Fully furnished hobby farm guesthouse, a few miles out of downtown St. George-away from the hustle-comes with everything you need for one day or extended stay * Exclusive use and private access to your own little house * 1 bd/1 bth with laundry, kitchen, dining and living room area * Sleeps 2 adults/2-3 children * High Speed Internet & Direct TV * French doors open to patio area where you can relax, read, stargaze or bbq * Private entrance & parking for 2 vehicles * Near Tuacahn & Snow Canyon. 

You will never want to leave our cozy little cottage. There are so few street lights, you can see millions of stars on a clear night. You may hear occasional dogs barking, frogs croaking, cows mooing, horses neighing, and chickens clucking, but that is the charm of this location.

With one bedroom, one bath and a well situated living, dining and kitchen area, our guest house will sleep two adults and several young children comfortably. See breakdown below. 

This delightful space is minutes from downtown St. George, Snow Canyon State Park, Tuacahn-Center for the Arts, 9 championship golf courses, Sand Hollow State Park, Gunlock and so much more. You can hop onto several main thoroughfares and be across town in a jiff.

Movara Fitness Resort is just around the corner. Only a 10 minute walk or 3 minute bike ride. 

Is gambling your thing? It's just a quick jaunt around Utah Hill (the back way) to Mesquite where you can visit one of three Casinos, enjoy fantastic buffets, play BINGO, Keno, Black Jack, Craps, Sports Betting, the hole 9 yards. Or just go as far as the tiny corner of Arizona where you can buy your PowerBall or MegaMillions tickets.

The Roost are minutes from Snow Canyon State Park and 1 hour to Zion National Park.
Movara Fitness Resort is within a mile. Only a 10-12 min walk or 3 min bike ride for those paying the day rate.

Hop on the bike/running trail and ride straight to Snow Canyon or take a jaunt around the corner to Unity park where you will find great dog walking trails, baseball and soccer fields, pickleball courts, a pavillion, playground and splash pad.

Ivins reservoir is 2 miles up the road. Drive or ride a bike to this great swimming hole. Kayak, fish or relax on the sandy beach.

Harmon's is 2 miles away where you can stock up on groceries, snacks and drinks or pick up a hot and ready lunch. Great coffee bar, eclectic atmosphere and occasional live music by local artists.

Cafe Rio, Rylu's, Aragosta and Capriotti's are some great local options for lunch and dinner.

Easy, quick drive to and from St. George. Bike trails go all the way into St George. Public transportation buses can be boarded 4 blocks up.

Pool is closed from October 31st through April 15th. Hot Tub is open year round.

Winter respite

This cottage was cozy, well equipped, comfortable, and in a quiet area of Ivins. We were close to Snow Canyon State Park (cottage had a guest pass), the Kayenta Art Village, and area walking trails. It was a welcoming, warm stay with a very gracious host.

What an amazing stay we had!!! This was our first visit to Ivins/St George and it did not disappoint! Our stay at Sunny Roost exceeded our expectations in absolutely every way. Delightful Stay

This cozy but well equipped place was the perfect get away home for the two of us! We loved hiking, exploring and enjoying the unique beauty of the near by Snow Canyon -which meant the Sunny Roost’s free State Park entrance certainly came in handy. To the delight of our grandchildren, who came to visit us, a big built in trampoline, large playground and furnished playhouse were right beside our place and entertained them greatly. We also enjoyed the tastefully decorated patio area both by day and then also the vast starry starry sky by night. In addition to all of that, the owners went over and beyond to make sure our stay was delightful.

Fun, quaint, clean place to stay

This was the perfect little house for us and our 3 little kids. They loved the pull-out beds and the fun backyard. They also loved the TV had “Paw Patrol.” Their favorite things were the play house and the Spider-Man motorcycle. We didn’t use the pool, so we can’t rate that. But we loved how clean the house was and how open the living space was. It was clean, and easy to clean when we messed it up. Also, the water pressure in the shower was fabulous!

Our favorite getaway

We are regulars here at Sunnyroost, and it's always a pleasure to return. The location is prime with close access to Snow Canyon and other outdoor activities. The house is lovely and quiet. The owner is exceptional: prompt with communication and helpful. Highly recommend.

Our 11 year old twins said “BEST VRBO EVER!”

We were in St George for a dance competition and so glad we stumbled upon the Sunny Roost! It was super clean, the beds comfortable, and we thoroughly enjoyed the charming farm. We all loved checking out the adorable cow, chickens, bunnies, baby ducks and our little dog was in heaven with her new furry best friends. We enjoyed hiking and biking in the gorgeous mountains nearby and then relaxing in the hot tub in the evenings. I’m pretty sure you can’t ask for a better host with more attention to detail. Even complimentary cookies, Red Bull and a hand written card were waiting for us upon arrival. Thanks for a great stay, Melanie! Our twins are already asking when we can go back. :)

Clean, charming & romantic Roost

Great location in Ivins. Close to Kayenta, Tuacahn, Snow Canyon & the Santa Clara petroglyph trail. Small, charming, very clean house with lots of extras. Perfect size for a couple - or a couple with a small child or two. About a 5 minute drive to Harmons for all your grocery needs. Meanie is very responsive & it was a pleasure working with her. Highly recommended property.

Great Little Place

Rest and recovery

House was very clean. We stayed for medical reasons, one of our family members had surgery and needed a place to recover before heading back home 2 hrs. Property manager was great and quick at responding. Check in process was seamless. Everything in the home was top notch especially the shower towels, lovely. Space in the home was perfect just the street was more narrow than most. The driveway suits a smaller car not much for full size like truck or SUV but there's street parking available. Definitely would recommend this property and its already on my favorites. Location was also centrally located didn't take long to get anywhere. Thank you for the hospitality.

Just Perfect

Melanie‘s property was just perfect. Located in Ivins, it was close to my grandkids. Her little place has everything you need and more for a very pleasant day. She really has thought of everything. Best of all, she let my grandkids, who live nearby, come to visit me and use the pool and her wonderful playground. I highly recommend this great VRBO and host!!

Comfy Cozy Quiet Retreat

Everything was quite comfortable and nicely decorated. Just a couple things to consider-the bed has a super soft foam mattress topper that we thought made it really comfy but some might think it is too soft. And the bathroom is pretty small so we had to take turns using the sink and mirror. Other than that it suited us perfectly for our weekend attending Tuacahn plays. We will definitely stay again if it is available.

Oasis in the Desert

The pictures and description does not do The Sunny Roost justice. What an adorable property! Melanie has incredible attention to detail. The property is clean, feels like home, relaxing and the extras were fabulous. We loved the personal touches from the local businesses. If you have the opportunity to stay here, it’s an absolute must!
