Located on the 16th floor, this 2BR/2BA unit (1,094 sq ft) offers a fresh, modern design with a spacious private balcony showcasing beautiful views of Biscayne Bay and the lush greenery of Margaret Pace Park.
The master bedroom features a luxurious King-size bed, an en-suite bathroom with an oversized walk-in rain shower, direct balcony access, and stunning views. The second bedroom includes a comfortable Full-size bed, with a second full bathroom conveniently across the hallway.
Designed for remote workers, the unit includes a dedicated office space with an electric height-adjustable desk, ergonomic chair, and high-speed Wi-Fi (75 Mbps) with a mesh extender for seamless connectivity.
The living area offers comfort and convenience, including a fully equipped kitchen, a brand-new 70" Samsung QLED TV in the living room, and a 55" QLED TV in the master bedroom. A secure storage lockbox is also available for your valuables, along with towels and complimentary bathroom essentials.
Guest Access
Guests have full private access to the condo. Check-in is simple: visit the lobby office to be enrolled in the building’s biometric system, which provides access to the elevators, gym, pool, jacuzzis, and more. A digital door code will be provided for condo entry.
Luggage storage is available via bellman service for $3 per bag, both before check-in and after checkout. Please plan your arrival/departure accordingly.

OCCUPANCY RULES:
Building management has strict occupancy rules. 2-3 adults (3 adults requires building approval prior to booking) OR 2 adults + 2 kids (15 years of age or younger) in unit. There are no exceptions to the occupancy rules. Please make sure your total number of adult guests reflects your reservation and the building requirement.
BOOKING RULES:
**Must be 21+ years of age to book, no exceptions as these are building requirements.
**1 pet (dog/cat) allowed up to 35 Lbs. ($250 pet fee)
**After you reserve your condo unit reservation,
-You must send me copies of ALL adults (16 years of age and older) drivers licenses or passports for building registration (all documents must be legible).
-Email addresses and phone numbers are also needed for each adult guest.
**Please note, per building requirements, a full building lease application and lease agreement for residency is required upon booking. Lease application requirements are, but not limited to; former residency, employment status, SSN (US citizens), references, and other personal details. Building application must be filled and received within 24 hours after the booking is confirmed. I will send a SignNow link to make this process seamless and efficient.
**Per Miami county ordinances, a background check is performed on each adult by the building association. This does NOT impact your credit score, and is simply performed to ensure the safety of all guests. The building has the right to "deny" an application if they find any background check issues (e.g. prior arrests) and/or guests failure to provide any additional necessary information for approval.
**$100 lease application / background check fee (one-time)
**The building can take up to 3-4 business/working days to review and approve a stay into their internal booking system. So, delays in receiving all necessary documentation and IDs can delay and affect your original check-in date.
**In the rare event that your application is denied by the building, a full refund will be issued excluding any non-refundable fees charged by The Grand (e.g., lease application fee). However, in order to receive a refund, the guest must initiate and submit a cancellation request through the VRBO platform. Please note: If the required information outlined in this listing is not provided by the guest and the booking cannot be approved by The Grand as a result, the standard VRBO cancellation policy will apply and a full refund will not be issued.
BUILDING REGISTRATION (CHECK-IN DAY):
You can complete the building registrations on your check-in day by going to the office located in the lobby and they will scan your hands into their biometrics system. The lobby in the office is open Monday to Friday (9am - 5pm) and closed on Saturday/Sunday.
**If you arrive at a time when the office is closed, you can just go to the concierge desk in the lobby and provide them with your name/ID and they will provide you access to the elevators so you can gain access to the condo unit. Then first thing Monday, or when the office is open again, go back to the office in the lobby so you can finish the building registration process and get your hands scanned in their biometrics system.
CONDO UNIT ACCESS (CHECK-IN DAY):
The standard check in time for access to the condo unit is 3pm, however, this can be flexible depending on if the condo unit is ready to accept guests (case-by-case basis). Please check with me if check in time is other than 3pm.
CHECK OUT:
The standard check-out time is 11am.
PARKING RULES:
**1 Garage Spot Available: $50/Fixed Fee Entire Stay. The parking garage enforces a height limit of 6'6", which accommodates most large SUVs but excludes large trucks or vans. Should your vehicle exceed this height restriction, your only recourse would be to seek limited street parking with metered alternatives.
**Additional parking spot available, if needed, through building (per month basis).
**Valet parking is also offered at a daily valet fee of $48, however, vehicles like slingshots, motorcycles, and scooters/mopeds cannot be accommodated by the valet service, and no electric charging stations are available in the valet area.
NO SMOKING:
No smoking of any kind is permitted inside the condo only. Smoking is permitted on balcony with all doors shut. If suspected of smoking guest will be charged the whole amount of security deposit.
LUGGAGE STORAGE:
Luggage storage is possible with a bellman that can hold your luggage for $3 per suitcase before and after your stay if needed. Please plan you arrival and departure times accordingly.
PACKAGES:
You can ship packages to the condo unit, simply list your name and apartment number on your shipping address. You can collect packages from the office in the lobby. However, due to the large number of packages received daily by the building, there can be delays up to 3 days before your package is available for pick up. The office is closed on the weekends, so packages can only be picked up during weekdays when the office is open.
MAIL:
Apologies, but guests are NOT allowed to receive mail (e.g. documents, letters) or any small packages that would fit inside the mailbox. The reason being is the mailbox needs a key to be opened, which I do not provide to guests.
MISSING DEVICES FROM APARTMENT:
If any electronic devices or remotes are missing from the apartment after your departure, I have a right to charge you $100 per missing item.
LOST ITEMS:
I'm not responsible for items left behind. If found, I’m happy to ship them back at your expense.
CONSTRUCTION NOISE FROM OTHER UNITS:
Occasional noise may occur from nearby unit work during permitted hours. I don't receive advance notice. Thanks for your understanding!
