Luxury barn conversion on rural Cotswolds farm with swimming pond

For more details (including floorplans) please google turleyfarmbarns for our website. We also have a two person separate studio appartment called the Bothy (listed on HomeAway) which can provide additional accommodation if you want to accommodate eight people in your party.

Converted in 2015, this traditional Cotswold stone barn sits within 25 acres of farmland. The barn comfortably sleeps 6 guests with ample space for relaxing. If it's a quiet get-away you are after, or a place where you can walk, eat at great local pubs and restaurants, explore the Cotswolds and Oxford, then this is the perfect retreat for you. Quiet, modern, comfortable - see the reviews if you need convincing! Ben and Kate have also added a swimming pond to their facilities at the farm; wild swimming is on the doorstep! Downstairs:

Open plan living area – comfortable sofas around wood-burning stove with books, 30 inch HD flatscreen TV/DVD/Freeview, wifi connection and iPod docking sound system.

Dining area for 6.

Fully equipped modern kitchen with electric hob, oven, dishwasher and everything you’d expect from corkscrew to tea strainers.

Utility room and WC equipped with washer/drier and space for grubby boots.

Underfloor heating throughout. The barn is heated by an environmentally friendly ground sourced heat pump which allows for maximum temperatures of 21 degrees downstairs and 19 degrees upstairs. These can be boosted by using the wood burning stove downstairs.

Master bedroom with King Size double bed. Adjoining en-suite bathroom with double walk-in shower.

2 further double bedrooms with King Size double beds.

Perfect getaway with friends
Kate’s place was the perfect base for our weekend in the countryside. It’s about half an hour from Soho farmhouse. The barn next door hosts yoga and Pilates classes, and we enjoyed a lovely Saturday 9am yoga class followed by the dip in the pond. It was glorious! Only tiny bit of feedback was some of the pots and pans were a little dirty that we got out, probably just not cleaned properly by accident by whoever last used it, and a number of ladybirds in the master bedroom. Other than this it was faultless and was the perfect base for us. Thanks again Xx

The house is beautifully furnished, very clean and has everything you might need. It was extremely comfortable throughout, although the beds are quite firm so a mattress topper might be good. The surroundings are just beautiful, and the freshwater pool, although absolutely freezing, was stunning - to swim among dragonflies on a sunny morning was an experience we’ll never forget!

A perfect stay
We had a perfect stay at this stunning property. The barn was clean, comfortable and had everything we needed, it's even more spacious than it appears in the pictures. We loved the picturesque surroundings and the pool was a lovely bonus. Kate and Ben were great hosts and quick to respond to a couple of requests we had. Five stars all round.

Well located base for the Cotswolds
The property is beautifully renovated with three full size double bedrooms, two lovely bathroom, a well equipped kitchen for cooking and picturesque surroundings. Underfloor heating made the house particularly comfortable and our hosts had left wood for the fire which we needed on a couple of nights. Only down side is the lack of privacy. The host also runs a yoga class in the adjacent building which meant people arriving in cars each day for classes and walking right past our windows. This was not ideal however in the end we had a thoroughly enjoyable stay.

Idyllic Stay
It’s difficult to overstate just how lovely is Turley Farm. The house is big and bright, comfortable and well appointed. The grounds are absolutely beautiful, easily explored and full of interesting things to do. Our two small children loved visiting the pigs and chickens, roaming the gardens and orchards and seeing the horses and sheep in the neighboring fields. The natural pond is a delight. It really is a perfect spot! Our hosts were very welcoming and we feel quite lucky to have found such a perfect place for our Cotswold holiday.

A weekend in the country
We all had a wonderful time during our 4 night stay. Between waking up to cows outside our window to having a short walk to see the chickens, to sitting around the fireplace each evening, it was a wonderful experience.

Beautiful Countryside in the comfort of the Cotswolds
Ben and Kate were fantastic hosts and a lot of fun. The pool in front of their homes is quite extraordinary. Very good for families and fun. The farm animals are a rare treat for our city bound children. It was also nice to be in the English Countryside but so close to so many amenities in the Cotswolds and Oxford. A great place to visit!

A beautiful stay...
Our thanks to Ben and Kate for making us all feel so welcome! The boys loved the swimming pond and running wild with their lovely dog Hilda. The cottage was well-cared for and had everything we needed for our stay. Comfortable beds and a well equipped kitchen. Thank you so much Kate and Ben for a wonderful stay. We absolutely loved the location. The barn was perfect for a get together with friends and the natural pool was glorious - with dragonflies and swifts flying around our heads. We honestly couldn’t have wished for more. It was the perfect place to relax, unwind and switch off from the world. Lovely stay in the Cotswolds
Our family of four (2 adults and 2 teenage children) have just returned from a wonderful 4-night stay in Ben and Kate's converted barn. It was everything we hoped for and more. Beautiful property, very livable kitchen and den (complete with a wood-burning stove that kept us warm during the June cold spell!), and 3 bedrooms that allowed us all to sleep well after fun days exploring the Cotswolds. Ben and Kate were lovely to deal with, making check-in and check-out extremely easy, and letting us know that they were there for us, should we need anything to make us comfortable. Pictures are accurate; the place was so relaxing and beautiful. Although it was quite cold during our visit, we will always enjoy our (brief) dip in the natural pond (water temperature was 65 F at the time -- my daughter and I made memories for a lifetime!). The property was very convenient to all of our journeys into the Cotswolds, as well as to Oxford. Grocery stores were about 10 minutes away, and some restaurants were even closer. Overall, Ben and Kate's property made for a great place to stay and enjoy the English countryside. We know we have more of the world to see, but we also would very much love a return trip to this beautiful part of the UK (and would jump at the chance to stay in the this lovely property again!). Thank you, Ben and Kate, for opening up this property to us. We will always remember our time there, and truly appreciate your hospitality.

Perfect for a remote working week
We really enjoyed our stay. Lovely property and perfect for an alternative place to work remotely. The bucolic views provided the change of scenery we needed. also perfectly located to have easy drives to the Cotswolds highlights. A couple of nice pubs nearby too which were easy drive away. Only wish we’d had better weather - perhaps we’ll revisit in the summer so we can try that pool.

We live in the beautiful little village of Delly End, about 10 minutes drive from Witney in West Oxfordshire. We have a smallholding on which we rear cattle, pigs, sheep and chickens. We also grow our own veg. We have 3 children (in their teens, at school and at Uni), 2 dogs and a couple of cats. We both work from home, but are separate to the barn and while we aim to be there if you need us, we give you space and quietness.

Why they chose this property

We've lived in the main farmhouse for over a decade now and recently converted the ramshackle outer barns into a holiday property. We've been careful to retain the character of the barns with all the charm of the Cotswolds stone. The conversions are immaculate; Ben is a builder by profession and believes strongly in combining traditional materials and retaining the character of the original building, while also bringing modern comfort to the barn. It is light, airy, has bi-fold doors which lead out to a terrace, where - on warmer evenings - you can have a barbecue and a glass of wine. The garden looks over to the fields beyond.

What makes this property unique

Ben and Kate have recently built a swimming pond which will be accessible for their guests throughout the day. It is totally natural, no chlorine or chemicals. Refreshing and inviting on a warm, summer day.

The location of the farm is perfect for those wanting a quiet retreat where they can walk, ride, bike, read, cook, eat and drink. There are a multitude of very good pubs and restaurants close by, as well as things and places to explore in the Cotswolds, Oxford and Woodstock nearby.
