Located in the charming village of Duingt and offering direct views of Lake Annecy and its mountains, my apartment "Cozy Loft" is a 2-
Modern rooms of 55 square meters furnished and equipped for the comfort of 2 to 4 people. You can also consider my two other listings "Modern Loft" and "Stylish Upper Loft" for more availability.

The accommodation: You will appreciate the charm of the region from a comfortable and modern home. Located in floor, the volume is appreciable and it is bright.

Double room, extra bed for 2 people on the sofa bed. Possibility of adding a cot. Bathroom equipped with a shower, separate WC. Balcony and independent terrace. Private parking without supplement protected by automatic barrier, and garage for bicycles or skis.

Access to the lake by private pontoon (to book a boat ring, contact the Duingt City Council).

The bike path is just a few meters away from the lake, and you will be 12 minutes by car from the Old Town of Annecy, 30 minutes from the first ski resorts.

Bakery and supermarket 100m, pharmacy 2km.

Frustratingly disappointing

We had no issue with the property, it was clean and functional. Our big disappointment was realising that we were so close to a noisy road with plenty of passing traffic which meant, as spacious as the veranda was, we couldn't sit out there. An even bigger problem was that, though we had some very good weather, you only get the sun on the swimming terrace for a brief period early morning and then it's gone so no late afternoons/early eves by the lake. We did have a lovely week and have already booked for next year. Unfortunately, it's not at this property and I'd advise others to ask their own relevant questions regarding the issues I've raised.

Needs improvement

This accommodation needs considerable improvement to bring it anywhere near the standard of other self-catering properties we are accustomed to, and to justify its price. The block of which it is part has a run-down and uncared-for appearance, with vegetation growing out of some balconies. The common entrance way is somewhat dank and entered up two flights of stairs before a lift or bare wooden staircase to the first floor. The door of the apartment is like other doors except that the lock cylinder is secured by a Terry clip. The flat itself is spacious, but bare. The main living area has a “kitchen” one end and a sitting area the other. Doors open to balconies. The view of the Kitchen area is dominated by a small iron-framed marble table under which is prominently displayed a large mop bucket. Many joints and ends are unfinished or ill-fitting. The other end of the room contains the television perched on a wooden sledge strapped to four breeze blocks. The kitchen needs a complete refit and provision of more than the existing 10” of worktop, which is illuminated by the one working cooker hood light. The living area has three electric heaters only one of which we could make work. The supplied cooking utensils included only two glass saucepans and one large glass casserole - none with lids. We struggled to find a kitchen knife sharp enough to cut anything. The bathroom was good but the towels provided were old and hard. Good location - particularly for cycling.

très bon séjour, très bon emplacement , déco avec goût, très propre

séjour en avril 2024, très bon emplacement, parking, appartement spacieux avec grande terrasse , décoré avec beaucoup de gout, il ne manque rien, l'hôte nous attendait à notre arrivée. La vue est magnifique. Annecy est magnifique ..beaucoup de choses à voir

Super appart et sa terrasse vue sur le lac

Décoration très tendance toute douce et cosy, literie très confortable, cet appart est parfait pour 2 personnes. La terrasse vue sur le lac est immense ! Mais il faut savoir que la route qui passe au pied de la résidence est très passante : les personnes sensibles au bruit devront s’abstenir. Par contre dés que les fenêtres sont fermées on entend aucun bruit. Nous reviendrons avec plaisir

Excellent séjour

Appartement excellemment situé, à portée de la piste cyclable et piétonnière, du lac et du très joli village de Duingt.On ne se lasse pas de la vue qui s'offre depuis les balcons. Appartement très confortable et remarquablement équipé, à quelques détails près, signalés à la personne chargée de l'accueil, attentive et sympathique. Le point noir est évidemment la route très bruyante mais le double vitrage permet d'être au calme lorsque les fenêtres sont fermées: c'est la rançon du succès de cette région magnifique. Vraiment un excellent séjour à tous points de vue !

belle location propre confortable ça c est le positif. Maintenant le negatif la vaiselle (seulement 1petit plat pour mettre au four ,un petit saladier, pas de leche frite etc,etc, location pour 4 personnes normalement mais complètement insuffisant meme pour 2 il faudrait investir ou sinon dire aux locataires d d'amener leur vaisselle) * la vue ne correspond pas aux photos qui date car maintenant des zrbres cache la noitie du lac. * l emplacement juste sur la route tres passante car c est le seul axe routier Annacy Chambéry, donc tres tres bruyant de 7h00 a 20h00 cela en juin je vous laisse imaginer en juillet/août ,facilement verifiable adresse route Annecy.

Très belle location

L'appartement est vaste et très bien équipé, rarement vu un tel bien à la location en 40 ans d'expérience. Décoration et confort optimaux, tout est prévu pour un séjour sur mesure. La vue est sublime ! Seule réserve mais bien précisée dans l'annonce, le bruit de la nationale passant au bord du lac lorsque les fenêtres sont ouvertes sur les belles terrasses ! Mais aucun problème en hiver. Quel dommage mais c'est un fléau pour tous les immeubles et maisons autour du lac !

Très bon séjour

Merci pour cette location, mais j'aimerais apporter des très petits détails négatifs concernant les ustensiles de cuisine Il manque dans le four un lèche frites pour poser par exemple une pizza autre que sur la grille. Il n'y a pas non plus d'ustensiles pour sortir une tarte ou autre du four, comme une spatule. Les couverts comme les cuillères sont très petite et toute dépareillé, mini cuillère, fourchette un peu souple qui peut avoir tendance à se tordre, et manque également une quantité de couvert, c'est un peu juste. Comme je vous les dis, c'est des micros détails, mais je pense que c'est important d'avoir des couverts correct. Sinon un grand merci, nous avons été ravis de passer ce séjour chez vous. Merci

Location conforme à la description de l’annonce. Apparemment rénové il y a deux ans, déco soignée, très propre. Situation géographique intéressante, à proximité de la piste cyclable et des randonnées. Grande terrasse à découvrir l’été. Je recommande ++

Die Ferienwohnung ist sehr schön, allerdings von außerhalb schon in die Jahre gekommen. Der Balkon könnte mit Farbe und Blumen verschönert werden. Man hat einen wunderschönen Ausblick über den See, leider liegt das Haus fast den ganzen Tag im Schatten. Und direkt am Haus liegt eine sehr laute Straße. Allerdings innen war die Wohnung sehr schön, die Gegend auch super, Bäckerei top! Bri der Ankunft wurde uns alles gut erklärt. Danke, alles in allem würde ich 3,5 von 5 Sterne geben. Grüße Sascha und Beatrix. L'appartement est très agréable, mais vieillissant de l'extérieur. Le balcon pourrait être embelli avec de la peinture et des fleurs. Vous avez une vue magnifique sur le lac, malheureusement la maison est à l'ombre presque toute la journée. Et juste à côté de la maison se trouve une rue très bruyante. Cependant, l'appartement était très agréable à l'intérieur, le quartier était également super, la boulangerie était super ! Tout nous a été bien expliqué à notre arrivée. Merci, dans l'ensemble, je donnerais 3,5 étoiles sur 5. Salutations Sascha et Beatrix.

Très bon emplacement, vue magnifique sur le Lac . Appartement propre , facile de stationner avec une place de parking privé. Accès facile au lac privatif . Route un peu bruyante quand les fenêtres sont ouvertes . Par ses fortes chaleurs, il manquerait une petite climatisation mais ventilateur a disposition.

Spectacular views

Accommodation and location good apart from the constant traffic noise from the road between the apartment and the lake. Sunbeds would have been an asset. Didn’t see a benefit in using the underpass to accesss the lake opposite as we were only allowed to use it for a short swim, not to sit and sunbathe. The lift was a bonus as was the walk through the old village to the shops. All in all a very enjoyable holiday

Magnifique appartement avec vue époustouflante

La location était bien tel que présentée dans l'annonce Belle vue sur le lac d'Annecy et proche des commerces et de la boulangerie ( accès à pied) Par contre nous avons peu profité du balcon la route juste en bas est très fréquentée et bruyante lorsque nous ouvrons une fenêtre

Location bien équipée

Location bien située avec une belle vue sur le lac et une belle terrasse. La location est bien équipée (appareil à raclette et à fondue notamment) et l'appartement est fonctionnel. Quelques points d'amélioration : Le frigidaire nous a semblé en fin de vie car il faisait peu de froid même au maximum. La poêle est à changer. Il manque un détecteur de fumée, obligatoire lorsque l'on loue son appartement.

Rien à redire sur le logement. Il y a tout pour se sentir quasi chez soi. Vue superbe sur le lac. Un bémol, la route au bas du balcon. Probablement ennuyant l’été car le passage incessant de voiture empêche toute utilisation long terme du balcon ou de la terrasse. Plutôt bien insonorisé nous entendions très peu de bruit la nuit (fenêtre fermée)

Bel endroit ,propre ,bien équipé, et bien isolé car route bruyante. Environnement de choix prés de ce lac fabuleux. Présentation et explications claire et précise du logement et de l'environnement . A renouveller éventuellement .
