A luxury apartment full of light located on the first floor of an ancient Venetian building, in the peaceful Sestiere di Cannaregio and close to the splendid Campo SS. Giovanni and Paolo.
This finely furnished apartment consists of an entrance hall, a large living room with sofa bed, a double bedroom, a kitchen and a bathroom with tub.
The apartment enjoys a magnificent view over a typical Venetian canal, has very high ceilings and there is the traditional Venetian terrazzo floor.
The living room has ceilings with lacunar paintings, a huge Murano chandelier, an original 19th century chest and a double sofa bed.
The master bedroom has a Venetian style bed with lacquered headboard, a 19th century dresser and a beautiful late 18th century wardrobe with original glass.

Central clean apt
Very clean apt, perfect service for check-in and check -out. Kitchen well equipped including laundry. Air condition very helpful. Only draw back is that beds for the children (bed 3 and 4) were not very comfortable (opening-up couch with headrest well below feet rest (or vice versa). Other than that the apt can be recommended.

absolute Venetian dream
The apartment is an absolute Venetian dream - an old beautiful building with it’s own private garden. Perfectly situated in Cannaregio, away from the touristic center. The beds were comfortable and the apartment very clean.

Felt we were living vs staying in Venice, thanks to our charming apartment
This isn’t the place for those expecting all the comforts of home, but it is perfect for those hoping for an apartment with Venetian character and charm. Loved the high ceilings, furnishings, tall shuttered windows, chandeliers, doors, front courtyard.... It was a very cozy place to call home for 3 nights. Easy to access via the Fondamente Nove ferry stop and within easy walking distance of the Rialto Bridge. Definitely need Google Maps or an escort to find it the first time, though. Downside: air conditioning didn’t work, and no one came to fix it, as promised. This made for some very warm nights and the choice between closing windows and sweating or leaving them open and entertaining mosquitoes. Be sure to read the contract carefully, as there were additional fees for cleaning and late check-in that we’re not clearly noted on the vrbo listing.

Great location, quiet and comfortable.
We enjoyed our stay at this unit and Venice in general. The location is nice and quiet and a quick boat ride and short walk from Fondamente Nove where we were met by Ariana directed to the apartment and given the quick run down. 15 minutes gets you to all the major attractions on the island, as long as you don't get lost which is very easy. Very clean and well equipped if you happen to want to cook for yourself. Make sure to read the fine print to get the true picture of the price as there are alot of individual fees, and many of which they want in cash. Even still it was worth what we paid.

Petites desillusions
Si l'appartement a un charme désuet, tel que sur les photos, est bien placé et calme, nous nous devons d'apporter quelques précisions non stipulées sur l'annonce. Notamment les 120 Euros, à donner en cash, en sus de la location pour le ménage (pour 3 jours...!), alors qu'il n'y avait pas d'ampoules à toutes les lampes et lustres, qu'un seul rouleau de papier toilette, pour 4, pour 3 jours, et wi-fi pas très performant. Dommage, sans cela, nous aurions été entièrement satisfaits. Bon séjour à Venise.

El departamento es muy cómodo y muy lindo, muy bien ubicado también. Nos recibió Francesca quien fue muy amable. La única queja que yo tengo es que al reservar el mismo en la página de home away decía "precio final" y luego de hacer la reserva apareció otro precio mayor porque sumaban el servicio de limpieza, al hacer el reclamo me dijeron que eso estaba especificado en el sector de gastos. Ok, entonces no pongan precio final, aclaren precio de alquiler más gastos de limpieza así uno no se confunde ni tiene que excederse de su presupuesto como me pasó a mi. Salvo por eso, todo bien.

Excellent Potential, But Fell Short of Expectations
The apartment in Venice is beautiful, and located a very short distance from a piazza perhaps 15 minutes from San Marco...and if you enjoy Venice...half the fun of the city is in the walking and the exploration of the quiet canals and alleys. In this sense, the apartment is perfect. Picturesque both inside and out, it is hidden away in a quiet neighborhood, far away from anything even remotely touristy. Unfortunately, we ran into a few issues that were of concern during our visit. The weather was a bit warm during our stay (early June, 2016), and the air conditioning wasn't functioning. We made a phone call to the local contact, and no one responded. We contacted HomeAway and they responded immediately (very professional)...resulting in action on the local level. Unfortunately, the "quick fix" for the air conditioning only lasted for one day - the apartment was uncomfortably warm for the remainder of our stay. Shortly thereafter, the hot water quit functioning, resulting in ice-cold showers for two days. Again...calls on the local level resulted in no action, and despite the professional responses from HomeAway, no one ever responded in Venice to fix the problem. Perhaps they felt that if we were too warm in the apartment during the day....we could step into the ice-cold shower to cool off? (Sarcasm) It's too bad we ran into problems with the apartment, as it had great potential. The next-door-neighbor was a very caring woman who asked us if we needed anything...we felt like locals...and the neighborhood was incredibly quiet, which I love, while on vacation. But if you struggle to sleep at night, from the heat...and if you wake up in the morning to a bitterly cold shower, that is NOT the way to end the day and/or start the day...if you know what I'm saying. If they could avoid those issues, they would have a great rental property here.

Good for a first visit
Located in Cannaregio nr Campo of Sts. Giovanni and Paulo. We took a private transfer from the airport arranged by the letting agents - a car to Piazzale Roma then water taxi down the Grand Canal and along the small canals to very near our apartment where we were met by a representative - a great way to arrive. Going home we easily walked (10-15 mins with luggage) to Fondamente Nova for the alilaguna. There are two bridges to get to the stop that serves the airport beyond the ticket office - or go to the Ospedale stop (one bridge) where there isn't a ticket office. From Fondamente Nova you can get the vaporettos to the islands, the Lido and all other destinations - some may mean a change - not a problem if you have a 24/48 or weekly ticket. The area has a feel of the real Venice about it but is only a 15 minute stroll to the Rialto Bridge and other tourist sights. The apartment is down a narrow lane behind wrought iron gate for which you have a key, through a garden (which is not for your use) and up an easy flight of stairs. It feels safe and secure. For 2 people the flat is quite spacious with a sofa bed for another 2. I didn't find the bed hard as some reviewers had suggested and slept very well. We shut the shutters to make it dark and it was very quiet. Light sleepers may notice locals going to work on the canal in the morning but this isn't a problem and there is no traffic noise as no cars! There is plenty of hot water from the boiler and a good shower over the bath. The ability to have a soak in the bath is most welcome after a long day. Some reviewers have said that the apartment is a little worn and there are a few small things that a handyman and the cleaner could do that would make all the difference to people's perception. Two dining chairs had the stuffing knocked out of them & were stained, the shutters didn't secure open & would close themselves when there was a small breeze up the canal, the kitchen looked like it had been stocked with odds and ends some of which could have done with a clean as did areas like under the bed (I had dropped something that rolled under there). We were told we were too late for the shops and there was nothing in the flat. It doesn't cost much & makes a huge difference to arrive to a few essentials i.e. coffee, milk, sugar, condiments - maybe a bottle of prosecco! A local restaurant sold us some though later we found that the Coop on Calle Marcello, 5890 is open till 9pm

Disapointing !
We completely agree with Gerardo's evaluation. This appartement , with a great potential, is very neglected. It seems beautiful on the photos but , two of the dining-room chairs are completely breaked, there is no functional coffeemaker ( in Italy ! ) , no wine glasses, the carpets are worn out ...We asked for a coffee maker and they promised to change it but nothing happened. We can't recommend this apartment without an entire refreshment.

Quaint and Quiet Venetian Apartment
The apartment is nice and quiet- off the beaten "tourist" path. Behind the apartment is a canal which small motor boats and gondolas use. I loved that we could look out the window and watch the boats go buy. The decor and furniture are nice and the updated bathroom was a bonus. I agree with a previous reviewer that the mattresses were hard. We were told there was a hair dryer and thus did not bring our own. The hair dryer did not work and this was a huge disappointment. Also, we bought food to cook breakfast but the lighter for the stove didn't work. I think it was out of lighter fluid. Thus, we weren't able to cook anything. The wifi wasn't great- it kind of flickered in and out- but it served its purpose and was better than nothing. I would recommend this apartment to others as long as you first verify specific amenities listed are actually available and work. All in all, I really liked the apartment and the location.

Appearances can be Deceiving
Our stay in Venice was the last leg of a 21-days trip to Italy, which also included Florence and Rome, all booked via HomeAway. The Venice apartment was by far the most expensive, and a separate “cleaning fee” was added. Its location is fine, a few blocks off the beaten path of tourists. That makes the apartment mostly quiet, although by 5 a.m. or a bit later some motor boats start to circulate in the canal next to it. Located on the first level, it is easily accessible. Our favourite restaurant on Fondamento Nóvo was Da Alvisa (Cannaregio, 5045/a), with nice views and fantastic pasta and pizza dishes. The main problem with this apartment is that, in spite of good-looking pictures, the furniture is quite old. Only the bathroom is updated. The kitchen is mostly functional but dated, and the espresso coffee maker did not work. The teapot had so much accumulated stuff at its bottom that it looked disgusting. The mattresses are very tough and need updating. The bedroom had a penetrated cigarette smell. The carpet in the living room had a smell of stale humidity and it was old. The Wi-Fi had an extremely weak and slow connection, so it was barely operable. By comparison, the Florence apartment was fully renovated a year and a half before and it is cleaned by the owner, who also owns the next-door apartment in the same building. The furniture was simple, all from Ikea, but fully functional and comfortable. Both at Florence and in Rome, the apartments had a good supply of coffee for our entire stay and other essentials like oil, dishwashing soap, washing-machine soap, bubble bath soap, and even toothpaste in Rome. They did feel like a “home away from home.” In Venice, there was just a trace of oil, sufficient to make an egg or two. All the pots and pans were very old. All-in-all, the Venice apartment seemed considerably overpriced, and this probably has much to do with the fact that it is (mis-)managed by a real estate company, headquartered in Rome. The paper work required for this booking was enormous compared to the other two. The management should provide a map with the most important essentials, like a supermarket, restaurants, etc., as we were provided both in Florence and Rome. With current management practices, and without updating, I cannot recommend this property.

A very special apartment
This was a very special apartment that was spacious and equipped with antiques, high ceilings, a beautiful new bathroom, a comfortable eat-in kitchen, and had a grand entry way from the street. We found it easy to go anywhere from its location. We highly recommend it as a place to stay, and we plan to rent it again.
