Relax and renew in a classic, comfortable, updated lodge and boathouse directly on the MAIN BAY of Upper Higley Flow. Stake out your spot on our large, sunny private deck, tie up your boat downstairs, fire up the gas grill or go fishing from the dock! Watch some Satellite TV, listen to the Music Channels. or read in the quiet waterside garden - Also a good spot for the kids, complete with their own picnic table and firepit for toasting marshmallows. Sleep under fresh quilts and coverlets in Adirondack decor. Enjoy 180 degree water views. Cook in the updated, eat-in & fully equipped kitchen with a water view! Dive into deep water off the dock or walk into shallow water using our convenient steps. Amazing sunsets and starry starry nights. Breathe deeply, this is living!

We are a 15 minute drive to Potsdam or Canton and all of the cultural and educational events at our neighboring 4 colleges: Clarkson, St. Lawrence, SUNY Potsdam and SUNY Canton. We also are within 2 hours of Lake Placid, Ottawa and Montreal, all interesting and fun day trips. Be forewarned though, most people who come here just want to stay on the deck and relax!

Peak summer weeks are still available! We also encourage you to try the Lodge in mid-to-late August & September and experience our quietly beautiful Indian Summer & Fall Season. Warm days and cooler nights....... a gorgeous time to be here!

Week long vacation
We had an amazing week vacation. Cabin is very clean, plenty of sleeping arrangements for a family.. beautiful waterfront for the kids to enjoy the water whether they want to jump off the dock or wade in the beach area. Very quiet area.

Great Location
The owners were great, the location was as well. We loved the balcony/desk and spent lots of time there. The entry to the water was great and easy to use as was the Kayak. It was nice each room had a ceiling fan and box fans for use as well. The camp faces west, so that setting sun will really heat things up end of the day. The living room was nice and the furniture was pretty good! There was everything you would want there for seating, dining and grilling. Make sure to understand the layout of the property, one bedroom is in the lower portion of the boathouse, two good steps from being in the water. Which is great and not so great depending. Another bedroom is in a hallway that every one uses to go to the balcony and other bedrooms, so it's a bit of a thoroughfare. in the bunkhouse are 3 good sized bedrooms though. so if those meet your needs the others don't matter. The beds were awful, I had major lower back pain from the first night even though I had brought a foam topper; they badly need replacing. Unfortunately that pain really affected my vacation. This will vary per person, but is something to know about. The hosts did a great job letting you know what you were in for with the path into the camp in their pictures. The 'railing' on the path from the garage down to the camp was useless. Had I placed more than a light hand on it and had we needed it for true support, it'd have broken (dry rot). My 9 yr old nephew visited saying, that wouldn't even hold a baby, HA. Weird things kids say. The shower, I did learn my lesson to really look at it in the pictures (or lack of) and ask questions. It was a bit dirty too, but that can't really be helped since the access to it is near impossible. To get into the shower you have maybe 12 inches to squeeze in between the edge of the shower stall and the towel bars on the wall The shower opening faces a wall, with again, maybe 12 inches from 'door opening' to the wall. tricky at best! Not sure how a cleaning person would get in there, maybe with a long handled mop? or crawl? Some won't fit through to get in shower. I don't want to be all negative, there were many good things. But if you can't get a good nights sleep to enjoy your days because of the pain from the bed, showering is a chore, and when carrying all your stuff in and out you best have good core body strength as there is no railing to use for any assistance, it does affect things and the rating unfortunately.

Sunsets were amazing, swimming was awesome. Tried a little fishing, no luck. Camp was nice but a little outdated for the rental price. Lots of stirs to camp and water.

Best vacation!
We had an amazing time on the lake! We boated, fished and swam and it was beautiful! The sandy beach exceeded my expectations, and swimming off the dock was great too. The kitchen had everything we could need. The kids loved the unique set up with the bedrooms in the separate space. We made two day trips into the Adirondack Park, not too far of a drive to what we wanted to see. It was hard to leave the beautiful deck overlooking the water!

Tranquil Stay
Sunset Lodge was just the restful vacation stay we needed. Jon and Jane were quick to respond to any inquires. Our family enjoyed the kayak and paddle board. They fished, swam, played cards and just sat back and relaxed.

Beautiful scenery
This property is unique, i do not think it deserves a bad review by any means but given the chance I don’t think I would rent again. I was disappointed that we did not have access to the top balcony that showed in the picture, and access getting all of our stuff in was difficult with the walkway and stairs. It is an older property by the smell of the musty air that hits you when you open the bedroom house door. The main area (living rm, kitchen, 1/2 bath and small bedroom) was perfect for the amount of people we had, the other building holds three bedrooms and the full bathroom which I would not call a full bathroom, the shower stall is way too small and had mold on the walls. The cleaning is definitely not up to my expectations at all, but everyone does not have the same expectations I guess. There was a kayak and paddle board to use which was nice, but the water was too rough during the day to kayak, which was disappointing, and from a person who experiences vertigo the dock was just too unsteady to use. The sand walk in was nice and convenient. We did have the campground manager yell at my kids and adults that were taking a walk around the campground, that they can only walk on the main road…. we were not made aware of that. And don’t get me started on the spiders! Everywhere…. three bites in the back of my head for a total size of a golf ball, now before anyone gets started on me, I know I was in the Adirondacks, I have stayed at many water properties but have never seen so many spiders inside and out….again it was a unique spot and some may really like it, just for me it was a one and done. The owners replied quickly before and during our stay with any questions and were helpful.

Great place for families!
Me and my adult children, and 2 of my granddaughters spent a wonderful week at this camp. The house was perfect, th he weather was fantastic. But the beach was amazing. My 2 yr old granddaughter is in love with playing in the water. I was able to swim with her because the beach was shallow enough and the sand was so soft. The water is clean and clear. The park next door is so quiet you dont even know there is anyone there. I would highly recommend this camp to anyone looking for a nice peaceful get away. The owners were very good about any communication. They also supply just about everything you need..will stay here again.

Exceeds expectations!
Jon and Jane are terrific, accessible responsive hosts, cmitted to ensuring all our needs were met. This was the first reunion for our family of five (3 adult sons and us 2) since Covid separated us, and the space was perfect in every way: location (literally ON the water...it IS a boathouse, after all), and an easy drive to grocery and restaurants and such in Canton and Potsdam, ~1 miles away, AND easy drive to hiking, waterfalls, peaks, all the ADKs have to offer; space (4 private bedrooms, one of which is very private and in the boathouse, plus 2 more beds if needed, in living room sofa and a walkthrough den); host responsiveness (Jon and Jane answered all our questions quickly, keep the place clean and wonderfully well equipped in all ways).

Summer fun
Been staying here for years. Took a break the last several years in which time the property changed hands . It was a nice stay because the location of this camp is ideal. How ever was hoping for a few changes ie: time for new mattresses the beds are really uncomfortable. Also the bathrooms were not as clean as previous owner and it’s definitely time for some updates . Otherwise love Sunset Lodge . Holds many great memories!

Outstanding View
Spent a lot of time enjoying the view of the water from the living room and deck, especially the deck. Took a boat and luckily ran into a local at the launch who gave me info on where NOT to go. Everyone we talked to was very friendly. Located on the back side of a small camping area which was very quiet during our entire stay. Plenty of privacy. Living and sleeping areas were separate but not inconvenient at all. A/C in the kitchen didn't cool the entire the entire living area, especially on warm, sunny afternoon / evenings, BUT there were plenty of fans. The water was perfect for cooling off after a hike or fishing in the row boat. Had a great time.

A relaxing retreat!
My fiance and I had to postpone our wedding so we were looking for a place to get away and relax a bit. This place exceeded all expectations. It's true that once you arrive you're not going to want to leave. We spent our days kayaking, relaxing on the deck, and driving into various areas of the Adirondacks for hikes. With occasional rainy weather, the living room was a perfect spot for board games, with views of the water on three sides. We cooked most of our meals at the house, so we were grateful to have a kitchen stocked with plenty of cookware. The owners were so thoughtful and reached out to us to make sure that we had no problems checking-in and out. They even reached out to us to make sure we knew how to work the heaters when they noticed that the temperatures were dropping one night. We can't recommend this stay enough!

Lakeside charm
We really loved staying at Sunset Lodge. The place was so charming, built in the 40’s and thankfully the charm is still intact, thankfully left in that era over these years. It is so homey and Comfortable, with so many well thought of details as well such as tissue boxes everywhere, darling patchwork quilts on every bed, plenty of outside furniture to relax in and enjoy the incredible position of the boathouse over the water. You sleep in the bunkhouse and get up each day, walk a few steps across the perfectly sized deck to get your coffee started in the well-stocked kitchen on the second floor of the boathouse, and enjoy drinking it in the living room with a water view on three sides. They have a really nice new grill on the deck and a shady spot under an awning where you can have your meals at a family-sized table. On the other side of the boathouse is access to the water and another dining area with a bunch of Adirondack chairs and a fire pit with a lovely garden at the bulkhead. No need for bottled water as it comes from the well and is delicious! We loved hiking about 10 min away in Stone Valley, going three times two explore different parts of it and thinking They were all the prettiest trails I’ve ever seen. We had a nice dinner at Jakes on the Raquette River which was also a short drive. The owners, Jon and Jane, were very accommodating and very responsive to any questions we had. My only complaint was was the mattress in the front bedroom in the bunkhouse needs replacement. You don’t need to bring much with you which is good because you can’t park where the guest lodging is and need to go down some stairs. But in spite of those little complaints, I didn’t want to leave and would be delighted to return!

A beautiful and unique spot.
The deck of Sunset Lodge is literally perched over the Higley Flow, a large body of water that offers opportunities for fishing, swimming and boating (the boating gets noisy on the weekend but is very quiet during the week). The house was perfect for the three of us, but can accommodate more. Lots of spots to sit and relax, all with views of the ever shifting water. The house was clean, rustic and comfortable. Nothing fancy, with some of the typical quirks of an Adirondack "camp" house (tiny bathrooms, small hot water heater etc.). Not much to do nearby, especially with COVID, but if you are looking for a beautiful place to stay put, it is a good fit.

Made great memories!
Our whole family was able to relax and enjoy a weeks vacation on a beautiful lake. The sleeping arrangements worked well with a baby, young boys and adults. There is space to spread-out and to be together. I highly recommend Sunset Lodge!

This is an amazing camp with one of the best views and locations on the lake.
Sunset Lodge provided a wonderful family vacation! The camp is equipped with everything you need and the owners are absolutely fantastic people that pay the upmost attention to detail to ensure your family is comfortable!

Sunset Lodge
We had a wonderful stay in August. The serene setting of the boathouse, the sound of the water and the smell of the trees, made us feel we were transplanted into a storybook. We spent many afternoons on the deck relaxing and reading books, eating dinner and soaking in the view. The sunsets were amazing!!! My kids enjoyed the rowboat and fishing off the dock. A dip in the river was always refreshing. I also found different spots to meditate each morning. House is fully equipped, each room had beautiful quilts, vintage photos and pictures. The quality, amenities and location were a terrific value. The owners have thought of all the details to help make it a home for their guests. Highly recommend!

Relaxing Getaway on Higley Flow
Sunset Lodge is a relaxing, comfortable camp on Higley Flow. My wife and I spent the week there with three kids - two teens and one preteen, as well as having my mother visit for a few days. There was plenty of space for everyone - from the 3 bedroom sleeping area to the waterside boathouse bedroom or the study off of the family room. The camp is furnished and decorated with items collected by the owner's family over the years, giving it that charming, comfortable feel of a Northern NY seasonal camp. The large deck overlooking the water has lots of comfortable chairs to relax in, watch the boats on the water, catch some rays, or enjoy dinner with your guests. There is a nice dock to swim from, tie your boat to, or do some fishing from. You can also walk in from the shore on the nice sandy-bottomed waterfront. There is lots of water to explore in the area, both above and below the dam if you bring your kayak or canoe. You can also take the camp's row boat out for spin. The camp is fully equipped with everything you need for the week, and the Potsdam and Canton areas are close by if you want to go explore the local shops or need to stock up on groceries or beverages. The hosts are available just a couple of miles up river if you have any questions or need any assistance, and are wonderful people to know. We can't wait to return to Sunset Lodge for another week of fun this summer.

Hidden Gem in Colton NY
This is a "one of a kind" camp that literally overhangs the water. We've rented it for several years and can't imagine staying anywhere else in the area. The deck provides ample space to BBQ and watch sunsets. The kitchen is fully stocked if you choose to cook. The view from the living room is beautiful - all you see is water on all sides. There's a dock to swim off of and a private beach to easily enter the water or kayak from. Feel free to bring your own kayaks or motor boats. Waterskiing is a common activity on the lake. It's an easy drive to Potsdam and other towns for restaurants, pubs, local colleges and hiking trails. Diane and Tony are responsive owners who provide everything you need to have a wonderful vacation.
