Awesome getaway in RI

My family and I had an amazing week in Portsmouth! The house was clean, spacious, and just like the photos! It had all of the amenities for a large family and there was plenty of room for cribs or pack n plays! The deck was perfect to sit out on for cocktails and reading. We had a blast playing on the grass, soaking in the views, and enjoying family time. There were a few restaurants and bars within walking distance and Newport was a quick 30 min drive away. We would definitely rebook. Communication with the hosts was the best we have experienced! They truly cared that we had a great experience!

A Gem on the water

We are returning guests and this is our second visit to the home. We love it here! The views and beach access are worth a million dollars. Also, it’s so private but short walks to tons of restaurants and snack shops. Great location to explore the area - very centrally located. The house has everything you need and has a very well stocked kitchen. We cooked a lot of meals and could even bake and all the supplies we needed were there. The beds are comfy and so much space! Sharon and Mac are lovely and accommodating. They are responsive to any problem or questions that may come up. I highly recommend and we will be back again!

Gorgeous views… so peaceful

We had 2 families staying here together for a week summer vacation and it was just perfect. It was amazing to wake to the beautiful views of the water and the sounds of the beach. The kitchen was well stocked. Beds were comfortable. The kitchen table was perfect for dinners in or board games at night. We were able to launch our kayak right from the beach. It was terrific to walk to get ice cream and even to a wonderful dinner right up the street at 15 Point Rd Restaurant- I would highly recommend. The deck with the unobstructed views anytime of day or night was so relaxing. Outdoor shower came in handy. The location was terrific for heading down to Newport or just staying local. The Newport Car Museum( not in Newport) but about 10 minutes away was well worth the trip on a cloudy day. Would definitely recommend this house. Thank you Mac for sharing your home with us.

Hidden Gem

Loved the location of this property. The homeowner, Mac, was a delight to deal with. Be sure to bring your floats, kayaks, canoes, paddle boards, etc. as the water is a few steps away and can be seen from the windows of all common areas. We had a wonderful time and walked to local eateries which were excellent. My only suggestion is that they enclose the outdoor shower. Would definitely stay there again!

Glorious swims and views, welcome comfort and quiet!

In a summer when there are images everyday of packed beaches despite a pandemic, it was a true privilege to step out from a lovely, very comfortable house onto a private beach and into the sea, look around and see no one else at all in the water! Five of us stayed in the house and all of us swam daily just in front of the house ( even the usually reluctant as the water was so warm.) The lay out of the house works beautifully. The main living area with kitchen, dining and sitting room opening out on to the sea, was perfect for us. One of the joys of the house is sitting at the large dining table looking out of the large panoramic windows and, with the sea so near, feeling almost as though one is on the prow of a ship. Not just on sunny days but at night too when the moonlight lights up the seascape. Our crew all agreed we would happily book this 'ship' again!

Wonderful in every way! The views, the neighborhood, and the home far exceeded our expectations !

This home was perfect for us! It was in an incredible location with breathtaking views and easy water access! The neighborhood of Island Park was so friendly and laid back. Lots of little restaurants and cafes and ice cream to walk to. It is also an easy drive to Newport or ocean beaches but really we just wanted to stay put - we were so happy there. The house itself was so comfortable for the whole group and It had everything we could possibly need. We also had easy and helpful communication with Mac (owner) and Sharon (caretaker) - so nice! We will be back and it was exactly what we hoped for. Beautiful and peaceful!

Best Views, Aged Home

Any review that does not mention the beautiful view and location of this home would be unfair. The view from the dining room, the deck, and the beach is gorgeous. The house itself has lots of potential but seems to be a bit aged as I would describe much of the house as worn and at times, torn. Furniture that is torn is patched with black tape. Cabinets in the kitchen are broken. The AC unit in the Cabana needs to be cleaned and serviced. The deck was very shaky in spots, feeling unsafe. This was unexpected, and I have been communicating with the owner about these items since our trip but have yet to resolve our concerns. After we arrived, we did complain about a few items: Cabana (separate from house) was apparently not cleaned from previous visitors, furniture on the deck was broken and unusable, and the lawn around the firepit was unkept and therefore unusable. Mac was very approachable and apologetic, and he had the Cabana sufficiently cleaned almost immediately. However, the Lawn was not landscaped until 24-hours before we checked out and the deck furniture remained unusable throughout our stay. Nevertheless, we had a great time on vacation. It’s disappointing that at this point we have not resolved our complaints with Mac, but he has been honest and respectful through all our communications. I feel confident that once some issues are addressed, this property can be a fantastic stay for future visitors.

Incredible home on the water

This is spectacular one of a kind House is located right on the corner of Thorpe avenue on the ocean. The views and outdoor space is plentiful and is what makes this house so great. Mac (Home owner) is a very nice man who is also very accommodating. Sharon and Jed who are the property managers live next door and are also very helpful with any questions or advice on the area. The house is located in Island park, next to a few cool bars, breakfast place, and other unique restaurants. Just ten minutes away from Bristol but also easy access to Newport, about 25 minutes away.

20 Thorpe Avenue

Our family of ten thoroughly enjoyed making our home for the week in this spacious home. The kitchen was fully equipped to enable us prepare wholesome breakfasts. The handbook that we received prior to our stay was extremely helpful and complete in preparing us for what to expect. Neighbor Sharon greeted us and made sure that we had everything we needed. The location was ideal: on the ocean, excellent shopping at Clement's Market, Catholic church nearby, very good restaurants and easy access to the freeway for sightseeing. Sitting on the spacious balcony to have our breakfast coffee while we prepared for the day and watching a full moon on the ocean was a delight. Granddaughter Annika collected numerous glass fragments from the shore that she hopes to incorporate into jewelry. Grandsons explored the night scene and we felt confident that they were safe. Roasting marshmallows in the fire pit completed a day of adventure. There was so much history to experience and we tried to take advantage of all that the area had to offer. This was a get-away that our family will cherish for years to come.

Had a wonderful time!

Great location - spent most of the time at the house, enjoying the deck and the water! The first few days the wind was relentless, but luckily the sun was shining and it was on the humid side. Nice size deck with great water views. The 'beach' consists of rocks and shells, so water shoes are a must (provided, if you don't have your own)! Water was warm and a great place to relax on floaties! The house, overall, is in good condition, with the exception of a few windows that were either hard to open or didn't open at all. Many amenities provided in the event you happen to forget something! Overall, good rating!!!

Our family stayed the week of August 13 thru Aug 20th at the home located on 20 Thorpe Ave.

The home was wonderful and set up perfectly for a large family. Waking up every morning to a picturesque view of the ocean, either from inside the dining room or living room or outside on the great deck, having a cup of coffee was so relaxing! Having our own private beach area was great for the kids and we took advantage of swimming daily. We were close to restaurants, stores and anything else we wanted to do. We had everything we needed in the house to make our stay very easy. Overall we had a wonderful relaxing stay!

Wonderful property, has everything you need!

We had a wonderful family reunion at this house!! Coming from three different states, we wanted to be under one roof AND see many cousins who live in the area. All of us, and all who came to visit, said the views were incredible, what a great place. For art lovers, each room has a wonderful collection of art, truly beautiful work! The owners provide water shoes, so convenient to go then right into the water. One night, we went to the recommended shop and got lobster; the house has a pot big enough to cook all we had!! The only slight issue was trying to figure out the air control, when to use the air conditioner vs the fan unit. But, Rhode Island was cooler than where most of us live so all in all, the temp didn't matter! The owners have thought about near anything you could want and were very kind to us with a sudden disability issue we had. All in all, this was a STELLAR week. Thanks so much, Mac!

Had a blast at this great oceanfront rental

We rented this home for my brother's bachelor party, and though the early May weather this year wasn't ideal, we still had a great time. Home held 9 people comfortably. We grilled and had a fire in the waterfront pit pictured. We hired a bus to bring us out in Providence, the drive was less than a half hour. The owner was very responsive and accommodating. I'd definitely recommend for any family vacation or wedding related getaway!

I was raised in New England and have life-long interests in sailing and photography. I served 26 years on active duty in the US Army retiring as Colonel in 1989 and for the next 18 years I did leadership development consulting for clients in business, government, and academia. My wife, Enedina is a retired college professor and an actress (SAG/AFTRA). She was raised in El Paso where we met in college and were married after graduation in Dec 1961. We celebrated our golden anniversary in 2011. We have two sons and love spending vacation time here with them and their families. We rent this home so we can afford to keep it available to us for family vacations together!

Why they chose this property

We fell in love with Newport in 1976 when I was a student as the US Naval War College, and resolved to live here in retirement. We chose this waterfront house for its stunning views and ideal location. I worked from this home for 18 years and felt rewarded and refreshed every day by the ever-changing natural environment.

What makes this property unique

The natural beauty that surrounds this home nourishes, renews, and restores the human spirit. We enjoy vacation time with our family and friends; morning or afternoons dips in salt water from our own beach and we love the outdoor shower, air-drying in the hammock. I enjoy early mornings on the deck with fresh coffee and breakfast. Fresh seafood and on the grill; live theater productions of excellent quality at the 2d Story Theater in Warren, RI; burgers at 501 Park Ave; dinners at nearby 15 point Road, and lots of other excellent restaurants nearby; museum, historic mansions and great entertainment in Newport and Bristol RI; sailing and fishing in Narragansett Bay; nearby ocean swimming and miles of white sandy beaches at Horse neck Beach in Massachusetts, and in Narragansett RI. Green Animal Farms in Portsmouth, RI; Colt State Park in Bristol, RI; RISD museum and Water Fire illuminations on summer evening in Providence, RI; the Whaling Museum in New Bedford, MA; and the many attractions in Boston, Cape cod, and the Islands.
