Property is at the end of the road - literally. Beautiful setting with a lovely porch and fire pit. Everything is as shown in the VRBO site and we enjoyed our stay. Owner was very communicative and helpful
This place was everything we could’ve hoped for! From the gorgeous views of the mountains, to the mule deer that came thru the yard, to the field full of prairie dogs next door and the peace and quiet to be able to enjoy it all… it was almost heaven on earth!!!
House is very spacious and very clean, great location to the BLM with it being on 24 road, great space, back deck, yard and room for trailers that we hauled bikes out from St. Louis . Will be staying here again next year!!

Great place
The house was great! We enjoyed our stay. We loved the quiet country feel of the area. House is spacious and clean. Check in was a little rough but it all worked out.
Our group loved the house!! Great bedrooms, hot tub, and great layout. Cindy was great to work with and was very communicative. Would definitely love to return. Gave accuracy of listing 4/5 stars only because there was actually an extra bed that wasn't listed, and the house was roomier than what we expected based on the photos, both of which were actually a pleasant surprise.
We did not end up staying at the property. There were no clean towels in the bathrooms. The hot tub was cold and the host did not respond. I am asking for a full refund.

The place is beautiful and very clean. There are so many little surprises around every corner! We had 10 adults and three kids and the property fit us all very comfortably. My only slightly negative thing was that the sprinklers must have come on at least 4 times on Saturday so it was very wet on the back lawn. The kids still played out there but it was super mushy and got muddy.
The beds were very comfortable. The property was located at the end of the road so it was very quite. Lots of big tree's on the property provided shade and the back yard was huge, my grandkids loved it. The only draw back was the front steps are very high, we had a couple of family members that use walkers and this was a bit challenging for them. The swamp cooler pump quit working while we were there, I contacted the owner, they got someone out to fix it right away. It was a great stay & the owner's were very friendly and easy to deal with. I would recommend this property and would stay here again.
The pictures do not do this property justice . The location by the mountains was breathtaking and private. We enjoyed sitting on the back porch with fire and the relaxing hot tub. The fire pit downstairs was fun place to gather for s’mores and the entertainment room and bar downstairs was so fun. The kitchen was fully stocked for cooking and the upscale decor really impressed our guests. The beds were all extremely comfortable especially the master suite. Bathroom has dual showers which I now want at my house for sure so nice! For the kids, the toddler room is absolutely precious and a bonus playroom also. Older kids will enjoy all of the tv’s and WiFi worked perfectly. We enjoyed all the space for everyone and it was extremely clean.
I have stayed at many VRBO properties and this is by far one of the best!
Shared this house with two other couples. We were attending Country Jam Colorado and needed a large house. Check-in was a little awkward and we contacted Martin, the owner. He came to correct a couple problems and was a very nice and courteous person. Frankly, we enjoyed meeting him.
The house is huge. We all had ample space and bathrooms to use. The house is well stocked, including pots, pans, dishes, spices, and just about everything else one would expect in their own home.
Other users complained about "air conditioning". The house uses a "swamp cooler" and it kept the house cool to cold during 90 degree heat. You just need to know how a swamp cooler works. This is the correct cooling device to have in this type of environment.
The hot tub worked great and is large enough for all of us.
If you have children, the yard is very large, fenced-in and the kids would have plenty of room to play on a grassy lawn.
Walk-in showers are built for two, so that was fun.
Our only real complaint was that there are so many televisions in the house that we got confused on which remote(s) went to which televisions.
We thought that the owners were good people and more than willing to address any concerns, comments or whatever we had to say. They were friendly and prompt. Good folks.
Finally, the location was perfect for our group. Near the end of a road, quite private and quiet. Nice views and relaxing. Close to all we wanted to see and do.

Family time in Grand Junction, Colorado
We were displeased with our VRBO. The home was large enough to accommodate our group. We were in Grand Junction for a Church convention which lasted 8 days.
This home could be spectacular if it was kept up. It is in great need of some TLC. It is starting to fall apart in many areas. A home of this size should be equipped with Central Air and not with an evaporation cooling system. We had problems with cooling the house from day one of our stay until we left.
One of the bedrooms lights or ceiling fans would not work, even after we let the owners know from day one. They never came out to fix the problem.
The water heating system failed towards the final days of our stay and because it was Sunday, it could not be fixed. So, it was either freezing cold showers or no showers at all. We had to boil water on the stove to clean dishes the old fashion way.
The website listing needs to be updated, because it shows the workout room with a treadmill which has been replaced with a weight machine. Everyone was going to use the treadmill to exercise and there was none as advertised.
My recommendation to others, would be to look at other homes in the area, until this VRBO's issues have been fixed.
This was an amazing home to host a big family for a holiday weekend. Our home can’t accommodate our 6 kids and their spouses anymore. It’s a perfect set up for entertaining. It is located just enough out of town to be private and peaceful w/o being inconvenient. Clean and comfortable accommodation. Kitchen was well stocked for cooking meals and the hot tub was a big hit! We had on small dog and he loved the fenced in back yard. Had no problems with him getting out! 10/10 would recommend!
My friends and I had a great trip with easy access to amazing mt bike trails, golf and food. When the day was done the yard was great for games and nothing beats a hot tub with a view as the sun goes down. Would rent again!
We enjoyed the stay and would definitely consider staying here again. I would recommend some updates to the outside porch area and the deck outside the main bedroom. It is such a beautiful view and would increase value with updates. Personally I would trim the bushes by the back porch so more of the view could be enjoyed. We loved having coffee out there in the morning and wine in the evening. The owner was very responsive. The views around you there are stunning.
We enjoyed our stay in this home and liked the location. It was well suited for our big group, but unfortunately the fee over 10 is pretty steep. Didn't have the best of communication with the owner as there was a misunderstanding on her end that ended up costing us more money, his she did end up working a bit with us. It didn't have any storage space for bikes which was not good with expensive bikes, so we brought them into the home which the owner noticed on the doorbell camera and called us on it. I just didn't feel like we had much privacy with that camera, but other than feeling like she didn't trust us, we didn't get charged for bringing them in since we kept the place clean. Overall it was a good stay, however, and we appreciated that it did accommodate our big group and liked the location near 18 Road biking.
We were in Grand Junction for a family wedding and made a week-long vacation out of it. Two of my sisters and their husbands stayed at the property with us. Very spacious house, with super comfy beds, a quiet neighborhood, and easy driving distance to local attractions. We visited Arches in Utah, Colorado National Monumnet, and many other local attractions. We loved that there were condiments provided (although it would be great if this was advertised because we purchased a bunch before heading to the house). We loved watching the prairie dogs in the neighbor's field. The only thing that wasn't very clean was the hot tub but one of my sisters decided to clean it herself so after that, it was good to go.
check-in was seamless and communicating with the owners was great! Overall an excellent stay!
Great house for mountain biking GJ, Fruita and Moab
The house is large for big families or a get together. We had 6 people and there was plenty of space for everyone. We spent days after mountain biking hanging out listening to music in the basement.
We would rent the house again for a future trip to ride the trails around Fruita.
Cindy was an excellent host and responsive to all messages and questions.
FYI - The house has settled and the deck off the master bedroom should be avoided. It is not safe to use it.
The property was large, clean and great layout.
The place is set up for entertainment, host seems to be very easy going. Had no issues. Not too far out of town. Lots land, great hot tub and outdoor area.
Our stay in Grand Junction was very enjoyable. This home had some pluses and a few minuses. The pluses were the availability and responsiveness of the owner, the view surrounding this home and the quietness of a rural setting. The fixable minuses that impacted our stay were communicated to the owner privately with specifics to which she thanked us kindly. The main negative that future guests need to be aware of is the downstairs bedroom (king bed) is nonconventional with no windows. The swamp cooler did not cool the room nor was there any available ventilation through nearby windows or doors (no screens) so the room was too hot for us to use. (maybe OK for someone who likes to sleep in warm rooms) Luckily we had a small enough group where the affected couple just moved to an extra queen room on the first floor.
We had a wonderful time with friends and family! The back porch was our gathering place, where we enjoyed the fire at night and played cards or told stories. We enjoyed breakfast and coffee in the mornings with the view and watching the prairie dogs and deer, along the backdrop of the mountains. It rained some and we saw a double rainbow over the mountains. We had plenty of room and the kitchen is well stocked with essentials like spices and standard refrigerator items, which we added to! Check the fridge before you buy stuff!!! Everything was at our fingertips, it was quiet and beautiful. Close to Fruita and Grand Junction. We enjoyed the Farmer's market, the distillery down the street, and many restaurants! We went to National Monument (just a short drive) and to Moab, UT. This is the perfect place for friends and family!!! Tons of room!!!!

Changes that need to happen
Basement - no cooling and very hot / two bedrooms upstairs very hot with no cooling / two bedrooms had all the cooling and sometimes too much / sink in forward bathroom required you to be 7 foot tall / garage was locked off and should have been available / kitchen and dining room hot / flowers, plants and grass left to die out / bbq very dirty / spent half a day chasing flies in the house /
This home is beautiful! There is everything you need to make your stay perfect. The hospitality of use what you need from pantry is above & beyond! The large fenced in yard & hot tub were perfect for the grandkids to play & enjoy their stay! I would highly recommend this home, and will be back to stay on our next trip to Colorado
