Chukar's Nest is located only six blocks from the Old Mill District, Deschutes River, Riverbend & Farewell Bend parks. It's also walking distance to the Hayden Homes Amphitheater. Our 1-level, 1459 SF custom home was built in 2005 and offers a great room floorplan, hardwood floors throughout, living room w/ gas fireplace, dining room w/ seating for 6, and a fully stocked kitchen w/ island seating & stainless appliances. It has newer memory foam mattresses & linens in the bedrooms. For your enjoyment, we also have a hot tub, fire pit, BBQ, and outdoor seating.
A keyless entry system gives easy access to the home. The home has 2-TVs, ROKU, cable television, Blu-ray player, and free high-speed Wi-Fi. The home is equipped with iron, ironing board, hairdryers, computer printer, extra towels and blankets, pack 'N play, high chair, youth sleep mat, and beach/hot tub towels. The hall bookshelf has a plethora of books and games for all ages. Our seasonal recreational equipment includes four 7-speed bikes, 4-bike helmets, 2-bike locks, bike pump, six 1-man and one 2-man inflatable floats, inflatable electric, car lighter and hand pumps, 6-adult life vests and 4-child life vests, ice chest, 6-low-back lawn chairs, and 2 sleds.
If you arrive late, we got you covered for the morning. We have coffee, teas, sweeteners, half and half, oatmeal, pancake mix, butter, and real maple syrup. There are also all the spices you would need for a gourmet meal, including olive oil and balsamic vinegar. Love to barbeque? Our propane gas barbeque is waiting for you to grill up your favorite dishes.
The home has a 2-car garage which fits a mid-sized car and is available for the storage of your outdoor equipment during your stay. To be respectful of our neighbors, we do not allow parking of RVs, trailers, or boats anywhere on the property.
During the summer when there are concerts at the Hayden Homes Amphitheater, the music may carry to the neighborhood. Didn't buy tickets but want to hear the concert a little closer to the venue? A few blocks from the house is a park-like grassy bluff on the west side of SW Chamberlain Street, between SW McKinley and SW Roosevelt, which overlooks the amphitheater. Take a blanket or chair, a picnic and enjoy the music. If you have binoculars, you can watch the jumbotron:)
PLEASE NOTE: The number of bedrooms and bed sizes accommodate six adults comfortably - THIS IS OUR MAXIMUM ADULT OCCUPANCY. Host kindly asks the guest who books, to not include the couch or an additional mattress (brought by the guest) to be used to accommodate their group of six. A floor/sleep mat and pack 'N play are available for a child or infant only. Booking the property is your agreement to comply with our 6-adult maximum occupancy. We reserve the right to cancel your stay, with no refund, should you add guests to your initial booking or have more than the maximum adult occupancy.
HOUSE RULES
BOOKING GUEST MUST BE 25 YEARS OF AGE OR OLDER and agrees to occupy the home during the booked dates and take full responsibility for all accompanying guests on the premises during the stay.
GUESTS - The booking guest agrees to not allow more than the original number of guests to be in or on the premises at ANY time besides casual visits. At no time is it permitted for more than six guests to sleep in the house overnight. A violation of a maximum of six guests is grounds for immediate eviction with no refund. It should be noted that the house is not equipped with baby locks or other childproofing. Parental supervision is required to ensure the safety of children, and the integrity of the property and its contents.
ARRIVAL & DEPARTURE - This vacation home is being rented for the designated dates only, with check-in time being 4 PM on the date of arrival, and check-out time no later than 11 AM on the date of departure. Early check-in can often be accommodated. We request you notify the host if your check-in time is going to be later than 9 PM. Due to housekeeping scheduling, there are no exceptions for late departures unless approved by the host. Unauthorized late checkouts will incur an additional fee.
SELF CHECK-IN - The rental utilizes a digital smart lock that requires a unique code to enter. This code is reset after each guest's stay.
CONTACT – We are available 24/7 by phone or text. We also have local property managers who live in the neighborhood that can assist as needed. We strive to give a 5-star experience. Please let us know during your stay if you have questions or concerns, so that we can address them immediately.
NO SMOKING OR VAPING IN THE HOUSE - No exceptions. An additional cleaning fee will be charged if evidence of smoking is detected in the home.
NO PARTIES, EVENTS – The home is in a quiet, residential area and we ask guests to respect the tranquility of the neighborhood. No parties or events are allowed. There are many establishments in Bend where you may host a gathering or social event. Outdoor noise needs to be at a minimum after 10 PM to abide by the City of Bend's Short Term Rental Good Neighbor Guidelines.
NO PETS - No exceptions. Pet(s) on the premises will cause immediate eviction with no refund.
HOT TUB – Hot tub hours are from 8 AM to 10 PM. Use is at your own risk, and you agree to adhere to common sense and safety precautions, including but not limited to the hot tub guidelines in the Chukar’s Nest Home Book. Please supervise all children. Do not sit on the hot tub cover. Leave the cover on the hot tub when not in use. Aqua Spa services the hot tub every Wednesday. A $95 fee will be charged if a guest contaminates the water resulting in an extra hot tub cleaning or draining.
BIKES/SLEDS/FLOATS/OUTDOOR EQUIPMENT – The property amenities are for guest use ONLY. Their use is at your own risk.
• Bikes, helmets, and locks are available to use. City biking ordinances include, but are not limited to, wearing a properly fitted helmet if under the age of 16. The bikes are not to be used off-road. Please lock the bikes when left unattended.
• Sleds can be taken to snow parks, etc. and should not be used on the street in front of the home.
• River floats and life vests are available for your use. There are a few rules you need to know before you float any body of water. Under Oregon law, all boats must carry a Coast Guard-approved personal flotation device (PFD) for every person on board or being towed. Children under 12 must always wear PFDs on a moving boat, including inflatable rafts and kayaks. Individual air mattresses, inner tubes, and floating toys that are tied together, count as ’boats,' and the PFD law applies.
• Stolen and/or damaged bikes, floats and outdoor equipment are your responsibility to replace/repair.
HOUSEKEEPING – The property will be thoroughly cleaned prior to your stay. There is no daily housekeeping. As a guest, you agree to maintain the home and its grounds in a clean and undamaged condition and fully accept responsibility for the house and its contents. Any extensive cleaning or damage will result in additional cleaning fees and/or reimbursement for damages.
NO GUARANTEES - We will make every effort to ensure the house amenities such as hot tub, bikes, fire pit, BBQ, Wi-Fi, etc. are available during your stay, but unforeseen events may occur. Their availability does not affect the house rental. We are not responsible for weather or airport-related travel issues. We highly recommend travel insurance for your stay.
REFUNDS, REIMBURSEMENTS - We understand that accidental breakage or loss of items from the home occurs from time to time and are tolerant of this. However, the booking guest will be responsible for the house, its contents, and surroundings during the stay. The booking guest agrees to reimburse the host for any missing or damaged item due to their negligence. Refunds during the rental period, for any reason, are at the discretion of the owner. ANY violation of these rental guidelines set above will allow the host to evict you, the guest, with no refund for days unused.
RING2 DOORBELL, EXTERIOR SECURITY CAMERA - The home has a Ring2 doorbell and exterior garage security camera for the safety and security of the property and guests. These are the only security/camera devices on the property.
ABIDE BY THE CITY OF BEND GOOD NEIGHBOR GUIDELINES - Guest agrees to abide by the following City of Bend "good neighbor guidelines' that include the following, and posted in the home's utility room.
• 24-Hour Contact Information. If at any time you have concerns about your stay or in regard to your neighbors, please call the 24-hour contact number listed in the rental lease agreement or posted in the unit. In the event of an emergency, please call 911.
• General Respect for Neighbors. Be friendly, courteous, and treat your neighbors like you want to be treated. Respect your neighbors and their property.
• Noise. Be considerate of the neighborhood and your neighbor’s right to the quiet enjoyment of their home and property, especially after 10 PM.
• Maintenance of Property. Be sure to pick up after yourself and keep the property clean, presentable, and free of trash.
• Garbage Disposal. Place trash and recycling containers at the appropriate place and time for pickup. Return trash and recycling containers to the designated location within 12 hours after pickup.
• Parking & Traffic Safety. Refer to the parking diagram posted in the unit and park on-site whenever possible. Do not park on lawns or in a manner that blocks driveways, sidewalks, alleys or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing.
• Tenant/Guest Responsibility. Approved guests and visitors are expected to follow the Good Neighbor Guidelines.
