Sweet Tea is a classic Outer Banks 1950's oceanfront beach cottage located directly on the beach in Kitty Hawk, North Carolina. In restoring the cottage, we have lovingly saved her timeless beauty and updated her with modern-day amenities. You MUST see to appreciate. And the beach and ocean are literally in your back yard . . . just walk down the porch steps and you're there. You don't get any closer than this!!
Sweet Tea cottage features an open living area with an oceanfront wall of windows maximizing the stunning views. Classic tongue-and-groove paneling throughout, stunning hickory hardwood and ceramic tile flooring, lots and lots of natural light, and ocean views from every room. The living room features comfy seating, a large flat screen TV and ceiling fan. Adjoining the living area is the dining room with ample seating overlooking the sun deck, beach and Atlantic ocean. Enjoy your morning coffee watching the dolphins play in the surf and the sun rise on the Atlantic . . . you'll never want to get out of your PJ's.
The well equipped kitchen features stainless steel appliances, fridge with filtered water and ice on the door, custom cabinetry, gorgeous quartz counter tops . . . and just about everything you need to prepare your favorite meals and entertain. Extending the living area is an oceanfront sundeck where you can catch some rays and watch the dolphins play in the surf. Enjoy evening cocktails sitting in the tall adirondack chairs watching the pelicans soar over the ocean, or perhaps move to the front covered porch and enjoy the westerly breezes as the sun goes down. SOOO relaxing! Sweet Tea cottage offers three bedrooms and sleeps 6 comfortably (4 adults, 2 kids) with one king bedroom, one queen bedroom, and one bedroom with two twin beds . . . all with views of the ocean. Don't let the one bathroom concern you as you'll want to take all your showers outdoors in the private, enclosed outside shower with hot and cold water. The cottage also features a laundry room with stackable washer and dryer, ceiling fans in all bedrooms and living room, and central heat and air.

Sweet Tea is situated in Kitty Hawk within a short drive to many local restaurants, shopping and attractions and walking distance to Ocean Boulevard Bistro & Martini Bar and Art's Place (a true "diner & dive" known for the best burger on the beach!). Enjoy spectacular shelling, surf fishing, sun bathing, surfing, swimming, kayaking, biking . . . and so much more. Your family will remember the memories you make at Lemonade for generations to come!

* Please note you must be at least 27 years old to rent this cottage.

* Cottage accommodates 4 Adults and 2 children.

* Linens are not included with this rental, therefore, you will need to bring sheets and pillow cases (1 king, 1 queen, and 2 single beds). All of the beds have quilts and pillows. You will also need to bring bath, hand, wash, dish and beach towels. HOWEVER, if you do not wish to bring your own there are several companies that rent linens and will deliver and pick them up directly to and from the cottage.

Great for access to shopping, eating and sightseeing

Nice place but if you want to easily stroll on the beach and see dolphins from the deck, this is not it. Pics in the listing from inside of the house show a view of the surf & people under their umbrellas but the actual view in 2024 is a sand dune & a sliver of the horizon. As of today, sitting on the chairs on the deck, you only see sand. You walk down the deck steps into a sand dune, then you'll have to hike up the very high steep dune with loose sand and then slide down the other side to reach a flat beach. Photos are years old, do not stay here if you have any mobility issues. Look up Kitty Hawk Beach Re-Nourishment Project 2022. I hope this can prevent others from being disappointed w their stay.

Sweet Tea by the Sea!

Sweet Tea is nestled in the dunes! Just walk to the top of the dunes and you can see the amazing ocean ... a couple more steps and you are on the beach! Incredible location! Sunrises are amazing! Private oceanside deck! Sweet tea cottage is clean, comfortable and tastefully furnished. My party of three with my doggies was quite comfortable. Located close to restaurants and shops it is a great location! Host Kim was great to work with ... always supportive and helpful! THANKS for a great get away!!

Another great holiday at Sweet Tea Cottage

This is a wonderful property, right on the beach. We've rented from these hosts four or five times over the years and have always been impressed by how seamless they make our stays, and how unobtrusive they are. This is a beautiful, charming house. Really appreciate how clean and welcoming it is.

We have stayed several years at both the Sweet Tea and Lemonade Cottage. Each stay better than the last. Kim and Mark are the best and we so appreciate their attention to detail and tremendous service. Their homes are a slice of heaven for our family!

Great location, home and hosts!

Our family visited friends from Atlanta for the week of Thanksgiving, which is our new tradition and we stayed at this cute home. The hosts were great, and incredibly sweet. The home itself is cute, and although small there was plenty of room for a family of 4 (and our pup!). Our friends and their two children also came to visit for an hour once and we weren't on top of each other, which was great! The home does sit behind some dunes (that are SO needed) so you don't have an unobstructed view, but you can see the water and you're a few seconds walk from the water. We hope to come back next year, and for many years to come!

Sweet Tea

Sweet Tea cottage perfectly suited our needs. There was plenty of room for 2 adults and 2 dogs. Upon arrival it was obvious that the house was meticulously cleaned and was well equipped and maintained. The house was exactly as described online and the pictures really didn’t do it justice. The view from the back deck was spectacular day and night and we were able to gate it off so our dogs could easily be out there with us. We would highly recommend this cottage!

Amazing location

This was our second stay at Sweet Tea Cottage and won't be our last! The owners made several updates to the house which made it an even more perfect getaway. From check in to check out they made sure we had everything we needed for the perfect beach vacation. We saw large pods of dolphins multiple times, found sharksteeth and had gorgeous sunrise views from right on the deck. Have stayed in several houses in the obx and this is by far my favorite!

Beachfront escape

Family visit

This cottage is so charming and well appointed without feeling cluttered. Our family of four had a great time grilling out, spending all our days at the beach. It is so convenient to take morning walks, walk to and from blanket throughout the day and evening fun. I love Kitty Hawk’s residential vibe yet it’s so easy and close to everything. I’ve been coming to the OBX for 20+ years have always rotated houses, towns; however, I have found my place where I will want to return. I highly recommend it!

Great beach vacation!

The dune

House and location were perfect. Very very clean and well equipped. Only issue I had was grilling. The dune has taken over the grill and grilling area. Not a deal breaker, just a bummer.

Sweet Tea Cottage

Our stay at Sweet Tea Cottage was great. Owners did a great job with communication and had everything ready upon our arrival. Kim checked in with us during our stay as well to see how things were going. Cottage is small, but well appointed and our family of four (and our dog) quickly settled in and felt at home in the cozy cottage. It really is a beautiful little place. This was our first time staying in Kitty Hawk and while you have neighbors on the other side of Virginia Dare Trail you don’t on either side of the cottage and your focus is on the beach and that view anyway. The cottage is nestled in the dunes and we loved the view out back and it was so nice and convenient staying right on the beach. We went to Art’s Place for burgers and they were great. We got takeout from High Cotton Barbecue and that was really good as well. The Rundown Cafe wasn’t that good and wouldn’t recommend. If you’re going to stay in Kitty Hawk, I can’t imagine a better place than Sweet Tea Cottage.

Anniversary 2023

This cottage is adorable! The owners did a great job updating this cottage while keeping the historic charm. Kitchen has everything you need including high end appliances and dog bowls for our fur babies. The back deck is wonderful to sit back and enjoy the dunes and the ocean. Location is great as well… restaurants and shopping a short drive and a couple walking distance. Owners are wonderful to work with and really take care of their properties (this is second property of theirs that we stayed at). Despite the weather not cooperating being in this cozy cottage with the fabulous views made you not care about the weather!

Feels Like Home

My husband and I love Sweet Tea Cottage so much we keep returning every year. It is always spotless upon arrival. The kitchen has adequate supplies to prepare breakfast, lunch or dinner, which we often do. Kim is wonderful to work with and has made the whole process very efficient. The location is great, and you can't beat being right on the beach. If you are considering renting this property, don't hesitate.

We have lived on the Outer Banks for over 20 years. Mark’s grandfather built a cottage on the Outer Banks in the 1950's and we have been coming here all our lives. We love it here and wanted to have a cottage for our family and friends to enjoy when it is not rented. We are in Real Estate and architecture and loved restoring this vintage cottage, doing most of the renovations ourselves.

Why they chose this property

This is what we as locals think of as a true, classic beach cottage. Not the 20 bedroom McMansions being built today. Aside from it being an incredibly charming cottage . . . it's all about Location, Location, Location! And this cottage has such incredible views and the beach and ocean are literally your backyard. We love that it's not so big that you have to bring 20 of your closest friends to afford it. A traditional, delightful old-school Kitty Hawk bungalow perfect for 2 couples and their kids.

What makes this property unique

Sweet Tea cottage is within walking distance to Ocean Boulevard Bistro & Martini Bar (one of the best restaurants on the Outer Banks), Art's Place (a locals favorite serving great burgers for over 30 years and outside seating), and much, much more. If you are a surfer we have 2 great breaks just north and south of us. Or hunt for sea glass and the perfect conch shell to take home as a souvenir. Sweet Tea cottage is located in Kitty Hawk at Mile Post 3 1/4, so you're quickly at your cottage upon arriving onto the Outer Banks and it’s conveniently located to all Outer Banks attractions, restaurants and shopping.
