The home was beautiful and that view!!! What a fabulous property and the pool was just amazing. We loved every moment and Riiah and T’ya were just delightful.
We loved our stay! Views are wonderful from every room! This house is super comfortable and has everything needed to cook lovely meals. They had amazing people who came and helped us with our 2 week stay and they made all the difference since we just wanted to chill there and enjoy our time with family.
Beach access was a challenge for our oldest guests, but others enjoyed the steep 180 stairs. Driving to the beach required 4WD skills or a short steep hike from the pavement.
The driveway was also a challenge for our group. It is very steep with a tight gravel turnaround. Our taxi driver refused to go down it with his 12 passenger van.
Thank you so very much to the owner for allowing us to stay at your incredible home! The design and layout create a magical environment and the views are truly amazing. We felt so privileged to be there! Riiah, the property manager, was perfect- excellent communicator and great service. She arranged everything we needed and the private chef (Meow) was just superb and fun. Norma, the housekeeper, did a wonderful job and Lenny was a gem. I have to first give a shoutout to the property manager who was most attentive to every detail that we requested, including a xmas tree for our family at the last minute. We arrived and were stunned at the beauty of this home and our views. We loved getting our exercise walking down the many stairs to the most pristine beach. Take a stick or pole to gentle place spider webs out of the way. Just an incredible xmas vacation for our family of 7 adults. We even braved a van and drove a short distance to everything. Don't miss the Dove rest. Only downside is no use of their washer/dryer but for a small fee they will do your laundry and it is worth it they are so good. Same day.

The property was beautiful and exceeded our expectations. The listing is accurate that it is a steep walk to the beach, but it is beautiful and worth it.
I would just encourage any guest staying to ask what things are available in the house such as spices, condiments, extra toilet paper, etc. We failed to ask in advance so were in a pinch when we went to cook because we hadn't thought through purchasing oil, salt, pepper, coffee filters, extra toilet paper, etc. It wasn't advertised that those things were available, it was our fault for not asking. I would just encourage future guests to ask.
We will stay again if we visit Tortola! Beautiful property and very comfortable. We absolutely loved hearing the crashing waves. I would love to bottle that sound up.

2023 VIlla Kai Tortola BVI
Day 2. Annoying beeping coming from laundry room near pool. I looked inside to see if I could turn something off or to figure out what it was to accurately convey it to the manager. Sent manager message but was told it couldn't be turned off and the room was off-limits. I did not use the washer/dryer according to instructions provided during booking. However, don't leave a key for a room you don't want guests to go into, tell guests during booking or during walkthrough.
Day 4. Message sent by manager, "lights above canopy between the laundry room and yellow bedroom have been left on. It is imperative all lights are turned off. The owners also indicated if the lights are left on the guests will be asked to vacate the property." The message also included a picture taken from a surveillance camera. Unacceptable since we were briefed on arrival exterior lights were on timers. Welcome book states, "...we recommend turning off the lights...after usage"
To be threatened to be removed from the property for leaving one exterior light on overnight is ridiculous. My remaining nights there, I wondered whether or not someone would forget to turn off the light and result in us being ordered to leave the property in the middle of our vacation. Also, the fact they sent a surveillance picture from the middle of the night made me aware that we were being watched. This kept me from fully enjoying myself for the rest of the stay and I cannot recommend staying here under current ownership.
We live on St Croix VI and take trips to BVI.
We came with 5 couples. The 5 suites were perfect for all of us. Large, very private, and large baths. A pod house with a separate kitchen living is also separate and quiet. Awesome pool. Very nice beach below with an amazing 280 step stairway down. Highly recommend Villa Kai!
We had an amazing week at Villa Kia. The property manger Donna was excellent communication wise. We visited right when the island exploded with Covid and she helped us navigate all the processes from entry to exit protocol. House is gorgeous and prime spot for pretty much anything you could do or want.
Walk to beach quite steep but the only house with direct route down on steps, the rest have to park and walk down a road. We were able to navigate quite well, but senior citizens in group was a definite no go for safety and physical limitations. Beach never had more than a couple people on it at a time. Snorkeling on west cliff side was one of the best spots we found on the trip.
House is gorgeous and overall no complaints at all. Some useful information to have would be to make sure you have a 4wheel drive vehicle to get in and out of parking at the house. In general we found this necessary all over the island with the steep winding thin roads. Road is quite steep in and out of the parking so we backed down since our older folks could not walk the hill up and down for access.
The listing has washer and dryer listed but it is not available for guest use. The housekeepers came 2x in the week we stayed and did a couple loads for a fee. It definitely would have been nice to have access to the laundry facility to minimize packing for the 9 days, but we managed fine.
WiFi and phone service is quite spotty and unreliable. This is not specific to Villa Kia, it was all over the island. Download WhatsApp for sure, this worked better than iPhone cell service and WiFi. We pretty much gave up on trying to avoid international fees by using WiFi & airplane mode because it just would not work well enough to make do.
Another piece to be aware of is the main house is completely separate from all bedrooms. This was lovely as it gave everyone quiet and privacy. Air conditioning is only available in the bedrooms. The main house is all open air with fans. The breeze is great off the water so overall quite comfortable but occasionally when cooking and being inside could get quite stifling. Forced us outside on the porch to enjoy the gorgeous scenery and breeze so worked out fine, but wish this had been more clear… sometimes nice to snuggle up and have family movie downtime as well when being lazy on vacation.
We had a great stay and we’re sad to leave. Donna also had her chef husband do a welcome meal which was amazing!
The property and views are amazing. Pictures don’t do it justice. Layout is Ideal for multiple couples or 2 families. Quality appliances, furniture, and decor. Please note that phone and internet service is not good at this location on the island so be prepared not to depend on it. The only negatives: Listing has washer/dryer, but there was no guest access, Only 2 bath and beach towels per room, and beach is only accessible by car or a really long walk. Would definitely stay here on a subsequent visit to Tortola.
