Perfect location for privacy and closeness to Woodstock and Phonecia.

Perfect location in the woods with privacy, but near to Woodstock and Phoenicia to get out and explore the towns and surrounding areas. The house was very clean and had everything we needed. Loved the large windows in the living room to look out and the large kitchen. The host provided ample information about places to visit and made the whole process very easy. It was overall a great experience and we hope to stay again.

Ideal Getaway Spot

A great place to stay to experience the Woodstock/Phoenicia area. The cabin is secluded but not too far away from neighbors. The home’s layout is perfect with great views of the mountains offered from nearly every room. The well appointed open format kitchen with high ceiling is perfect for cooking meals with family. We are a family of five with dog and were very comfortable staying here, the size of the rooms and layout gave everyone plenty of space and personal time to unwind. It’s obvious the owners love and take great care of the house and property. Had a great stay here and look forward to doing it again. Overall highly recommend.

Wonderful Willow Weekend

My Family and I really really enjoyed the lorng weekend here. We had not been away together for two years and needed rejuvenation badly. The property was perfect. Secluded, surrounded by nature, and serene. The house was very clean, the beds and bathrooms very fresh and tidy, and the kitchen area was open and fun. The pantry was well stocked with everything you would need to do all meals at home. It wasn’t cold enough to use the fireplace, so we didn’t have a chance to enjoy that aspect, but we did hike around and enjoy the foliage. It was a perfect weather weekend and the colors of Fall really were magnificent to behold. The Phoenicia Diner was a fun place to eat with great food and good service despite being really busy. Our host Karyn was really cool and communicated with us very professionally and promptly It was a pleasure to deal with her.

Just absolutely perfect

We had all the information we needed to stay warm, fed, comfortable, and informed (PDF, maps, books about the area). The house is beautiful and has all the amenities one could want. Feels like a home, not empty as some vacation rentals do. Loved the sauna! Looking forward to returning when the trees have leaves and flowers are blooming.

Perfect!! Great location near outdoor activities, shopping and dining. Host is exceptional!

This is the perfect spot to explore the Catskills. Near everything. But what makes this house special is the quality of the property with upgraded features and critical facilities such as on demand hot water, good water pressure,high end sauna that heats up in minutes . This property doesn’t feel like a VRBO rental but family home. Host is available 24/7 however everything is perfect so only reason to contact her is to say thanks.

A beautiful peaceful retreat

Willow appears to be a sweet spot in the Catskills, as it’s neither too secluded nor too developed, and this pretty house sits on a particularly prime piece of land. The evening of our arrival, I stood in the front yard and just listened—there wasn’t a single sound that didn’t come from a living creature. I recorded four whole minutes of organic pastured peacefulness on my iPhone, just because I could, and didn’t hear a single car or aircraft for the duration of the recording. Just the quiet and calm I’d been hoping for. The house is warmly furnished and beautifully appointed. The kitchen is nicely laid out and had a better array of spices, knives, and pans than most vacation rentals. It was easy to cook there. All the fixtures in the house are modern and in working order, though there are so many light switches I’m not sure I could ever learn them all. (I’m fairly certain that if you flip them in just the right combination, a hidden door opens to a secret temple.) The house was bigger than we needed, and we barely set foot on the second floor, except to use the extra bathroom. The sauna was an unusual treat for us--just the thing for a cool rainy afternoon. My wife also enjoyed the hammock in the screened-in porch, where she sat with her laptop for a few hours one afternoon and got some work done. The windows and fans allow for good cross-ventilation in the house as a whole. Even though a couple of days were hot, we never needed to run the air conditioner in the bedroom.  My only minor issue was the bed, which is a double and not a queen—probably fine for most couples if one of them doesn’t suffer from Periodic Limb Movement Disorder. My wife mostly slept on the futon couch in the living room, which was reportedly very comfortable. The mattress was also a bit firm for my taste, although not uncomfortably so, and the upstairs mattress is even firmer. But despite a few very minor quibbles, we loved the house and the surrounding area. Do yourself a favor and read the helpful and thorough notes that Karyn provides on everything from using the facilities to a guide to the Catskills, as there’s lots of useful information. Karyn is also extremely responsive, a very good host.

Charming home, terrific location. Great find.

This home was a lovely place for my family of four to stay for the week. Our children (ages 3 and 6) had a ball playing in the yard and swimming in the neighborhood pond, where they looked for tadpoles and salamanders. The house was cozy, comfortable, well-maintained with a well-equipped kitchen. The location is secluded and serene but it is also a quick drive to the towns of Woodstock and Phoenicia. Also a great jumping off point for beautiful hikes and kayaking. Karyn made everything easy for us and was generous in providing information about the area and nearby activities. All we had to do is show up and enjoy. Highly recommended for a family getaway.

Fantastic getaway in the woods!

We stayed at this fabulous home for over 10 days. The property was beyond our expectations. It's spacious, earthy, and clean. Through the many large windows on the sides and ceiling of the house, we felt embraced by the surrounding canopy of deep woods populated by deer, wild turkey, chipmunks and colorful birds. The place is very quiet and private. There are four decks to choose from, one of which is on the second floor. The kitchen is very well equipped; and we really enjoyed using the sauna and the steam shower. The location is minutes away from either Phoenicia or Woodstock, and very close to a monastery and wooded trails. The owner, who is not on the premises, was very accessible and provided ample information about the area and the house. We loved it, and highly recommend this residence for a short or long stay.

Everything you can imagine - it's there

First of all, it was just a pleasure dealing with Karyn. She prepared very detailed instructions on how to get to the property and what needs to be taken care of on arrival. We had no issues whatsoever. The house was clean and extremely well prepared. They had everything from spices to shampoos in case you forgot your own. Even small branches of wood were nicely piled next to the wooden stove. House had many books on food, outdoor activities and entertainment in surrounding towns. Even food menus from local restaurants were collected in the folder. Not to mention sauna and steam shower - what a perfect way to end the day after a long hike in the mountains. I rent properties of my own and I have rented many similar houses in different parts of the world, but I have never seen so many small details in one house that made the whole experience unforgettable.

Beautiful forest getaway near Woodstock

This property is located in a perfect spot 15 minutes away from the cute little towns of Woodstock and Phoenicia but in the wilderness so you feel like you're completely secluded. Loved all the windows it felt like we were sleeping in a forest. We had perfect weather and clear skies and enjoyed viewing the stars. We also enjoyed hiking Overlook Mountain and kayaking from Saugerties. Both great suggestions from the owner.

Cozy, private getaway with lots of options for good times!

We stayed at the cottage for a week during winter school break and could not wish for a better place to decompress and spend quiet time together as a family away from NYC noise and hustle. The House. The owners take great care of their home, it's meticulously maintained, has very well equipped kitchen, both bedrooms and bathrooms have plenty of linens, towels and you don't have to worry about stocking up on self care basics like good quality soap, shampoo, TP etc. We were there right after the "snow storm" and everything you could think of one needs during the cold time of the year was readily available to use and in tip top shape. The house has a very "home-like" feel and the owner's love for it shows. We have rented plenty in the Catskills area and this is the 1st home we will consider for our next rental. Hopefully we will have a chance to visit during the summer time. The Owners: very friendly, lovely couple, responsive and responsible, had everything ready as discussed and in time for our arrival. Were kind to let us be flexible with our arrival and departure times. just a great overall experience. The Area: this is a unique area in a sense that it is very close to several villages, allowing you to shop, eat out and get access to town amenities, while the property itself feels very secluded and serene. We appreciated the ability to get on a good hiking trail as well as just wondering around near the property in the woods with out 5 year old. I would highly recommend this place for those who are looking for the "best of both worlds" so to speak. thanks you Karyn for letting us use your home and we hope to come back!

Ideal hideaway

Karyn's house was the perfect setting for five quiet and relaxing days and to ring in the new year. We were lucky to have snow which made the views of the woods even more lovely. We loved the sauna, the wood burning stove, the well-appointed kitchen, and Karyn's varied music collection! The location is great for accessing both Woodstock and Phoenicia. Would highly recommend and hope to return in summer to take advantage of the screened in porch and upstairs deck!

Fantastic Stay

My husband and I get away to the Woodstock area frequently and loved this particular property. Although the home is about 15-20 minutes outside of Woodstock, it is in an incredible place for hiking with the dogs on the property, as well as nearby lake. Peace, quiet and a great set up for cooking and relaxing. Fantastic communication and perfect instructions - all we needed for a terrific few days away! Highly recommend.

Amazing house in the mountains!

Upon our evening arrival at the house on Grog Kill Road, we were greeted by the duet of two great-horned owls perched somewhere high in the trees above us. Our 2 year old totally lost it- her first owl hoots! She joined in as we made our way up the front walk. I don't think Karyn, the host, can guarantee such a reception for everyone, but it was the start of a lovely fall weekend at this oasis in the mountains. Perfect size for our group of 3 adults and the little one (plus a small dog who was totally thrilled with exploring all the rocks and roots- and chipmunks- surrounding the place). Well-stocked pantry with more pots, pans, and charming coffee mugs than you could possibly need. Windows everywhere make you feel like you're sitting in the middle of the woods. In warmer weather, the screened-in porch would've been our living room (alas, the temps dipped into the low 40's, easily handled by the heating system). Centrally located to Woodstock, Phoenicia, some pretty great hiking trails (the quieter Willow Trail to Mt. Tremper and its fire tower is not even a 10 minute drive away), and markets (Sunfrost Market on 212 on the way into Woodstock is great for produce and ready-made foods). We rent from various sites 3-4 times a year and Karyn was, by far, the easiest owner to work with- friendly and fast communication. Well-prepared info and advice about the house and what-to-do's during your stay. Wonderful time.

Great house, great hosts.

Everything about our experience with this rental, from the house itself to the hosts and their communication, was perfect. It is a tranquil and sublime home that is set in a private wooded area but not too far from the town of Woodstock. It was exactly what we were looking for. Karyn is an excellent communicator and was very responsive and made sure we had everything we needed. Would definitely return!

Great house and location! We had an amazing time here

The house was beautiful, big but still cozy. There is a great little pond nearby and The screened in porch was perfect for evening hangouts. The sauna was such a nice touch. We used it multiple times a day.

Comfort, Calm, Beauty

This beautifully situated home is a comfortable oasis. We spent 2 weeks here this summer and wish we had had more time to enjoy the property. The windows in the bedroom make it seem you are sleeping in the woods. The skylights are wonderful for gazing to the heavens. We mainly relaxed and read; cooked in the well stocked kitchen; took lovely walks to the pond so my dog could swim. It is close to all the activities and restaurants available in the Woodstock area, so we could pick and choose if we wanted to retreat or go have the terrific homemade ice cream in town! Karyn was responsive to work with. easy to reach, a pleasure to deal with. We had a wonderful experience and will be back.

A Little Piece of Heaven

We had an absolutely fantastic stay! The property is peaceful and well maintained. As busy NYers, it was just what the doctor ordered to unwind and relax for a long weekend. Karyn was helpful and accommodating, and easy to reach and work with. She graciously mailed me several items that we had left behind. I highly recommend this property. Family adventure

We had the best time ever at this house!! Beautiful big open plan kitchen where we cooked breakfast each morning, sunset drinks in the garden and bbq every night! We loved the little room with open windows which had mesh to protect from bugs so it felt you were outside when you were actually inside ! Netflix was great for our kid. The upstairs room was awesome and that's where our 5 year old slept. Many decks and large windows! When we lay in bed in the morning we opened the blinds and saw deer walking around the garden. We had a car and drive each day to elka park for hiking! It was the best vacation ever! We will definitely be back!

Loved it!

We spent a memorable, magical Thanksgiving at Karyn's house in the woods. It is such a comfortable house we could have easily been happy staying put, but then we would have missed the incredible hike to the top of Overlook Mountain, the amazing meal at Cucina's, meandering around the Tibetan Monestary, or the excellent bookstore on Tinker Street. This is a stellar house in a beautiful area. We've only scratched the surface and look forward to a return visit. Karyn is a joy and made planning this trip easy.

Why they chose this property

Everything about the Woodstock location is great. There is a progressive spirit and a rich array of cultural activities -- art galleries and crafts shops, music venues, film and poetry festivals, outdoor concerts and plays, and much, much more. The restaurants are great, as are the farm stands and food shops. The world-class Emerson spa is less than 10 minutes away.

But it's just as easy to skip all that for a nature experience. Hiking trails begin in the back yard, which abuts public lands. The Catskills are rich with hiking, swimming, and biking opportunities. Star-gazing and sunsets can be extraordinary. Set back in the woods, the house is utterly tranquil, yet it is a short drive to civilization at its best

What makes this property unique

A loop walk through the neighborhood, up a mountain road to a great vista... a drive to Woodstock for the film festival or an outdoor summer concert....
