About this property

You will enter through the lobby area which is also commonly used as a visiting area. Unit #2 is a luxurious 2 bedroom 1 bath located downstairs. Each unit has its own closets and beautiful furnishings. For privacy and security reasons every unit has its own digital access code. You will be able to access your unit and common areas.
Every unit contains queen-sized beds, dressers, closets, fridge, hairdryer, Keurig, microwave, iron, and ironing board. Our goal is to make sure your stay leaves you with a warm and relaxed feeling. A backyard grill and lounge area are available. In the Kitchenette are an ice maker, water machine, Keurig, small toaster, and tv. Soon we will have a full kitchen.

Vague description

Everything was fine for the first two nights of our stay unfortunately on the third night the property manager booked another person and did not make us aware, I was under the impression that booking on Vrbo we would be by ourselves for the entirety of our stay as the description of the listing does not say that others could possibly book other rooms. The third night the air conditioning seemed to get locked in our room alone making it very uncomfortable for my girlfriend and myself but somehow managed to sleep that night. The next day I asked the manager if they could lower the ac and she never responded back so we left a day early, because the room had gotten too hot and there was no fans to circulate air to maybe help cool the room down a little bit.

Could’ve been five stars!

First time renting VRBO and my first experience could’ve been better. The river house honestly by first impression was better then the pictures! Clean, updates, and great location. The host was quick and easy to get ahold of. But sadly I can’t give a five star review. The AC never worked in the kitchen area. Host needs to buy more kitchen utensils, and a few pans for the toaster oven. Ice machine never worked. We noticed a few things outside that were broken that needed to be fixed. All of this ^ could’ve gotten pass. I can’t get pass the multiple flea bites my family of four, and grandparents now have. When I addressed with host she told me the pest control had come that day, that she would try and call them back. When I asked again because we were literally picking fleas off of us, she told me the outside was not in her control. Property maintenance is the outside also, also the fire pit area in the backyard is one of the reason I liked this rental. None the less, I was finding them inside also, which meant there was so many outside they were coming in on us. She said the pest control would come that Monday, but she could’ve showed up with some sort of spray or flea bomb to help satisfy her rental guest. I however bought some, and left it for her. Hopefully before she allows people to stay she gets this taken care of.

Christmas in Boerne

Spent 4 nights at the Boerne River House while we were in town to celebrate Christmas with our whole family. Location was perfect- about a mile from my brother’s family and a mile from my parents . Close to Main St and shopping and dining. Had reserved Unit 2 thinking there were 3 beds total, but realized a couple days before there were only two beds. Our host was super accommodating and since no one else was in the other units for our stay, we were able to have a one bedroom unit as well. It was perfect! Adult children had their place and no one had to sleep with mom. Lol. The two bedroom unit was spacious, only complaint was very slow drainage of the shower/tub. The one bedroom unit upstairs was very large, huge bathroom, lots of space to have Christmas morning. The community area was great. Big table to wrap all my gifts i brought and room to have family come with Mary’s breakfast tacos to eat breakfast with us the day we left. Having the place to ourselves for the last three nights was great as we didn’t have to worry about disturbing anyone . Unit 1 was occupied the first night and in the am you could definitely hear people up and down the stairs and in the community area. We loved the place and would definitely rent again! Would be a super place for an extended family or group to book all 4 units. We love Boerne and with family there, we will be back!

Not Quite What Expected

I was under the impression from listing it was a one bedroom that slept 4 people. It was a 2 bedroom that slept 4 and 3 out of 4 people were boys and don't sleep together so some slept on the floor . Not good !

Great location

Property location is great. We rented this place to attend trade days event in Fredericksburg and it worked out great as we got to spend time in San Antonio as well without driving the distance.

All Around Good Time

This property is at a great location to downtown. It very Clean and New on the interior especially for the Age of the building. The Rooms and bather rooms were a good size. We epically enjoyed having a night cap in the back fenced in sitting area! We would stay there again.

Boerne River House

Very convenient to Main Street shops and restaurants. This property is an excellent choice for travelers with no physical challenges. Has all the basic needs for a stay in Boerne. Clean and updated.

Would Visit Again

Unit 2 was well laid out. The bed was very comfortable and there were enough towels for my husband and I. I loved the common area upstairs and the extra amenities it offered. My favorite though was the outdoor sitting area. We were able to lounge outside and enjoy the good weather. It was within walking distance to some eating establishments and that was definitely a plus. The only issue was the tub doesn’t drain properly and it was a little warm but we got a fan to fix that. Other than that it was a great stay and we would do it again.

Good place to stay but has some issues

Overall a nice place to stay at. However, there are some issues that prevent me from giving a better review: 1. Slow water drainage in the bathtub - the drainage was so slow that any dirt in the water would not drain properly and would be left on the tub surface. This issue was apparently raised in previous reviews 2. Unable to adjust temperature of AC - With an internal room temperature in the mid-70s, we were unable to turn on the AC. It seems that the AC was programmed to have a minimum temperature of 76 degrees. The owner said the minimum was 70 degrees, but that was not the case. So some issues with communcation/response too. 3. Personal preference, but my friends and I thought that the outside of the house was better lit, it would make us feel a little more safe at night. Thanks for the stay!

Great location in a beautiful town

The property is conveniently located close to the Main Street where stores and breweries are. Really... it is at walking distance! The only reason I am not giving it a 5 is because we couldn’t adjust the AC and that the water in the shower was taking too long to drain out. Other than that this is a great option. Will stay there again for sure.
