Family 3 generations
Perfect house for a big family, very comfortably, plenty of room inside and outside, nice terrasses. Fantastic pool. Beautiful landscape. Only minus is a bit far to supermarkets and restaurants, but cosy village Casaprota with a local bar and mini market close by. Very quick response to any questions we had.

Beautiful views
Lovely villa with beautiful views, lots of space and places to sit or sunbathe. We all loved the pool and the furniture was good quality. Big kitchen and choices for where the group could eat. We stayed in Rome before and this worked really well. Very relaxing. We are thinking of coming back.

Paradise!
We spent 5 fabulous days in this piece of paradise. Wish we could've stayed longer. Everyone is so nice , the house is perfectly supplied with everything you may need, the pool, the views, the flowers, olive & fruit trees ...I can go on and on.. It's quite a drive ( scenic though) and the local restaurants are fabulous! Thank you so much !

Beautiful villa in the Italian countryside
We we’re two families with four adults and four children from Sweden staying at the villa for a week. All of us loved the place. Beautiful surroundings, magnificent view and a perfectly sized pool. A large kitchen which was perfect as we love to cook. Went to the beautiful village Casaprota and had gelato and also bought some superb olive oil from a neighbouring farm. Great place!

amazing house in a beautiful landscape
- the house is perfect: spacious, renovated, air conditioned, all comfort available - the garden is amazing and the view is spectacular. There is a great pool. Everything is well kept - the location is quite remote: no nearby supermarket or restaurants (count at least 30 ' drive) -Visit to Rome: car to nearest station (40 ' drive) + train + metro = 2h15' or drive to metro station outside centre + metro = 1 h 15 ' Summarize: the house is amazing. It is the perfect holiday place when you like driving on winding (sometimes narrow) Italian roads

A relaxing and secluded villa in beautiful surroundings.
What an amazing villa. We had 2 weeks as a party of 12 (9 adults and 3 children). The house is well equipped for every occasion. Gianluca and Adolfo were very attentive and responded immediately to any request. The pool has fantastic views and we thoroughly enjoyed relaxing in and around it. The villa is very accessible for Rome (about an hours drive). We spent 2 days there with an additional day at the water park. (Hydromania). We would recommend a visit there. We love Italy and this villa did not disappoint.

An oasis in the middle beautiful countryside
Exceptionally nice place for your holiday. The villa was even better than we expected, really clean, spacious and very well equipped. The pool was big and clean with a spectacular view, actually I have never seen a better view from the pool. Gianluca (the owner) is very helpful and is helping you with any questions you might have, he even arranged a chef for us to make a superior dinner for our group. We highly recommend Giuseppe in case you are looking for a chef. Location is very peaceful but still close enough to activities and attractions, Rome is quite easily achieved by a car or taking a train from Fara Sabina. Highly recommended! Mika Karvonen Finland

A secluded gem
With magnificent views, this property offered all the privacy we required in an unspoilt part of the Italian countryside. Despite its gorgeous, rural location, the house was within easy striking distance of Rome by car and made a great base for exploring the wonders of the Eternal City. The facilities within the house made it easy to create family meals for our party of 12, with plenty of room to congregate or find a quieter spot. It’s various terraces offered many options to gather and enjoy the sun-dappled views by day and distant lights by evening. The huge pool was a constant draw for everyone. Even in the blazing heat of high summer, the garden offered shade and the house itself was cool throughout. The local area is unspoiled by mass tourism and many restaurants close by offered an authentic taste of Lazio.

Perfect holiday
We spent 2 weeks with 2 families (4 adults + 4 teenagers) in the Villa La Grisa. We loved it very, very much. The house was clean and very well furnished. The property is very well kept and the pool is great. The view is stunning and the silence is fantastic. We did not meet Gianluca personally, but he was always available and Adolfo took care of everything immediately. After a week, linen and towels were changed. Casaprota is a sweet place, well worth a walk through the old town. We have done this in the course of a unique evening in "La Maisonette". Here Francesco c0ooked for us at his home. Only the way to the house is not very easy and stony, otherwise you can recommend the house without hesitation.

Phenomenal family retreat
This vacation villa exceeded our expectations, in and out....stunning scenery and gardens.... the sounds of crickets and bees and the sights of swooping swallows and lightening quick lizards. The interior of the villa was bright and spacious and the beds were comfortable. We were far removed from the hustle and bustle of the big cities but were close to the small hilltop village of Casaprota where we could sit at a café in the plaza with the locals enjoying our cappucini and coronetti (5 cappucini and 4 pastries for 10 euros!!!) We could also purchase our bread, cheeses, prosciutto and wine nearby, The kitchen was well-equipped and we were delighted to have Gianluca's personal chef, Giuseppe( and Valeria) cook and serve a meal for us. We also had him return to teach us how to cook a 4 course meal. We ventured out for side trips in the mornings but our afternoons were spent around and in the pool where we drank in the spectacular vista and a few tasty beverages. Gianluca was quick to respond to email messages and he made sure our stay was as perfect as could be. This beautiful villa in a quiet, peaceful location allowed our family to spend a memorable time together without distractions. Our holiday here was exemplary in every way. Thank you, Gianluca... and Adolfo.

Un beau séjour de 12 jours à Casaprota. La villa est grande, propre et adaptée aux familles. La piscine est top. Adolfo est à l écoute et très sympa. Il manquait juste le bain à remous. Pour les runners, de belles sorties possibles avec un peu de d+.

Fabulous stay
Communication with the owners was second to none from the start, they were so helpful with recommendations and directions before we arrived and Mimosa even kindly met us at the square in Casaprota to show us the way from there to the house as it’s windy and potentially easy to get lost! The house is beautiful- the pictures don’t even remotely do it justice. There are lots of different places to sit and the pool is fantastic- big and with amazing views. The house is remote, bit of a walk to the village uphill and in August it was too hot for us to do so but the house is such bliss we didn’t need to go out much. I would recommend getting a small car if hiring as the roads are narrow and windy. Unfortunately we got a puncture on the tracks near the house but the hosts were so kind in helping us sort it out. The beds are all very comfortable and bathrooms are nice but the water pressure wasn’t great especially if more than one shower was in use at the same time. The kitchen was well equipped and there is a bbq too which we used. Dog tree in the garden was a highlight! All in all a blissful stay - thank you so much!

Great Villa in an optimal location
Villa "La Grisa" offers a combination of tranquility, privacy and sightseeing in the beautiful heart of Lazio's countryside. The house is all yours. It is very large and pretty and offers all the required necessities, as well as a large and beautiful garden and a private pool. The owners are very friendly and helpful, as well the local house keeper who lives nearby, and can come as you need. It is also located very well for sightseeing and hiking. Rome's center as well as the surrounding theme parks and outlet stores are around one hour drive from the Villa. In addition there are multiple natural and historical sights in the vicinity. The owners have prepared a very useful list of places you can visit, among others, the pretty town of Rieti and the Marmore waterfalls and the surrounding natural lakes and villages. Both we and our children have enjoyed our vacation in this paradise on earth very much and are already waiting to return.

A lovely stay
The house is lovely and larger than it appears on the photos. The pool is nice, large and clean and the garden beautiful. We so enjoyed picking fresh herbs and apricots and figs right from the trees in the garden. We are a large, extended family of 10 adults and 2 smaller children and there were plenty of room for all. The bathrooms and bedrooms were large and very clean and we enjoyed all the different seating areas around the property. The only downside - or tips for improvement - would be that the kitchen equipment need some additions (like a larger coffee maker, cutting boards, cups and glasses for instance) As a large family who like to cook the utensils were lacking. Also the poolside furniture would need some updating. A highlight of our week was when chef Guiseppe cooked and served up a real feast. He is highly recommended. In conclusion - an amazing week for all of us - and our hosts Mimosa and Geellee were wonderful and very accomodating both before and during our stay <3

Es war ein gelungener Urlaub. Die Lage ist einmalig zwischen Berge und Olivenbäume, großer Pool viel grün . Das Haus sauber und reichlich Platz. Die hauseigentümerin sehr nett , erklärte alles bei der Übergabe. Bei Problemen war Adolfo jederzeit erreichbar . Wir würden jeder Zeit wieder dahin fahren . Danke und viele grüsse Fam . Wonderful place for a retreat.
We enjoyed a week away from it all in Villa La Grisa... the house is nice, the garden wonderful, with fantastic views over the valley and hills that make this area so beautiful. Adolfo is the gardener, he is super friendly and drops by 2 times or so during the week to clean the pool... but you have 100% privacy! We find privacy important and so are very happy with Villa La Grisa.... and then the pool... fantastic. Amid olive trees, nice pool, clean and very big, 15m x 5m. The people of Casaprota are also very friendly. Casaprota is a small hilltop town. There are no tourists, so the locals really welcome you... in the mornings, we used to go to the bar on the town square for coffee and a tramezzino sandwich or a croissant. Then we would do a small trip to some of the surrounding towns like Montenero, Farfa etc... we'd have lunch on the road or at home (good supermarket 10km away or small grocery shop and bakery in Casaprota itself. )... in the afternoons, it would get really hot and so the pool was used every day. Our 3 kids loved it ! the area is beautiful, and more authentic than Umbria and Tuscany because no tourism... we went to visit Tivoli, the Abbey in Farfa. These are closeby and fantastic. The beds are really good, slept better than at home. There are plenty of terraces, plenty of terrace chairs and good-quality seats around the house. The house has a well-equipped kitchen and a large living-room. All rooms have good airconditioning. Until next year...

La villa a tenu toutes ses promesses
L'accueil a été très chaleureux. La villa était très spacieuse pour notre groupe de 10 adultes. Elle est située dans un cadre arboré et au calme et l'intérieur est agencé avec beaucoup de gout. Nous avons apprécié les commodités tels que le lave vaisselle ou le lave linge... La piscine donne sur la vallée. La voiture est indispensable pour visiter la région, et notamment Rome qui se trouve à un peu plus d'une heure. Nous recommandons vivement ce logement.

Blissful relaxing holiday
What an ideal location for a wonderful peaceful holiday. We were 10 adults and a baby and everything was perfect; the villa, the beautiful pool the views! Giuseppe and Valeria came and cooked for us and gave us a couple of cookery demonstrations, I so recommend this, it was such fun and so delicious. Beautiful part of Italy that I will definitely visit again

Great villa for a relaxing and peaceful holiday!
We had a fantastic week away in this villa (in the last week of May). It is a large house set in a beautifully tranquil setting, a really relaxing option for those who like to get away from it all. A car is essential, but you would want one anyway for getting to major sights such as Rome. It is ideal for two families (we were 2 families of 5); because the house has 3 bedrooms on each floor. The house was well stocked for cleaning equipment (something we have not experienced before), so initially we only had to worry about stocking up on food which was very helpful. The property has an abundance of seating options, so you will never be stuck for somewhere to sit and read a magazine or book. The pool is a good size. It is heated by solar panels, so at this time of year it was a little cooler than some of our children would have liked. However, it didn’t stop them swimming every day! As the first guests of the year, we encountered some early season problems, but Geellee and Adolfo were very responsive in providing solutions, which is all you can ask. We did not find the roads as winding as another reviewer has mentioned. We had a person in our party who usually gets very car sick on such roads and was dreading the journey, but she didn’t find these roads a problem at all. Perhaps it is just that we have experienced a lot worse on our travels, but the roads should definitely not put you off booking this villa.

Lovely, peaceful villa
We stayed in Villa la Grisa for 11 days, our stay was lovely, the villa is very spacious and there was plenty of room for our party of 10 adults and 2 children. The villa was well equiped to cater to all of our requirements. The views from all areas of the villa were absolutely stunning. You definitely need a car if staying here as the closest town was 10 minutes drive away, but here there is a small shop, bar and restaurants. The owner Gelle and the handyman Adolfo couldn't have been any more helpful, any issues which occurred were dealt with immediately and both parties were very knowledgeable. We were slightly disappointed with the amount of time it took to get to Rome, as the nearest train station 'Fara Sabina' is a 40 minute drive away and then there is a further 40 minute train journey to Rome (be aware the trains are every 30 minutes) however they do run late into the evenings which allowed us to spend a lovely night strolling through Rome. If you are looking for a peaceful and relaxing break this villa is for you!

Perfect Italian Vacation
We had several small families staying in this lovely villa and there was enough space for everyone. Villa is beautiful, very functional and well-maintained, just everything we needed! The garden is amazingly beautiful, real gem. We found the pool area very nice and good for kids (e.g no slippery tiles, but grass instead). It's hard to find better view from the pool than this property is having! Location is not very central, but that was exactly what we expected and hoped for. We enjoyed the serenity and away of everything feeling that this villa offers. The make our Italian get-away even better we had Giuseppe-chef cooking for us on two nights and lovely waitresses serving the food&wine. It was perfect Italian dinner in lovely garden. Lasagna was really to die for! We would highly recommend having Giuseppe over if you want delicious Italian food. Only regret would be that you can't take him home with you. :) Adolfo was taking such good care of the house and made us feel home. Communication with owner Gianluca was easy and he was very friendly and welcoming. It's not only house, but lovely people who makes your vacation unforgettable! Hope we can come back one day.

Great property and house, beautiful garden & pool
We had party of 9 people (4 adults and 5 children) and we enjoyed our stay very much. The house was very spacious and had everything we needed. Pool and the garden was perfect! Gianluca and Adolfo were both very helpful and made us feel very welcome. We had private chef Gianluca coming in one night to make us perfect Italian dinner. Highly recommended! If you want perfect getaway vacation in Italian countryside, this is place for you! There is not many places we would like to re-visit, but this place is something where we would like to see ourselves again!

A true slice of an Italian Paradise!
Thank you for a wonderful holiday! The villa was so so beautiful and we felt like kings looking down on our italian view with farmhouses and fields stretching out. A little neighbouring farm was a hit with the toddlers and the local town Casaprota had a little square where we drank coffee in the Easter sunshine. A car is a definite and be aware that google maps may say it's taking you to a local abbey or butterfly farm, but you might end up in a field or having to reverse down a tiny farm road! Also the windy roads are hell for travel sickness sufferers, so take some tablets. Just over an hour drive into Rome to see the sights or you can pop and see the local towns and villages. We went to a lovely cobbly town in Umbria with a fantastic cathedral. Another day we drove to a huge picturesque lake and even took a dive into the freeezing March water!! Overall a fantastic holiday. We would love to come back in summer and use the pool too! Thank you to Adolpho the handyman on call and Geellee who made sure we were fine and happy.

almost touching a piece of heaven
We enjoyed our visit to this beautiful house. It was very clean and Gianluca, the owner was always contacting us to see if everything was doing fine. We loved the amazing views and the hospitality from the people of the town, they were just a blessing for us. The house has all the items we need to cook and wash our cloth. This was a humble place near to heaven. Located aprox. one hr. from Rome, we drove a car but also we took a train . We enjoy to share with the local people, having a real taste of Italy, very humble , beautiful and helpful people. We enjoyed a lot to walk the St Francis of Assisi pathway, very near . We are planning to go back next year.If you like to take photos, this is the place !!!!!! you will see amazing views.

I am Geellee, I am a pharmacist and I live with my family in the historical downtown of Rome from Monday to Friday. Then finally we escape from the urban bustle on Friday, as we love to spend our weekends in the country with our friends and with our neighbors.

Why they chose this property

The real passion of all of us for country life and healthy lifestyles prompted us to build Villa Grisa in 2005, in the middle of our family olive trees, just where today we still produce our 'Grisa's Wild extra virgin olive oil'. We love this ancient county called 'Sabina' because despite the proximity of Rome, is simple land and tied to the traditions and roots. Villa Grisa with time has become a very elegant home, a wonderful, quiet place to spend a very relaxing time.

What makes this property unique

The view of the sunsets over Tiber and Farfa Valleys, silvery olive trees and lavender in bloom will leave visitors with a very pleasant memory. The garden offers offers memorable moments in all months of the year, expecially in spring with cherry blossoms and in June incredible swarms of fireflies. During the summer, then is the time of blackberries, figs and mushrooms. In autumn it is time for olive harvest.
