A recently built 3 bedroom (2 doubles and a single) Villa sleeps 5 with covered outside dining area with Summer Kitchen and dishwasher, BBQ and wood burning Forno oven and private pool with views over the River Lima and mountains. There is a large Sun terrace with seating and sun loungers and a children's play area with swings and a trampoline. This quiet location is ideally situated for families to relax by the 8 x 4 metre pool or use as a base to explore the nearby Lima Valley or the Garfagnana, within a few minutes walk of Fornoli or Bagni Di Lucca with all their facilities. The Villa has it's own private drive although quite steep, with parking in secured gated area. We do recommend guests have a car to make accessing the Local area and all it amenities easier.

A lovely Italian hideaway
Our family of four (children ages 10 and 7) had a wonderful holiday at Casa Ulqini. The house is lovely and cool, plenty of space and very comfortable beds. The pool area is gorgeous, although we felt it needed another shaded area or parasol. There were only 3 sun loungers and the covers were very old - threadbare and mouldy, so they could do with replacing! Kitchen was well equipped with a dishwasher outside. House manager was great - very prompt response with any questions, and we had an urgent issue with the pool filter during our stay (we came home to a green pool!) but they sorted it for us immediately. It’s a great base for exploring Pisa, Lucca, trips to the beach, Bologna and more. The local village itself is lovely with a fabulous cafe, pasties, pizzeria all within 5 mins walk. The chickens close by that liked to explore the land around the house were friendly and made us feel as home!

This property was a nightmare from the beginning. No taxi drivers in town will drive up the driveway to the property. My elderly mother had to walk up 3 terraces at a 60 degree incline to reach the property. And once was there we were basically trapped because there is no walking path. The interior had nearly as many bugs as the exterior. Paul, informed us the insects were harmless and only looking for food. I wish we had left then The property has only 1 air conditioning unit in the upstairs bedroom. We were instructed to keep the windows and shutters closed all day to keep the house as cool as possible. The light bright villa soon became a dark, hot cave. We tried to use the pool outside to cool off, but unfortunately there are several wasps nests creating a dangerous environment in which my youngest son was stung. I mentioned this to Paul and he told us to take care of it ourselves.We were also told to open the windows at night to cool the place off. Unfortunately the fires burning in Lucca created an intense blanket of smoke in the air and we were unable to breath with the windows opened and had to suffer in the night with the heat as well. Temperatures outside were nearly 100 degrees and inside 90 degrees.After the first night I reported these conditions to paul and to vrbo letting both know we felt unsafe in the properry and we wanted a refund and to stay somewhere else. Paul refused and vrbo instructed me to wait 24 hours for the owner to respond.The next day we noticed a plume of smoke rising in the hills across the street from the property. I sent a message to paul with a picture in which he responded he was aware of it. Then in the second picture you can see the smoke getting larger and blacker. I then called paul and let him know we felt unsafe. He told me to call him when the house was burning down. Feeling very unsafe and knowing the owner and property manager only cared about their money and not at all about our safety, we immediately evacuated the property. I've called vrbo several times and am still waiting to hear from someone. This has been a nightmare for me and my family. I have been using vrbo for over 20 years and this is the first bad experience I've had. I see now all the reviews for this property are several years old. Booking this property was the biggest mistake we made on our 6 week trip to Italy. We left after only 2 nights and requested a refund. The owner refuses. Now it is up to VRBO to do what is right.

Great Villa with Stunning Views
Lovely property and well maintained. The property manager Paul was very friendly and accommodating. We arrived late in the evening and he arranged to meet us at the villa with no issues. He gave us all the information we needed for our stay and showed us around the property. The Villa is just on the outskirts of Fornoli and you can walk into the town, approx 5/10 minutes, where there is fantastic cafes, restaurants, shops and a bakery. The driveway is very steep but this is the case with most Italian properties and you get used to it quickly The Villa itself was lovely, well kept and has stunning views from all around the large terrace. The pool is great for cooling down in the hot weather. The outside kitchen and outdoor eating area were also great additions and we used them daily. We found it to be half an hour away from Lucca itself. Great if you want to spend lots of time there.

Das Haus liegt wunderschön auf einer Anhöhe in einem kleinen Dorf mitten in der Toskana. Es ist sehr gut ausgestattet mit allem was man braucht und der herrlich saubere Pool lädt zum entspannen ein. Der Check in war super entspannt und Paul ist sehr nett und hilfsbereit. Ausflugsziele wie Florenz Pisa und die herrliche Altstadt von Lucca sind dank der zentralen Lage super zu erreichen. Es war ein super Aufenthalt und man kann das Ferienhaus uneingeschränkt weiterempfehlen.

Sehr schönes Ferienhaus mit Pool, zu empfehlen
Der Aufenthalt im Ferienhaus war sehr schön, wir haben es genossen und uns wohl gefühlt. Super waren die vielen Sitzmöglichkeiten im Außenbereich und der große Pool. Ein kompetenter Ansprechpartner, Paul ist vor Ort, er hat uns nützliche Tipps und Infos zur Freizeitgestaltung gegeben. Müllsortierung und Lagerung der Mülltüten im Haus bis zur Abholung war etwas unschön. Unterkunft ist ohne Einschränkung zu empfehlen immer wieder gerne.

Lovely villa in nice location
Nice villa, perfect for a relaxing break, sitting out by the pool, having barbecues and eating out locally. The external areas and pool, in particular, were well laid-out, clean, beautiful and private, the only downside being (as usual in the med) the local insects and wasps. The villa is near the river, so be sure to pack insect repellent/sting relief if you are prone to bites. The inside of villa is also well planned and equipped, though not of quite the standard as externally. Could really do with air conditioning in the rooms, especially for summer months, as the small table fans were a little inadequate. The cleaners might also be more thorough between stays, though this is not a major gripe. There is a co-op and several restaurants in walking distance in Fornoli, plus more restaurants further afield in Bagni Di Lucca and Lucca itself. The local area very picturesque and of course Lucca and Pisa are beautiful great for days/evenings out, in particular the former. The only downside to the area, not a criticism because it encourages peaceful holiday, is that it is quite remote to visit the eastern/southern part of Tuscany (unless you are prepared to spend a lot of time driving.) However, Lucca is certainly one of Tuscany's (and Italy's) most gorgeous towns and is very representative of the region, plus the location brings you closer to Bologna/Milan etc. And the Garfagnana is itself visually appealing. Paul, the property manager, is friendly and on hand if needed. And the owner, who carries out ground and pool maintenance, seems lovely too.

Relaxing villa for a taste of rural Tuscan village life
Wonderful stay in Tuscany. Great directions from the airport at Pisa, where we picked up a hire car. Villa had everything we needed - plenty of space, very well equipped kitchens both inside and an outside one too! We loved the pool. The weather was hot every day so a dip in the pool cooled us down. We ate out in the local cafe's and pizzarias. Fantastic food. We bought our bread (and a few pastry treats) from the bakery each morning, and stocked up on fruit/veg/meats and essentials from the local supermarket.There's an amazing ice-cream cafe in the village too - best ice-cream ever tasted! We had some great food on trips out too - not getting on the scales for a few weeks - back to the diet!! Amazing views out of every window. The mountains in the day and the stars at night. Loved the shopping in Lucca, historic walled city with towers to climb and walls to walk round. Ventured to Cirque Terre and took the train between 5 beautiful fishing villages perched on cliff sides tumbling into the sea. Plenty of tunnels and walkways to explore. On the way home we had dinner high in the mountains looking out over the sea an the towns far below us. Fun twisty roads, even better in the dark!! A beautiful part of the world to spend time relaxing and exploring. The villa is finished to a very high standard and feels like a proper Italian home. We got used to the drive, it's a bit steep but gets easier each time. The electronic gates make you feel very safe. The village is very welcoming, people are friendly. Looking forward to coming back.

Great place to stay
We stayed here for one week at the end of July as a family of 5. The villa is accurately described and was very clean and tidy. The rooms upstairs remained cool by keeping the shutters closed and fans were provided for all rooms. Paul met us upon arrival and was very informative and was on hand if needed to answer any questions. The gate around the pool was a huge plus point for us with small children. The kitchens are fully equipped, the dishwasher is in the outside kitchen, the fridge in the inside kitchen. The driveway was good fun !! It is steep but is more than manageable to drive up, just remember to load the boot of your car the right way when you've been shopping ! Personally I would have liked a parasol around the pool to be able to use the loungers with some shade. Fornoli is approx 10 min walk along the road (no footpath) where there is a bakery, pizzeria, Co-Op and a great bar / gelatarie which also served fantastic Aperol spritzers ! Well located for day trips to Barga (beautiful), Lucca, Bagni di Lucca and Pisa. No hesitation in recommending Casa Ulqini

Great holiday in a lovely property
The villa was lovely! Paul who greeted us was very kind, helpful and informative. The villa is very well equipped with everything you need for a great stay. We very much enjoyed the use of the pool especially since the days were very hot during our stay. There is no air confitioning but fans were provided to aid sleep which was appreciated. The owner came twice during our stay to clean the pool which was appreciated, though we would have preferred this to take place in the morning as cleaning precluded our use of the pool when it was done around midday and took quite a long time when we were waiting to take a dip. Contrary to previous reviews Fornoli now has only one restaurant (selling only pizzas - which were very good) the others appear to have closed. Bagmi di Lucca has several though, the one behind the car park was a delight. The Coop supermarket was very handy for supplies with another Conrad at Bagni which was slightly larger and better stocked. Siena is a must see, we preferred it to Florence. Lucca and Barga are well worth a visit too. If you are able also make a trip to San Gimignano and Voltera which are both delightful. A word of caution many of the towns museums / Duomos are closed on Mondays One small criticism the drive up to the villa is incredibly steep and the slow electric gates make this more difficult, but there is a parking place at the bottom of the drive for the more feint hearted.

spacious inside and out, refreshing pool, helpful manager
Paul is the English manager for the Italian/Albanian owners. He was very friendly and helpful and contactable by text/phone/email if needed. The villa has plenty of space inside, and a choice of tables for eating outside. As we had hot sunny weather we mainly used the largest table which is shaded. We enjoyed cooling down in the pool. With the aid of thick walls and the shutters, the inside stayed cool even after a whole week of sun and 28-30 Celsius temperatures and was comfortable for sleeping. Having supermarkets nearby was useful, but for our main shop we drove 20 minutes to Ponte a Moriano for the Esselunga which is huge with masses of choice. Please don't read the below as criticisms, they are just pieces of information: 1) the driveway is steep, narrow with a sharp bend part way up, so it needs a confident driver 2) this is a family home and some of the furnishings are a bit "lived in", but all the important stuff works just fine. 3) the TV is big and good quality, but all channels are in Italian. There are some English language DVDs and we took some downloaded programs on a tablet and connected up with HDMI cable 4) the road below and in front of the villa has more traffic than we were expecting, so there is some road noise but we soon got used to it and did not bother us much. 5) we had an adult in the single room and is was adequate whereas the other bedrooms were large. Overall we liked the area, had a good holiday and were happy with the villa.

Beautiful location. Close to all sights and amenities
The villa is in a beautiful location with terraces front back and side to give you sun all day and early evening. The pool is smalll and ideal for a cool down and kids but not for serious training. Security is very good Food and drink nearby is very reasonable in price and very good in quality. The house has three bathrooms with two good showers -no baths. The driveway is very steep -so if you are less than confident in a car you'd struggle to park within the confines of the grounds. However there is an off road area just below the drive where you could park. We've just had 10 days there and thoroughly enjoyed it. It's a great base for touring around and plenty of good food and drink locally. I would go again.

Lovely villa with amazing views. Plenty of space for a family
The villa is well equipped with everything you need for your holiday. Lovely pool for when the weather gets hot, and it certainly did while we were there. Lovely views from all around the villa and there's the river opposite which my husband went fishing in several times while we were there. You just need a licence from the post office. It's about a five minute walk to several lovely restaurants in Fornoli and a superb patisserie/ cafe where you can grab a coffee, wine , beer and wonderful cakes. We also found the lovely bakery at the far end of Fornoli where you can buy your bread and pastries fresh every day. Lots of beautiful towns to see and visit while there. Bagni de Luca is just up the road and is lovely. We got the train to Luca which was wonderful and a really easy way to travel. We also visited Barga which is about 20 minutes by car and the old town particularly , is stunning . We had a wonderful holiday and really enjoyed the Tuscan way of life

A great place to stay
The house is lovely and is surrounded by a beautiful terraced garden. The outside space is great for a family as you have a shaded eating area, a long terrace with sun loungers and another table and chairs (for sipping wine and admiring the amazing view), and a small table and chairs with a covered swing at the pool. We spent a lot of time at the pool or chilling out on the terrace (trying the local wines) in the glorious sunshine and beautiful surroundings. The pool gets the sun all morning so it's a great temperature all afternoon and evening. There is a gate around the pool which stops small children from getting to it. This was brilliant as all 3 of our children could not get to the the pool unless we opened the gate (which you can leave open when everyone is at the pool). The house has everything you need for a family and plenty of space inside. The shutters on the windows are great at night, as you open the windows and close the shutters which lets the cool breeze in (and no mosquitoes). The house itself is gated, so the children were very safe and could not leave the garden. They enjoyed the swings too! Being able to walk into the village of Fornoli was great. It's less than a 10 minutes walk. There is a great cafe, a few bars and some nice restaurants to eat in. Our favourite was Bar La Ruota. It does the most amazing pizzas. Our kids loved it and the staff was so welcoming. The pizzas are fantastic and well worth trying. There is also a good sized Supermarket (Coop) which is open every day. There is a market twice a week in the village too. You can take the train from Fornoli (at the other side of the village) into Lucca which is about 30 mins away. You can park for free at the station and buy tickets at the machine on the platform. Lucca is a beautiful town and well worth the trip. It has a wall all of the way round, which you can hire bikes and cycle around! There is plenty to see and great shops and restaurants. We visited 3 times. It's also a 30 min drive away, and you can park in side streets outside of the walls. I don't think you are allowed to take the car in to the walled town if you are not a resident - but it's easy enough to park outside. Barga, another walled town, is about a 20 minute drive from the house, and is well worth a visit too. For me, I loved the fact that the house was so close to places we could walk to without having to go everywhere by car. We had a great time here and will definitely be back!
