Beautiful Villa owned and managed by an American-Italian couple in an upscale quiet neighborhood with a 5 minute walk to beach. Three large comfortable floors. Easy to entertain a group of people on one living room floor while having a separate dinner and get together on another floor. Different living rooms and cooking areas. It has a large entrance with large terraces to suntan and enjoy.
A short 5 minutes walk from the sea 35min away from Rome with trains leaving every hour from nearby train station. Large garden with covered patio ideally for parties, weddings, bbqs and more. Villa has a large historic wine cellar with over 5,000 bottles of wine. It also has state of the art all new appliances easy to use for your comfort.
The beautiful historic town of Anzio is well known for its seaside harbor setting, it is a fishing port with the best seafood in Italy and the sole departure point for ferries to the magical island of Ponza. The sea here is "blue flagged", meaning: cleanest water in Italy. Anzio is also known as the site of the landing of allied forces (Operation Shingle) and the battle of four months that followed (Anzio Campaign) during World War II. The Battle of Anzio is depicted in the movie The Wall by Pink Floyd and The Landing of Anzio Edward Dmytryk.
Anzio is also the birthplace of the emperors Caligula and Nerone where you can find many roman ruins including Domus Neroniana, has been identified as Nerone's residence.

We planned a once in a lifetime family vacation to Italy, we had 11 family members all travelling together and had the good fortune to stay at Gianluca’s place! It was spectacular, very well appointed, house, bedrooms, kitchen and outdoor spaces were fabulous! We especially loved the outdoor terrace/eating area…it was amazing.
We had family dinners, BBQ and recieved some of our Italian family members there as well.
Truly a magical vacation for our family and a great setting thanks to Gianluca and his place. Highly recommend to any family travelling on their once in a lifetime vacation!

The villa itself is beautiful; airy, spacious and cool. Exceptionally well equipped and comfortable with dining spaces inside and out, and everything as it was described in the listing. We spent plenty of time in and around the pool and the hot tub.
Good shops and restaurants within easy walking distance and it was only a short drive to the harbour at Anzio and the beach club and marina at Nettuno.
The host, Gianluca, could not have been more helpful and in particular he arranged a boat charter to Ponza for the day, which was amazing.
A perfect stay and we will definitely be back again in the not too distant future.
This property was everything presented on VRBO and more. So much space to relax, both inside and out. The pool was great for those days when you just wanted to relax. Beach was close, very clean and well managed. Gianluca was the consummate host. He arranged everything from dinner reservations to boat rides to shuttle service. He was always available. We stayed two weeks, wish it was longer. On and off we had 23 people on the trip, all considered it a vacation of a lifetime. Anzio and Nettuno were great towns to walk around in. And not a bad restaurant anywhere. Out of 23 people only 2 had ever been to Italy. That all can’t wait to return. Bravo Gianluca —- Molto Bene!!
Villa Genchi was a perfect base for our 7 night stay in Anzio. We were a group of 10 and used 6 of the bedrooms - with ample, and comfortable, communal space in the villa for us. The various terraces round the villa, the pool area, and the garden generally, provide numerous pleasant options for private space or group gatherings.
The location of the villa, and the quite flat grid system of surrounding streets, makes it very easy to find your way around the local area. We found Lavinio to be a very welcoming community, and enjoyed visiting the local stores, cafes and restaurants - including the very good selection of establishments along the beach.
We took the bus to Anzio, and walked from there to Nettuno, and also took the train to Rome twice. Lido di Lavinio train station can be reached by walking, by bus or, in our case, by using the reliable transfer services recommended by our host. We appreciated these services, for the return airport transfers and also for an initial tour of Anzio/Nettuno, plus other bits and pieces.
A very enjoyable and memorable holiday was had by all, and many thanks go to Gianluca for his communication and assistance.
This stay was to celebrate 30 years of marriage. We invited, kids, Grand-kids, Great Grandkids for a total head count of 14. The communication in planning this with Gianluca made the job of "herding cats" so much easier. The house is plenty big enough and has some amazing spaces.
The outdoor area and patio is expansive and plenty of room, to find a quiet spot if you so choose. The beach is a very short walk and not overcrowded and always seems to have a nice cooling breeze.
The restaurant recommendations were amazing and a can't miss. The insight from our Host Gianluca on local places, sights, Grocery all made this 2 weeks a great lifetime memory.
I would be re-miss if I did not mention the outstanding support from Liliana (day-day Host) and also Natalie who was always available for any questions or concerns. What an amazing group this host has assembled for his guests.
Some quick can't misses - Croissants delivered to the house for breakfast - best I have ever eaten, Chef experience with Francesco (WOW), Marco Simone Golf Club - home of 2023 Ryder Cup, Anzio Beachhead war memorial and the Sicily-Rome American cemetery in Nettuno.
The train station is very nearby for day trips to Rome or other parts of Italy, using this beautiful Villa as your home base.

We planned a trip of a lifetime with 15 friends to go see the Ryder Cup! And this villa truly helped complete this amazing trip. The host, Gianluca was an absolute pleasure to work with and gave us so many ideas that made our trip even better.
The villa itself is stunning and exactly how described in the listing. It allows for all to spread out and have their own space. They have everything you need from all cooking items to wine glasses and more. And the pool and outdoor spaces were amazing.
Good shops and restaurants within easy walking distance especially il Pan 08 (delicious). We did not have a car, but you can get the Anzio bus schedule from Gianluca which can get you into the town. As for getting to the train to get into Rome, I would suggest working with Gianluca to get transportation set up if you don't have a car as it is a 5 min drive.
As for the events that Gianluca helped us plan that I would recommend. The Chef dinner at the house, it was truly amazing, held outside at the table, everything was delicious and just an awesome experience. The second event was to the winery Casale Marchese, it is about a 45 minute drive, Gianluca set up cars for us to get there. The tour was great with history, beautiful sites, wine tasting with tons of aperitifs to enjoy. And then on the way back we stopped in Castel Gandolfo the town that the Pope summers in.
We are so thankful for our time here and highly recommend staying here.
The villa is really spacious. We stayed 11 people, and it never felt crowded.
The location is great, close to a couple of restaurants, ATM and supermarkets.
I would say it takes closer to 15 minutes to walk to the actual sea, not 5 minutes. There are quite many stairs to climb to get from the street level down to the sea.
We made dinner in the villa several nights. There is a limited set of kitchen utensils. We were missing a toaster (there was a panini grill). Also, we had to buy a balloon whisk. More bowls could also have been useful. There is a drip coffee brewer, but we were unable to find Melitta filters in any of the two nearby supermarkets.
Due to the pandemic, there were no mattresses for the pool beds. It was not very comfortable to rest directly on the wood structure.
All in all, our family was very pleased with the stay. We stayed mostly around the pool, and only went to the beach for one day.
