Check-In Form & Rental Agreement
Vacation Fun Times requires guests to review and complete our check-in form, which includes our rental agreement. This allows us to process your access to the property smoothly.

Early Check-In
If you plan to arrive earlier than our standard 4 PM check-in time, please notify us at least 24 hours in advance. Early check-in is subject to availability and confirmation from our cleaning team, so we appreciate your timely communication.

Security Deposit:
We collect a $500 security deposit which is just a card hold and this will be released 24 hours after checkout once our cleaners have confirmed that no damages nor extra cleaning was incurred.

Interaction with Guests:
We own and manage our own properties. So you and your family will get that extra care you deserve while on your vacation. We are ALWAYS available for you.

Perfect getaway

House was great. Very clean and organized. Family loved the sauna and hot tub. Kids loved the games. We all enjoyed a nice fire after sightseeing. Beds were comfortable and enough room to give the 4 of us privacy.

Beautiful lake view

We enjoyed our stay at the barrel sauna hot tub cabin. The kitchen was well stocked. We enjoyed the sauna and the hot tub. The view was beautiful with the Sunrise and sunsets. Beds were comfortable.

Amazing Property with Great Views

This location was amazing and comfortably slept a family of 6. We stayed here for July 4th and were able to enjoy the fireworks around the lake. It definitely made not having to fight the crowds worth it.

Great house near Table Rock and Branson

Everything about our stay was great after a very small hiccup on check in. My only “complaint” is that it’s a bit longer of a drive to Branson that it appears because of how windy the roads are. But it’s great for access to Silver Dollar City. Would definitely stay again. Owners were great!

Everything was just great. Great house, fantastic location. The property manager was the best that I have experienced. She was in constant contact. We had one issue with some needed repair in the stairs, and the next day maintenance was there. I really can’t say enough about the attentiveness and service. That really makes a trip outstanding.

Not a vacation

I had to clean and fix things. The hot tub was so gross. I tried to clean it so we could use it. It was clean enough to finally get in 3 days after we arrived. The toilet seat downstairs was so loose I felt like I was gonna fall off so I tighten it. The blinds on the sliding glass door are broken and falling off every time we opened or closed them. There was actually crumbs on the chairs in the kitchen. The shower heads were so dirty water hardly came out the first shower i took. So i tried to clean them with baking soda. The picture in the master bedroom is falling off the wall. The beds are so hard, it was like sleeping on the floor. Not to mention the roach that was found in the bed of the lower bedrooms. There are scratches on the TV in the living room. There was construction on site that we were not made away of which made parking a little difficult. Kitchen drawers and cabinet were broken. I was able to fix one of the drawers. The kuerig had calcium build up on the water reservoir. The cabin smelled so musty when we entered. And it was so hot. Thermostat was on 84. Very disappointed

Okay but had some challenges

Several things we liked about the property were: seating in the upstairs living room was fine, appreciated the box fan and window A/C units, lots of electrical plugs (thank you), good Internet, enough hot water for 4 people, ample parking, comfortable beds and good soundproofing. Some things we didn't like were: ice maker and garbage disposal didn't work, dishwasher was missing toe kick and left a residue on dishes, coffee maker didn't work right (probably needs decalcification), many of the coffee cups had chips, no seating downstairs to watch tv, broken blind downstairs, some of the chairs on the deck had no cushions (and we were told that no cushions were necessary on some of the chairs but they were really uncomfortable without cushions), no shade on the deck and couldn't find an umbrella for the table on the deck, and there were wires obstructing the view of the lake from the deck. Owners/management company was responsive to our questions but weren't really helpful (i.e. someone came out to replace some cushions on the deck around the table but no cushions for the uncomfortable slatted deck chairs).

Total mess

First property wasn't ready at check in. An hour and a half late. The cabin has not been properly cleaned in at least six months. Lots of either broken or shabby items. Very poorly maintained inside and out. No cushions on some of the outdoor furniture and incorrect poorly fitting cushions on the rest. A/C cant keep up in the heat of the day and loft is so hot cant be used. Offered a 1 night credit which should have been $480 but received $374. Wont respond. But the sunsets were beutiful

Great host, good home for a family wanting to stay near Kimberling City

This home is accurately listed and well-managed. We were there on a very hot weekend and the combination of window air conditioners and the central unit on the main level worked just fine. In the afternoon, the back of the house and the deck are quite warm, but in the morning the deck and its views are amazing.

Perfect family retreat

Perfect retreat for our adult children and their spouse/ partners after year’s separation. The view from the house was gorgeous; the rooms spacious, clean with comfy/supportive beds/ furniture. Bathrooms nicely updated. We cooked most meals and had a great selection of kitchenware and updated appliances. Very quiet neighborhood with scant traffic. Plenty of room for our group of 8. It was only a long weekend so we stayed mostly at the house playing games/guitars, relaxing but we did get to Table Rock lake to swim.

Weekend Stay with a family member

A beautiful home with an outstanding view of the lake. A quite place to rest and relax. The view of the sun set is amazing. I was there in early October, the Fall foliage was at its peak. Looking forward to getting back to the area, will stay in the same place.

Beautiful home with amazing views of the lake

Our Family loved this house, we felt at “home”! The Kitchen was spacious, well stocked with appliances, cookware & spices! The bedrooms & beds very comfortable. The upstairs outside deck was perfect for relaxing with beautiful lake views during the day and stargazing at night. Our grandson loved the gameroom with a variety of entertainment. We will certainly rent this home again!

Branson cabin getaway

Loved staying in this cabin. The beautiful sunset views over the lake were amazing. When driving up to the cabin, take the neighbors driveway. The actual driveway for the cabin is too step and the gravel has been swept away by rain causing deep ruts. Once we figured that out, we had no issues. The kids had a blast playing the Foosball table and arcade games. The beds and pillows were very comfortable. We had an issue with the washing machine which we did not get to use, but the landlord was very courteous and quick to respond and got a repair man out to look at it the very next morning. The outside firepit and grill was worn and dated, but we didn't use anyway during our stay. Overall it was a great place to stay and we would definitely come back again.

This home has a total of 2 Queen-sized beds and 2 King size beds and will sleep 8 guests. Additionally, there are two recliners on the main level. The home has 2067 sq. ft., which does not include the decks or patio.

There is plenty of private parking for you and all your guests. Bring your boat; there’s even parking for it too! A boat launch is available straight down from the house on the lake.
