Private lakefront home, 300' on lake, 3 docks, beach, boats, 40 miles to Boston

Our private and peaceful lakefront rustic home is 40 miles to Boston, with 300' on the lake, with 3 docks, a small sandy beach for children, and a number of boats plus a ramp for your boat. (FOR winter rental for 6 to 8 month rental, see below)

The house is on the point of land, offering lovely views from the two decks and a screened lake porch. The 1st-floor BR has a comfortable double bed, and the sizeable 2nd-floor bedroom has three twin beds. The den has a fireplace, 46" HD TV, DVD, and internet access. There are three A/C that can help on hot days. The kitchen has new appliances in the four years, and there is a washer and dryer in the bathroom. Forty feet in front of the house is a dock with a water depth of about 9 feet at the end, great for swimming, fishing, and boating. In addition, there is a small sandy "beach" area with a gradual slope, which is excellent for young children. There is a rowboat, canoe, paddle boards, paddle boat, and boat ramp access for your boat on the property for your convenience.

Being near the end of a dead-end road, we have a great feeling of privacy with 2.7 acres with 300' on North Pond. Abutting the property is a 500-acre Peppercorn Hill conservation area with many walking and mountain biking trails. The lake's surface is about 234 acres, which has an average of 9 feet deep feet. We see many birds, including many ducks, a Great Blue Heron, and swans.
Lake Maspenock has a rich history, with records dating back over three hundred and forty years.

For three generations, it has been a our family's summer home, therefore our family has the first options; however, for the last 18 years, we have been sharing it with others.

In the winter we offer it as an 6 to possible 8 month rental, with different terms than other times.
Tenant must be 25 or old, must completed application, and show ability to pay fees, which will be reviewed, must visit property with landlord and sign the rental agreement, responsible for utilities and yard care.

Beautiful property and lakefront views
Stayed for 4 nights to visit people in the area. Home is rustic but beautifully appointed and comfortable. Kitchen well stocked and views from every room just amazing. Be aware that there is a good size grass hill to get from car to house but worth the haul to be right on the lake. If you have mobility issues first floor bedroom is huge with bathroom on first floor. Communication with host could not have been better! Very happy and would stay here again. The fall leaves were beautiful.

Lovely and private lakeside cabin
While not completely isolated, this lakeside cabin was peaceful and serene. The array of birds around the cabin is impressive, and the few neighbors we encountered were very friendly. The knotty Pine interior has a lovely, rustic smell that makes the cabin feel cozy and homey. Whether your travel plans take you west to the Berkshires, or east to the Cape, the cabin is centrally located and a short distance from anywhere you plan to visit in Massachusetts.

Lovely slice of paradise
Visited this lovely location on our honeymoon. It was tranquil and relaxing after the chaos of a wedding was greatly appreciated. All the amenities of home with the quiet of camping on a lake. Spent hours just admiring the view and unplugging. Super friendly and welcoming host.

We had a wonderful time at this gem of a location and home. The screened in porch was my favorite, and watching the lake and listening to the water was very relaxing. Very comfortable lake house with everything you need. The owner was very responsive and easy to reach. We will definitely plan to return.

Comfy little lakeside cottage
This home is exactly what we needed, which was a place to relax and make no plans to do anything. I specifically wanted a quaint little place on a lake with a screened in porch to enjoy the outdoors without the outdoors enjoying me too much. This fit the bill perfectly. The area is beautiful, and although there's plenty of restaurants and amenities very nearby, the house feels remote (but not isolated). Some days the lake was busy with activity while others there was a quiet calm. I enjoyed both. I spent a good portion of my time on the screened porch enjoying the beautiful view, reading, practicing my guitar, and getting a lot of writing done. We took the canoe out a couple of mornings, and enjoyed some swimming. Evenings were spent listening to nature's serenade (which I loved!), playing games that we brought along, and watching movies. My only regret is that we were being so chill that we did't take advantage of the nearby trails. We so appreciate the opportunity to have stayed in this little gem, and would recommend it to anyone looking for something like this. It did not disappoint!

Lakeside getaway
Had a wonderful time! Location with all the frontage, docks, porch, yard, decks couldnt have been nicer. Cottage had an old time feel which we really enjoyed. It was like a flashback for us having spent many years in similar cottages with extended family when the kids were young. House was well equipped with cookware, boats, floats and outdoor games. We brought our own kayaks. We enjoyed paddling pretty much the entire lake. I used the paddleboard a few times too.Played cornhole in back yard. Lit a campfire one evening. While there was lots of wood, most was too big to use in the fire pit. But we scrounged up some twigs and sticks for kindling, and with a little cardboard and my husbands firemaking skills we got it going! We never left the premises except to take long walks in the surrounding neighborhoods. Nice how there is still plenty of natural areas along the lakefront, not just houses everywhere. The view across from cottage is forest! Very nice! Views from floating dock good in all directions and can see pretty much the whole lake. Bob was great with communication and checking in to see if everything was going well or if we needed anything but not intrusive. Felt more like we were borrowing a friends cottage than just using VRBO for a rental. Sheets, towels, bed linens were done up upon arrival. Entry was easy. As soon as we arrived, went into vacation mode, poured some champagne and hit the lake front dock. Perfectly wonderful lake vacation!

Wonderful cottage
This cottage is truly wonderful. It features three porches, two are open and one is enclosed. There are number of areas to sit outside, and they all overlook the lake. It is in a very quiet neighborhood with several lovely homes. The area features a number of good dining options, including Restaurant 89 and the Depot Street Tavern, both of which are just a 10 minute drive away. There is also an outstanding, wine and cheese, specialty shop, called Fiske and Main, also, about 10 minutes away. If it’s a rainy day, the Worcester Art Museum is only a 45 minute drive from the cottage. Our host, Bob, was very accessible and prompt in his responses. All in all a very nice stay.

No frills camp on a beautiful lake! Non motorized boats included and nice hiking right down the road! Communicative and kind host!! If you don’t mind an errant ant (or chipmunk!) and walking through the downstairs bedroom to get to the stairs to the upstairs bedroom - this is paradise!

Wonderful cottage by beautiful lake. Felt that we were miles away yet still close to everything. Homey feel. Lots of privacy. Enjoyed closeness to the lake and use of boats, solo stove and outdoor decks. Host was wonderful.

Relaxing lake cottage in a friendly neighborhood
My partner, son, and I just returned from a wonderful week at Bob's cottage. I was looking for a place that was a short drive from my brother's, sister's, and mother's homes so that we could spend the week visiting family while still driving my elderly mother back to her own home after dinner. Bob's cottage seemed to fit this bill perfectly, while also allowing us to swim, boat, and relax on a lake - perfect. Bob was very pro-active in his communication, letting me know when and how we can let ourselves into his home, and any information to make ourselves comfortable while there. He even allowed us to use his canoe and paddle board which my son and visiting cousins really enjoyed. The house has easy lakefront access with a small private dock to launch a canoe or kayak, and a large floating mat that can easily accommodate 3-4 people laying in the sun (or wrestling for "king of the mat") One of the best features of the house, for us, was the large deck overlooking the lake. Half of the deck is open-air with a table and umbrella - a great place to have dinner, or just relax. The other side of the deck is enclosed - also a great place for dinners and relaxing, and the place where my 88 year old mother spend most of her time while visiting us. Finally, this cottage is part of a lake community and we met several of the neighbors on our walks - all of them, without exception, were friendly and welcoming. If we were to visit again, I'd like to spend a bit more time exploring the hiking trails that are within walking distance of the cottage. My brother and son did a bit more of that, and really enjoyed it. All in all - this cottage was a comfortable retreat for us - complete with the good karma of a family summer home in a welcoming community. Thank you, Bob, for sharing your home with us!

Great Stay
We really enjoyed our time by the lake! The dock was wonderful and where we spent the majority of our time. My kids were in the water for 6 hours or more a day! Nice quiet area, clean, kid friendly. The house was great for our week stay, small, but perfect for a simple vacation.

Bucolic Location That Can't be Beat!!
Let me begin by saying our hosts were incredible people who were understanding and flexible. And the location is simply incredible. Waking up and having coffee on one of the back decks was beyond relaxing. The house is functional, comfortable and served its purpose. Plenty of supplies where provided and the water toys were great for those of us who don't live on a lake. We would have stayed another week if we could have. Thank you Robert!!

Wonderful hidden gem!
A colleague and his young family came to visit for work and to see the country. They stayed in the cottage for a week and had an amazing time. The location was perfect! It has such a remote, peaceful feel while being just minutes from access to stores, highways, etc. The home and property are clean, comfortable, well appointed. We will not hesitate to have our guests stay here in the future.

Perfect Getaway
The cottage is exactly as described, and was perfect for what we were looking for. It was just me (37yo) and my Dad (74yo) and we went to "get away" and do some fishing. Neither of us had any issues with the cottage, the area, nor the host. In fact, for our purposes, this cottage was 100% perfect and Bob was truly amazing. I don't see it being as perfect for a family with young children. Still, for adults or families with older children looking to get away, this property is THE place.

Quaint Cottage for real New England experience
I grew up in this area. But spending five nights at this rustic cottage on North Pond was beyond a unique experience. The property is absolutely perfect and the lake is exceptional. I would highly recommend staying here under any circumstances, but especially if you’ve come to rest and relax in beautiful New England!

Private outdoor space on lovely lake.
Lots of lakefront property for swimming and boating. Great for swimming, fishing and boating. There are lots of sunny or shady spots for lounging. There is a shallow beach area as well as a deep area off dock for diving. No houses on other side of lake. Private, tranquil setting except for boat traffic mostly just on a hot Summer weekend. Fun spot! Cottage is true to pictures. It is a mix of charm and just old. The critical items such as cooking equipment, toilet and bed were very clean. The two A/Cs kept the living room and upstairs cool when it was 90 degrees outside but bedroom was very warm at night.

Beautiful Lake View, Quaint Home
We had a good time at the lakehouse. You cannot beat the contant lake views, the solitude and quiet which is what we wanted. The kids had fun making used of swimming by the dock and plenty of floaties and a canoe and row boat were provided. It was great for getting outside while still social distancing. It was easy to cook for ourselves but also to order from Doordash when we got lazy. I loved going out to the dock in the morning and watching the mist play on the lake when it was still. The host, Bob was easy to communicate with and he provided a lot of information about the home and area. The area felt safe and welcome to all. Neighbors were nice and waved as they boated or swam by. My only concern and issue really was cleanliness. That is a big thing for me. I think with a good monthly professional cleaning especially dusting and spraying for bugs this place would be more stellar. It is one of the older homes on the block and not renovated like others you see. For me that was fine just cleanliness-- especially now with COVID19 it took a while to get comfortable after feeling we had to dust a bit and I had to scrub the shower and bleach it to free it of mildew. We told Bob and he applogized and thought it was all set before. He was available for questions by text. Overall we made it work and enjoyed the lake. It felt more like camping or "glamping".

We had a great stay. It's about what you would expect for an older home. The pictures are pretty accurate and I certainly didn't feel like it was too dirty. The previous reviewer was most likely a clean freak and probably hasn't rented many older homes in the past. This is a 1950's cabin, so it what it is. That all said, I would definitely stay here again. My kids and wife had a blast. Breakfast on the porch was one of the highlights, as the lake view during a fall sunrise was just beautiful. The kids also enjoyed many hours of exploring and playing in the yard. Add in some time on the canoe and some time cooking out on the grill and it made the perfect, relaxing getaway. The only warning I would give to future people is to maybe check with the owner about any construction that might be going on next door. It didn't "bother" us per se, but the next door neighbor had some constant noises going on with the $100k stone wall they were building/pressure washing. We're from FL, so the constant white noise from A/C running is normal to us, but if you're sensitive to that kind of stuff, you may be disappointed. It looks almost done, so maybe we just got unlucky. Still though, not a huge deal. Other than that, the whole street was extremely quiet. This is a great place for the kids, as they had a ton of room to play and we really didn't have anything to worry about with our 8 yos. Our 3 yo we had to watch a little more carefully because of the steepness of the hills and the rocks, but that's pretty much it. Bob(the owner) was very communicative and great to work with. No complaints there. Overall, I'd have to say that this place is totally worth it. We have a lot of family in MA, so we'll definitely try to stay here again, next time we visit. Beats being cramped up in a hotel!

North Pond has been in our family since my grandfather bought it back in the 1930s. Ever since it has been and still is a place where our families have to relax and be nourished. For the last 20 years, we have rented to others during the winter and part of the summer.
