Bright, clean and spacious 'New England' style property, well designed over 2 floors. End property so quietly located with stunning surrounding views.

ADDITIONAL BENEFIT is that we use a local property management company. This gives you additional peace of mind should you encounter any problems or need advice whilst staying in our holiday home. Jomarie, our property manager is based on the island and will ensure that your holiday runs smoothly for you.

Air conditioning throughout and ceiling fans, smoke alarms and sprinklers.

On the first floor there is a large living/dining area with outdoor veranda for wining and dining with views of the Grassy Pointe nature reserve. Lots of windows with lots of light and lots of views. Surrounded by nature you will experience the serenity, beauty and birdlife of the Grassy Point nature reserve. Don't forget your binoculars! The living area has a large 40 inch flat screen TV with integral DVD. Sofa and armchairs.

Connected to the living area is the kitchen with large American style fridge, microwave and dishwasher and fully equipped with everything you could need for self catering!

On the same floor is a twin room with 2 single beds. Bright linen, pillows and bed covers. This bedroom has its own veranda overlooking the nature reserve and swimming pool.

Upstairs is the beautiful master suite. It is a large room with a screen door that you can open to enjoy the inter coastal breezes and the birds! Ensuite bathroom and large 'walk - in' wardrobe. 40" flat screen TV. Bright linen, pillows and bedcovers on the bed. Along the landing is the washing machine and dryer. Finally you reach the double bedroom also with a veranda overlooking the nature reserve and swimming pool. There is a 32" flat screen TV in this room.

The heated swimming pool is a secure (locked) pool for residents and guests only. There are tables and chairs and a changing room by the poolside. Large secure garage with beach toys and useful equipment for your days on the beach including a beach trolley and cool box on wheels, for those fun days on the beach. This means it is very easy to transport all your beach stuff down to the beach! You can also walk to the beach via the Publix supermarket for picnic supplies and everything else you might need!

Steps away is the free trolley bus stop which is truly brilliant. It is a free and friendly service that takes you to all the beautiful beaches and places of interest on the island. The trolley bus also allows you to transport your bikes for free!

As you enter Sandy Pointe you will cross a little wooden bridge. From here you can fish and possibly you will see the odd canoe and kayak as they make their way through the bayou!

Quiet and convenient

Nice and quiet. We had 5 adults, the amount of space was perfect for us. Pretty easy walk to the beach and great convenience of stores being close by.

Great house, great location

Fantastic holiday home on Anna Maria island. Close to both beach and shops but also quiet as it is near nature readve. Gorgeous views from the house. Pool is shared but nice and quiet. You can sometimes smell stagnate water from the mangroves while in the pool but that was the only negative to the whole stay. Lovely house and fantastic holiday destination.

Perfect location on AMI

Overall, we were pleased, especially with the location and the size of the space. The condo was clean but extremely outdated. The carpets upstairs, bathrooms and kitchen probably haven't been replaced in 20+ years and it shows. If they updated the place, we would definitely stay again.

Island paradise

Our property was immaculate. The condo was tastefully decorated. Stocked well with all linens, towels, a beach wagon, beach toys, and cooking utensils. There was also a Keurig coffee maker which was a nice surprise. I love my morning coffee! Susan was a Blessing to work with. Always very prompt to reply via emails regarding any questions we had about the Island or the property.

Very Peaceful

The overall feeling of this beach home is Peace. They take great care to have it meticulously clean and the wide stairways and high ceilings add another level of openness. I am a person who never likes to stay anywhere with any carpeting. However, due to how clean this place was, it was comforting to have carpeting on the steps and in the bedrooms. It amazes me that they can keep off-white carpeting clean when it's at the entranceway! The garage is great to store things and the large amount of beach supplies (coolers, chairs, rafts, wagon...) was amazing! My son enjoyed the ping pong table too. The salt water swimming pool was great and very close and convenient and we even saw a new kind of bird we've never seen in the 7 years we've been visiting Anna Maria Island. Definitely recommend!

Perfect 4th of July week

We loved this little townhouse for our 2 family vacation. There is tons of room for everyone. There was a crockpot. Normally when we drive we bring this to cook all day. This year we flew and no other family drove so we were super excited to see a crockpot we could use. Our kids loved meeting people at the pool. The beach is not a long walk at all but when you have to pack the whole house it was easier to just rent bikes for the week. We also enjoyed the parade on the 4th. There was so many fireworks as well but of course our kids were in the pool so we missed most of them. Thank you much for making our holiday special for us and letting us use this property. It was perfect.

Amazing location and property!

My family and I spent two weeks over the Christmas period at this wonderful holiday home. Susan was very helpful in responding to our questions leading up to our trip and nothing seemed to be too much trouble. We were delighted with the accommodation - it is extremely comfortable with a lovely lounge, gorgeous, bright and spacious ensuite master bedroom and plenty bathroom facilities. Everything was thought of to ensure that we could settle in immediately and felt comfortable. There are fantastic views from the balconies and we enjoyed relaxing there, watching the wildlife. There is a large supermarket within walking distance of the apartment where we stocked up on groceries the day after we arrived. The beach is also only a stroll away from the accommodation and we appreciated the beach items we had use of to enjoy our time there. There is also a bus stop nearby giving access to a free hop on/hop off bus which does a circuit around the island. We loved the fact that our teenage daughters could do their own thing without relying on the adults for lifts everywhere, and they were happy to jump on the bus to go to the gym or to different parts of the island. We really appreciated the well composed folder which Susan had provided with recommendations of places to visit and restaurants. It definitely helped us to make the most of our trip to a beautiful apartment in an idyllic island. Thank you Susan!

Tolles Haus in guter ruhiger Lage

Ein schönes Haus in walking distance zum Strand, Dunkin Donuts und zum Publix. Es ist alles vorhanden, was benötigt wird, sogar eine Tischtennisplatte in der Garage. Ebenso sind viele Strandutensilien vorhanden.Sehr freundliche Kommunikation mit Susan, die ausgesprochen hilfsbereit ist. Es ist sehr zu empfehlen.

The property was absolutely perfect! Very comfortable accommodations for all of us. We walked to the beach every day. Grocery store within walking distance as well. Overall fantastic!!

Review

The property was nice but not as clean as it could have been. We found an old band aid in the bedroom and there were no extra paper towels or toilet paper at the location. Also, we didn't have extra trash bags for the kitchen trash can.

Enjoyable week

The townhouse was spacious and clean. Nice decor. The 3 bathrooms were nice. No one had to wait to use bathroom. About 12 mins from the beach. It was across the Publix supermarket and CVS which was a huge bonus! Btw CVS has nice affordable souvenirs. The beach had powdery white sand and green blue water; very warm. Some days, waves were calm, other days had some waves for boogie boarding. Definitely check out the sunsets-very lovely. Would come again.

Holmes beach holiday

The property and location were really nice. The rental itself was not as clean as I would have expected when there is a property manager on site. I would have hoped that the dead bugs would have been removed and the carpets vacuumed bi had to take the bed linens to be washed as the sheets were musty and smelled of old sweat. There were no trash bags in hand, so had to buy trash bags and no trash receptacle on-site, so had to load in my vehicle to transport to the nearest dumpster. The host was very nice and receptive, but the property manager was a bit slower to respond. Overall a nice location and with some cleaning, a great rental.

Great place for a reasonable price

Great size for our family of 5 (kids are teens and above) and nice location on Anna Maria Island. Poolus convenient and Publics is across the street. Master bedroom is nice with good views of sunset. Only downside is the beach is not really walking distance, but easy to get there and lots of options anyway.

12 days at Holmes Beach

The apartment was spotless when we arrived, well equipped and very comfortable. Having a code rather than a key was really convenient. The location is ideal, with the beach, bus stop and supermarket all on the doorstep. Incredibly comfy beds and lovely balconies to have breakfast or dinner on. The pool is really well kept and we loved seeing the local wildlife in the surroundings. Would definitely recommend and return, thanks for a relaxing, peaceful stay!

Total relaxation...

Hard to put in to words how much we love this place! A beautiful apartment nestled in the mangroves and surrounded by everything you could possibly need for a relaxing holiday. Anna Maria Island is much less developed than the neighbouring keys and offers something for everyone - fishing with a beer on Rod and Reel Pier, barbecuing on the beach as the sun goes down, grabbing a burger at Skinny’s or enjoying a Sunday jazz brunch down at the Sandbar. If all that is too much then the amazingly white sandy beach is just across the road. Thanks to Susie everything that we could think of was provided so all we had to concentrate on was our tans.

'a little piece of paradise'

We recently enjoyed a holiday at Susie and Gary' lovely house at Sandy Pointe. The house itself is bright and spacious and well equipped with everything you possibly need for a relaxing stay. There is also a communal pool if you don't feel like going to the beach. The balconies provide a perfect vantage point to watch the sun rise across the tops of the mangroves. The beach is just a few minutes walk from the house - and are a good range of shops , including a supermarket. The beach bars and cafes have a great choice of cocktails and food - very often accompanied by live musicians. The free trolley service is a fantastic way of getting round the island. We used it to get it to various beaches and restaurants and to spend an evening at the theatre - well worth a visit. Check out the Waterfront restaurant which serves amazing seafood and weapons-grade gin and tonics - Definitely not for the faint-hearted! Travelling a little bit further afield, the Amish village restaurant and deli was a joy. The nature reserves in this area are spectacular and not too far away. All in all, a holiday here has something for everyone; beaches, restaurants, nature reserves and historical sites all easily accessible from the house. We would certainly recommend this lovely house for a perfect holiday.

Fabulous property located in an idylic setting

this is our 2nd stay at the property which we thoroughly enjoyed. the property is beautifully presented with every amenity available. we loved the addition of the table tennis since our last visit. Everything is within walking distance, beautiful beaches, bars and a great choice of restaurants. Looking forward to 2019 visit, we cannot get back soon enough!

Cozy, clean and close to everything!

We had a very comfortable stay. The condo's layout and amenities allowed both space and activity choices for three adults and three kids, ages 8-16. The pool is steps away, the beach and shops to meet every need are just a few minutes' walk. The condo is clean, bright and cheery. Thanks for sharing your home away from home with us.

Christmas 2017/New Year 2018

Sandy Point Cove 114. House was just perfect for our family ( 4 adults and one child) we enjoyed our stay very much. It was very clean, well maintained and nicely furnished. Beach was really near by and also grocery store was just minutes away. There are lots of places to visit, we went to Mote Aquarium, Anna Maria Island South, Salvador Dali Museum, St. Petersburg, Ringling Bothers Circus/Art Museum, Sarasota, Manatee Viewing Center, Apollo Beach near Tampa and Disney World. We gladly recommend this house! Family from Finland.

A comfortable and well located property

We had a wonderful holiday. The house was light and airy in a quiet spot with fabulous views. My favourite time was often early morning, seeing the sun rise from the balcony overlooking the mangroves, followed by a swim in the pool. Great local shops especially for food. The beaches were quiet and unspoilt and we enjoyed visiting local bars and fabulous restaurants. My husband loved fishing from the wooden pier with the locals and I was thrilled to see an abundance of wild life such as manatees and pelicans. We would definitely come back.

A wonderful place for a family holiday.

This is just a note to say that we had a fantastic time at your home in AMI; it was all that we wanted it to be and was a wonderful place for our family holiday. The house had everything that we needed and is in a great location. We visited most of the beautiful beaches, many good restaurants including Bones, the Beach House and the Blue Marlin and also did lots of fishing including a deep sea trip and a visit to Tampa to see the Tampa Bay Rays play baseball! 4 stars and not 5 only because of lack of a garden where we could come together as a family to BBQ etc and the height of mangroves surrounding the property affecting views from first floor windows (great views from upper floor rooms though), which the owners can do little or nothing to change. Also, the communal pool is nice for a 'dip' but we would have used it more if the water temperature was cooler. However, the outstanding beaches within a short walk of the house more than make up for this. Thank you again as the memories of AMI will stay with us for a very long time and a place that we'd like to visit again in the future.

In 2015 we were approached by the Channel 4 programme 'A Place in the Sun' and they wonderfully assisted us in making our dream a reality! Why they chose this property

What makes this property unique

We think the location is quite unique! You simply have everything you need on your doorstep - superb beach, heated pool, nature park, supermarket, restaurants and bars all within a short walk! Whats brilliant about it is you don't have to drive anywhere on the island if you choose not to! The property is situated in a quiet residential complex which backs onto a 30 acre nature reserve. So wonderful for enjoying nature! You are also a few minutes walk from the free trolley bus stop so very easy to nip around the island. Magical!
If you have spent a fun but tiring week at Disney, why not treat yourself to the most relaxing and unwinding nature experience for a second week! So visit and recharge your batteries!
