Property Summary
The Granary is a detached barn conversion sleeping up to 4 guests (+ travel cot) in a peaceful south facing cottage, overlooking the Exmoor countryside. The Granary has a 4 star Gold rating from Visit England and has been deemed perfect for families, cyclists and walkers!

Main Description
The property is finished to a high standard and is comfortably furnished and well-equipped. Entering through the boot room with ample space for shoes and coats, you find the open-plan living space with charming beams and exposed stone wall at one end, three south facing windows look out over the farm and surrounding countryside. The living space has a lounge area with solid oak floors, TV with Sky, Freeview, DVD player, and a CD player. Wifi is available throughout the property. Superfast broadband recently installed. The kitchen and dining area is well-equipped with electric cooker and hob, a microwave, fridge/freezer, dishwasher and washing machine. Downstairs are two double bedrooms, both with en-suite shower room with toilet.

The farm is mainly a sheep farm, with several hundred sheep in residence. There are also some highly productive free-range hens and Indian Runner ducks on site too, plus Red, Fallow and Roe deer are often seen on the farm as well. There is also the option of taking your horse on holiday.

Please note: There is little or no mobile phone signal in Luxborough, however you can obtain some signal a short drive up the road. Wifi is available in the property at no extra cost and there is a landline phone at the farm that you can use on request.

A security deposit of £60 is required when booking this property. This will be added to the total price of your booking, and will be refunded after your stay unless the owner discovers damage to the property or its contents after your departure.

The Granary is situated in close proximity to Harthanger View and Mill Cottage, which is are two other holiday properties, sleeping up to 4 and 6 guests respectively. Each cottage has allocated parking facilitates and the outdoor areas are separate and enclosed. There is space for 2 cars.

Arrival and departure
The property will be ready from 3 pm on the day of your arrival. Please depart by 9.30 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Changeover days
The Granary is available for short breaks and week-long bookings. Please see our availability page for further details.

Indoor Description
A travel cot and high chair can be provided, please request this when you make your booking. Please note, only a bottom sheet will be provided for the cot, other bedding will not be provided.

Electricity and heating costs are included in the price of your accommodation. The Granary is fitted with oil-fired central heating. The bedrooms have underfloor heating, it is a warm property!

Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.

A small amount of tea, coffee, sugar and milk (and cake!) is provided to ensure you can have a hot drink as soon as you arrive.
Cleaning materials such as washing up liquid, dishwasher tablets and washing powder will be present in the property. One or two toilet rolls will be provided for each toilet.

Sorry, dogs are not permitted in The Granary.

The Granary is strictly non-smoking.

Outdoor Description
The enclosed patio is directly outside the property and is accessed through the French doors from one of the bedrooms, there is patio furniture and barbecue provided.

The Granary is situated at the bottom of the drive on your left. The parking area is around to the right, there is an allocated parking space for The Granary.
We charge a competive rate for people to charge their car. We need notification of their email address on arrival so we can authorise them to use the podpoint charge point.

The region
The Granary is situated on the outskirts of the pretty village of Luxborough. The Royal Oak Inn serves drinks and good food, approx 1 mile away.

Wheddon Cross (approx 5 miles) has a newly refurbished mini-supermarket, Post Office facilities and petrol station with good opening times. Roadwater is also has a local shop and pub which serves food. Dunster is also approx 4 miles, but in the other direction, this wonderful medieval village is really worth a visit, it has lots of shops, restaurants, tea rooms and a village shop.

Minehead is the nearest town, approximately 7 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrisons are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.

Tesco, Sainsbury's, Waitrose as well as Cook from Taunton will deliver.

We were very lucky with the weather during our short break. The cottage is beautiful, set in a wonderful location. One piece of advice, while the Royal Oak pub is a short distance on the map, it does involve several steep climbs, and after dark, it is very dark, so walking is not as straight forward as may at first appear, and takes longer than 20 minutes. That said it didn't spoil our time, and hats off to Annette for a lovey location and property

It is thoughtfully furnished and comprehensively equipped and the design of the interior deserves praise for the use of the space available. It is situated in a delightful setting and in good weather I have no doubt that there is much enjoyable walking to be experienced from the door. The Royal Oak offered excellent fare for the option of eating out, although only the young and adventurous would want to attempt the journey on foot on dark nights in inclement weather. Overall a most enjoyable experience

Tucked away from the road and any other manmade noise (apart from the very occasional tractor) and light, we loved the natural peace and quiet (and dark skies) here. The kitchen is fantastically (and expensively - Bosch everything) well-equipped and the welcome-gifts of eggs from the nearby hens and excellent fruit cake were a nice touch. The rooms are very comfortable and similarly well-equipped. Great walking is right on the doorstep and some of Somerset's and Exmoor's towns, beaches and other attractions just a short drive away. The village pub is 4 minutes by car or a 20 minute walk better done in the daytime and under new ownership serving excellent food ... the subject of another review. Best of all was the nightly aerobatic display by bats at dusk - just amazing! We loved our stay here.

The cottage is lovely and perfect for a couple. Spotlessly clean, and has everything you'll need for a comfortable stay (welcoming pieces of cake on our arrival were lovely). Located in a beautiful, very quiet and rural area. Quality of the roads is good, however some of them are quite narrow so just drive carefully and not too fast (lots of pheasants may appear suddenly in front of your car). There are lots of walks around the cottage, and if you'll drive a little bit further (short drive) you'll find even more, including sea paths, paths around Wimbleball lake, etc - so the location of this cottage is a perfect point to explore Exmoor. The Royal Oak in Luxborough is just a mile away and serves very tasty food - we didn't book in advance. We loved our stay here and would definitely recommend this cottage.

Great location - tucked away from the usual honeypot destinations but only a short drive from them if that's what you want. Luxborough is well positioned in the peaceful farmland nestling between Exmoor and the Quantock hills. Great walking from the front door - Dunster, Timberscombe and Roadwater are all within easy reach and Exmoor itself (e.g. Dunkery Hill) can also be made if you want a longer expedition. The cottage is very pleasant to stay in and very well equipped so no need to be going out for meals all the time. A very good place to be if the weather isn't encouraging outdoor activities. Horse owner-riders may be particularly interested to stay here as there are stables and paddocks on the farm but obviously this would be by separate arrangement with the owner.

Idyllic rural location - well placed for exploring Exmoor and North Devon
We had a wonderful stay at this comfortable and clean cottage on a working farm. The location was up a charming rural road - we were in the country but did not feel isolated. The view from the bedroom window was stunning, the setting and the sounds of the countryside- birds, lambs and hens - set us in the perfect mood to relax 😊

Delightful Get Away
The Granary is a lovely place to stay with everything you need. It was lovely to have some tea, coffee, milk, eggs and cake !! waiting for us (the cake was delicious) The setting is stunning and so peaceful. Even though it's a working farm it's quiet and very well kept. At night all you can hear are the owls hooting and if your're lucky you will see the bats flying around. You really feel you're in the middle of no where but it's only 15 mins drive to Minehead. The only downside to staying here are the roads, they are all single track but you soon get used to them and just take your time. I highly recommend a stay at The Granary and would be happy to go back. Thank you for our lovely stay Donna & John Knight
