Oare Water Cottage in Malmsmead is set in the beautiful part of Exmoor which will forever be known as Lorna Doone Country, made famous by the romantic novel by RD Blackmore; few locations are as idyllic! You'll instantly feel at home at Oare Water Cottage, sleeps up to 6 guests and pet-friendly.

Main Description
Oare Water Cottage in Malmsmead in the Doone Valley, sleeps up to six people in total. Entry is via the conservatory/boot room, which is an excellent sun trap and the perfect place to enjoy an afternoon cup of tea - even when the weather is not so good! Continue through the kitchen into the large living-dining room, made up of comfortable seating and a dining area with French door leading onto a patio and the garden. There three bedrooms - one double and two twins - and two bathrooms, one with a jacuzzi bath and the other with a shower.

Please note, Malmsmead is situated in a valley on Exmoor and therefore mobile phone signal cannot be obtained, however Oare Water Cottage has a landline for incoming and emergencies calls.

Dogs are welcome by prior arrangement (absolute maximum of 2). A supplementary fee of £15 per dog will be added to your invoice. Please do not allow your dogs on the furniture and do not leave them alone in the property at any time. Please note, the garden is fenced but we do not guarantee that it is dog-proof.

Oare Water Cottage is strictly non-smoking.

The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.


Indoor Description
The kitchen is well-equipped and fitted with fridge, freezer, microwave, electric oven with ceramic hob, dishwasher and washing machine. Other equipment includes toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery and glasses.
A television with DVD player is provided in the living room and wifi is available in the property.
Please note, Malmsmead is situated in a valley on Exmoor and therefore mobile phone signal cannot be obtained, however Oare Water Cottage has a landline for incoming and emergencies calls.

Electricity and heating costs are included in the price of your accommodation. Oare Water Cottage has central heating and radiators are fitted throughout the property. There is a wood-burner in the living room however this not available for guests' to use, sorry.

Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.

A small amount of tea, coffee, sugar, milk and biscuits are provided to ensure you can have a hot drink as soon as you arrive. Cleaning materials such as washing up liquid and dishwasher tablets will be present in the property. One or two toilet rolls will be provided.

Outdoor Description
Oare Water Cottage has a large garden which is private and enclosed and benefits from a patio and garden furniture. The views from the garden are over the fields towards Oare Water which runs through the bottom of the valley.

Parking
There is ample off-road parking directly outside the property on the drive. You may park anywhere inside the gates.

Pets Description
Up to two well behaved dogs allowed for a supplementary cost of £15 per dog per stay.

The garden is enclosed but we cannot guarantee it's dog proof for all types of dogs. It's fenced with approx one-metre high fence (if your dog can jump they may be able to get over).

Restricted mobility
This bungalow may or may not be suitable for someone with limited mobility as there is a step up over the threshold to enter the property and steps down to the garden from the living room.

The region
Malmsmead is a hamlet on Exmoor. There is The Buttery tea room down beside the river just beyond the packhorse bridge which is open from April to October. For meals or a pint beyond Malmsmead, there are two choices within 5-10 minutes in the car; The Staghunters Inn in Brendon and The Rockford Inn.

Malmsmead is approximately 7 miles from both Lynton and Porlock. The village of Porlock has three pubs, two grocery shops, a traditional local butcher, Post Office, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Lynton is a small town in the opposite direction and boasts similar amenities, both well worth a visit. Lynton and Lynmouth also has a good selection of cafes, pubs and restaurants.

Minehead is approximately 12 miles from the cottage (beyond Porlock). Here you will find larger supermarkets and petrol stations, cash machines, plus a range of other shops, eateries and takeaways throughout the town.

We really enjoyed our stay . Views were super, the river to the side was perfect for walks with my German Shepherd dog. Lovely flowers on our arrival and goodies, all very kind. The weather was superb and we enjoyed feeding the birds daily whilst we were there. The beds were very comfortable and the gardens well enclosed fTor dogs. I did not want to leave. If you like peace and quite, this is a fantastic location. The house is located in the Doone valley, which is wonderfull. You can take a walk, look at sheep, watch the birds and other wildlife. The house is clean and spacious. We loved our stay!

It does not state on your website that the owners and caretaker stay within the property grounds, we thought we had sole use. We feel this needs to be made clear on your website. They also have stables and two horses adjoining the property which produced a lot of flies. Other than that we had a nice quiet and peaceful holiday with lots of wonderful wildlife and loads of great walks. If you want to get away from it all, this place is near perfect. We spent hours watching the birds on the feeders in the garden.

The perfect cottage for a relaxing break. The flapjacks left by the owner on arrival were delicious. The views from the patio are stunning and watching the birds feeding was a delight. We had our 14 month old granddaughter with us and the cottage was very safe for her toddling around. Easy access to the Doone valley walk and lovely food in The Buttery. The cottage is very comfortable, spotlessly clean with everything you need in the kitchen. It was lovely having one of the owners horses in the field adjacent to the cottage. An ideal place to stay and would definitely revisit.

The cottage is in such a beautiful peaceful location. Having the birds visit the bird feeders in the garden was a treat to watch every day. The kids loved it. Everything you need to make this a real home from home is at the cottage. Only a 10 minute drive to Porlock or Lynton and Lynmouth which are lovely. Be prepared for the very steep hill on the way to the cottage through Lynmouth. Can’t wait to visit again.

Such a special place. Apart from the stunning location, we loved watching the birds on the bird feeder, enjoyed the garden and walks straight from the property. Beautifully located, small but well-equipped, nice garden

Rhis was our first visit to Exmoor and we were blown away by its beauty. Both the coast and the countryside are just stunning. The cottage is well equipped and comfortable, although the rooms are quite small. The cookies and fresh flowers provided a nice personal touch.
