The home has a lockbox for entry. The lockbox code will be sent via text on the morning of the reservation. The Welcome Guide in the home will include the information about the home, wifi, trash day, etc. in addition to information about the local area. A contact number is in the book to reach me when needed.
Venice Avenue has many unique specialty stores. The restaurants cater to the mood, causal or fine dining. Something for everyone to browse and enjoy. End the evening with homemade ice cream or a gelato. Venice Beach offers an unobstructed view of the Gulf. With white sand beaches and clear blue water, this uncrowded beach will become part of your daily routine. Shark tooth hunting and shelling are favorite past times. Volleyball nets in place. For those who like tennis, courts are just a short walk away. Do not forget to pack the rackets.
Community Rules and Regulations
These rules and Regulations are intended to be in the best interests of all owners and residents and to provide for the greatest flexibility and protection of their rights and privileges. All residents-owners, renters and guests are subject to the provisions of these rules and regulations as well as the Declaration of condominium and By-Laws of the association.
The Board of directors is obligated to ensure that all owners are in compliance with all governing documents of the Association .Unit owners are responsible for ensuring that all persons using their units are in compliance with these Rules and Regulations
Dumpster collection is every Monday. Recyclables on Tuesday. All trash must be placed in a plastic bag and put in the dumpster. Cardboard boxes must be broken down and placed next to the paper bin
Use the kitchen disposal wisely. Let water run 15 to 20 seconds after turning off the disposal. Do not put onion skins, sea food shells, or stringy objects such as celery ., corn huskers, or banana skins down the disposal. NO coffee grinds.
No combustible material is to be kept in the apartment, storage room or balcony.
Laundry Room facilities are for the use of owners, tenants and their guests between 8Am to 9PM only. Door must be kept locked when not in use. See instructions in the Laundry Room.
Do not use your balcony or patio for storage or hanging clothes.
Quiet hours are 10PM to 8AM. Keep volume down on stereos, radios, TV’s, or and musical instruments.
Do not use appliances, such as dishwashers, vacuums, etc. between 10PM and 7AM.
Use of cooking grills and barbeques on balconies is not permitted.
Each unit is assigned one parking space.
No vehicle repair or vehicle washing on premises.
No commercial, Recreational vehicles, Boats , or Trailers may be parked on the property.
For the safety of everyone, running on the walkways, climbing on the walkway or jumping down stairs is not permitted. These are serious hazards.
No skateboard, bike riding, or playing in the parking area is permitted.
Bicycles must be kept in the bicycle rack. They are not permitted on the balcony or porches. All bikes must be tagged
When a unit is vacant for more than a few days it is advisable to shut off the water supply and turn off water heater at the electric breaker box. The water shut off is located near the hot water heater and under the guest bathroom sink in most units. Bring in furniture from the patio or balcony.
Feeding of birds and animals is prohibited as it attracts rodents.
Please post these rules in your unit in a prominent place for tenants and guests..
The laundry room is on the left side of the condo and is accessible all hours. Although adjacent, you cannot hear the machines. Bike rack is on the main level. Designated parking space to the right of the stairs. Sorry no elevator.
As you enter, you will feel the openness of this well designed floor plan. The kitchen is fully equipped for both casual and formal dining experiences. Open living room to relax after a hard day of play. The guest room and bathroom can be closed off with a pocket door. The master bedroom has its own en-suite bathroom and an expansive walk in closet. Modern and comfortable. Just outside the sliders a screened porch overlooks a the tranquil park. Enjoy your morning Joe outside and awaken to the smell of salt and the incredible breeze that forms off the Gulf waters.
Walking and bicycles are good for this area. Vehicle recommended. Uber is available.
Home is cleaned and sanitized between each guest. Your health and safety is our number one priority.
An HOA application must be completed and approved as part of the reservation process. This can take up to 14 days from completion. The application along with the welcome email providing information about the home and community will be sent via email.
Effective for reservations booked after June 17, 2021:

$50 of the cleaning fee is subject to refund if the following list is completed in its entirety and the agreement is signed and dated by the party who initially reserved the home. Please review the following list in advance.
TO DO:
1. One (1 )set of sheets can be left per bed to launder-all additional sets must be washed, dried, folded, and returned to the appropriate bedroom closet. If any of the sheets you have washed come out stained, please place them in a pile on the kitchen table for our cleaners.
2. One (1) towel can be left per guest to be laundered. All other towels must be washed, dried, folded, and returned to the linen closet. If any of the towels that you washed come out stained, we ask that those towels are placed in a pile on the kitchen table for our cleaners.
3. Please leave any beds used beds unmade. Please place all used sheets, linens, and towels by the washer and dryer.
4. All dishes should be run through the dishwasher the night before departure and dishes returned to the appropriate kitchen cabinet. Any pans that did not come clean should be washed by hand, dried, and returned to the appropriate cabinet. Any dishes produced from breakfast may be placed into the dishwasher and dishwasher started prior to your departure. Please do not place any soiled dishes or utensils back in the cabinets.
5. Refrigerators, freezers, and kitchen cabinet food contents should be properly disposed of before your departure.
6. All trash in the home should be bagged and then placed into the curbside can.
7. Please do not place the outside trash receptacles on the curb unless the staff of Realty by Dale Thomas has reached out and requested so.
8. Please return any moved items to where you had found them upon arrival. The home should be left in a neat and orderly condition. If any furniture has been moved please return it to its original location
9. Make sure all fans and lights are turned off. Please turn off all televisions and radios.
10. Please make certain both the oven and stovetop are turned off . Please unplug the small appliances on the kitchen counter.
11. Please make sure all windows and doors are locked.
12. Please lock the front door and return the keys to the lockbox (as applicable) if you have removed them. Please make sure the garage door is completely closed.
13. Place the garage remote and the spare key (if applicable) on the kitchen counter.
*Charges will incur as a result of lost or missing keys and/or remotes.
** We thank you in advance for your assistance. If all of the tasks are completed, the agreed-upon cleaning fee return will be initiated within 7 days.
