Nice private location in a nice neighborhood.The house is older and could use some maintenance (windows and window sills could be cleaned, entryway doesn't have any screens).Newer appliances, TV room only has a sofa and a side chair, which makes this room comfortable for two people to watch TV. The house doesn't have the best lighting and does have some plumbing issues.
Property exceeded expectations, there were 4 adults and we all agreed the place and the location was great for us. We had a garden atmosphere, pool, privacy and access to the water. The area supports long walks, lots of informal dining. People you meet are here to have fun and that makes a difference.
My sister and I rented this fabulous house for a week and couldn't have been happier with it. It would be great for families, couples, or groups of friends. The boat dock is handy for fishing and the canal is only a short (7 minutes at no-wake speed) trip to big water and Tarpon fishing. Pool is unique and inviting, while the lush landscaping provides privacy and a sense of being in a jungle paradise. Highly recommend.
Second year at this property, that says something. Love the area, like the people, would come back again. Really out of the way for Florida but close enough to everything you need. 2020 was a strange year for everyone and this year probably won’t be much different. Good place to chill out.
everything was great.. you might want to check the toilets. The bathroom by the two bedrooms didn't want to flush all the time. It appeared the wax ring on the toilet by the master bedroom was starting to leak.

Wonderful location
The property is in one of the best locations in St. James City with easy access to open water, Monroe Canal, and restaurants. The interior of the house was clean and well laid out. The Keurig-like coffee maker was difficult to use. Bring your own. The dock is new. The lift available to renters is not. No carpet on the bunkies. The pool is tired. The exterior of the home is not as nice as the aerial views would lead one to believe. The home has more security cameras than we had ever seen which was a little spooky.
We stayed Feb & Mar 2022. Large pool was perfect. Watched the dolphins and manatees everyday at the dock. Great neighborhood. Loved all the different birds coming by. Would definitely stay again. Already booked for 2023!
House was in a great shape and in a nice neighborhood. The backyard and pool areas were secluded and very peaceful. The house also came with a nice boat dock where you could sit by the water. I brought my boat and was able to get to Captiva and Sanibel islands in 20-25 minutes from the dock. Overall, a very nice experience.
We arrived to a yard completely full of tree debris piles everywhere with a man working. What grass was there, was overgrown and high. The mosquitos were awful because of all the debris. We could not use the pool after 1:00 as that is when the mosquitos came out. The pool area was very overgrown. As for the house itself the AC did not keep the house cool as most of the windows on the house do not close properly. The air filters for the house were disgustingly dirty. My husband and daughter's asthma bothered them the whole time we were there. There were not filters to replace them with as they were cleanable filters and very old. The master bath toilet plugged and overflowed which we had to clean up. The plumber that came mentioned that the plumbing was broken underground. We were down to one bathroom for 6 people for two days. (We did receive a credit for those two days from the owner). It took VRBO to intervene for the owner to contact us. The best part was the dock except the rotting decorative rope which kept falling apart and on our boats. All in all it was an awful experience for our family to stay at this house. Tom should not be a premier host as he doesn't care about his guests.
This home was very nice, the pool is huge but be cautious it’s all deep end. Not best for young kids. Very tropical. The homeowner responds quickly if you need something. Grill does not work and is extremely old. This is a 5 star property but could use some 5 star amenitities like decent towels. Overall, we loved this home, the pool, dock and lanai.
Well spent month long vacation at this home!! Home was stocked with almost everything we needed. We brought our boat and were lucky to include lift with our rental. Went to different islands each day to collect shells while hubby fished. Minutes to open water. The lift was fantastic, manatee in the canal everyday, sometimes dolphins! Fun fishing from dock! Other visitors include ducks with families, white ibis, loads of butterflies, osprey and lots of lizards! Enjoyed pool, cleaned weekly by a service! Owners were responsive to our needs! Will visit again!

Our family of 4 rented this home. We brought our boat with us. The dock was great and there's easy access to so many locations to explore by boat. The home was well furnished and clean. It was so nice to relax by the pool after a day on the boat. We had an awesome week in St. James City.

My husband and I thoroughly enjoyed our stay. The pool and boat dock were amazing. We didn't have a boat but did enjoy watching the other boaters and the wildlife: manatee, dolphins, and osprey. Tom, the owner, was available to answer, if needed, a question.
The property was clean and comfortable. The location was convenient to the bay for kayaking. Local tiki bars and restaurants within a few miles. Bicycles and grill were available. We highly recommend the property. It was comparable to a private mini resort.
House, location, proximity to boat ramp, etc. all wonderful. Unfortunately we did have a couple minor issues, which happens and normally isn't a problem, but the way they were handled was very poor and lacadasical. Plan on returning to the area, but to a different place. Side note: the boat lift in the pics was occupied by another boat. The lift available (not shown in pics) was bare (cracked) wood, and not really suitable for anything much over like 16-17'. Hopefully, future service will be more in line with service industry standards.
This home is beautiful, spacious, and in an amazing location. The pool and waterfall area is huge and the tropical gardens surrounding pool area are stunning. The owner was great at looking after anything that we needed and the kitchen is well equipped with supplies. We enjoyed our stay!
