Great condo!!

Loved the location! It is directly on the beach! Beautiful views of the gulf!! Parking on same level as condo, that is a huge plus as we bring our on chairs, umbrellas, floats, etc!!

Where are the owners?

We stayed here a few years ago and loved it. The view is great and the proximity to the nature preserve ensures less crowded strolls along the beach. Unfortunately, this home has slipped significantly since then; the furniture is now well worn and stained, broken, and/or uncomfortable. The building and Tops’l are good locations and have nice amenities that come with the unit, but I’m sad to say we won’t be returning to this unit unless it’s refurbished. I hope the owners are paying attention.

Nice location,Condo needs attention

We love Beach Manor. We loved the easy access that 311 provides to the stairs and beach walk and pool. Condo was cute and clean however the disposal broke when we were there and had to wait 3 days to get it repaired. I Could not run the dishwasher either while it was broken. The dishwasher when I did run it was terrible. The door would not open or close and it was just just cheap and old. The carpet was ripping away from the tile in the back hallway and we kept Stepping on carpet staples. There was not a broom or dustpan in the unit so I was unable to sweep up sand or crumbs all week. The last day out AC stopped blowing cold air and maintenance did not come until after 10:30 pm after we had gone to sleep to make the repairs. There was very minimal kitchen utensils and very old cooking pans. There were no extra blankets or sheets in the unit for the pull out sleeper sofa. It needed attention and some TLC. It’s clear it is just a repeat rental and the owners have not provided it much attention.

Excellent Beach-Front Property

My family and I really enjoyed our stay and plan to return! With two young children (3 and under) it was nice to be so close to the beach with no need to load up the car and drive. We just walked and were able to go multiple times a day. The condo was spacious and had everything we needed. We cooked several meals there and ate while enjoying the gorgeous views from the large windows.

Condo was roomy and easy access to pool/beach. Kitchen was lacking some essentials. No storage shelf (the one above washer/dryer was full of owner’s property) or pantry for groceries. Master mattress is hard and bedding was thin. There was only one extra blanket in the condo and this was needed for the fold out sofa. Toilet in master bath kept clogging and running. Certain TV channels had no volume.

Great Stay

Clean, great view, wonderful resort. Will definitely stay here again. Thanks so much. Only suggestions- having extra blankets for the beds. The dead bolt needs work. We used it the first night and couldn’t get it undone the next morning. So we just didn’t use it again.

Beautiful View

Semi-locals looking for a weekend vacation. Rained but what a view! Windows in living room and the "mirror wall" made the already great space feel huge. Pools and grounds were clean and saw deer on our walk on the trails throughout the property and dolphins playing in the water from our balcony. We will definitely be back.

college drop off escape

We stayed for 3 days to celebrate successfully dropping off our youngest child at college in Tallahassee at FSU, a relatively short drive away. We loved the location for what we wanted, which was a quiet retreat, and this fit the bill perfectly. As the last multifamily development along the beach, it offered a great mix of amenities and activity to the east, if you wanted them, and solitude for miles of essentially empty but beautiful beaches, if you walked to the west. The unit itself is quite nice, well furnished and equipped, and the mirrored wall make it feel twice as big as its already generous space. The furnishings are appropriately beachy without going too far, and the expansive windows take full advantage of the views to the gulf. The unit sports higher ceilings than many places we've been, which also made the unit feel extra spacious. We thought the third floor was optimal because it was elevated above the dunes to provide clear views to the gulf, but it was easy to quickly take the stairs to get up and down. Although there were only two of us, the unit would very comfortably accommodate 6, by virtue of the king size bed in the master suite, the two twin beds in the second BR and the pull out couch in the large living area. The balcony is modest but more than adequate and we enjoyed coffee and cocktails daily from it, while overlooking the pool and beach. The pool area/deck to the east was very nice, although the views to the water are partly obstructed by the dunes that separate the property from the beach, and the wait staff at the bar/grille was attentive. This unit checked all the boxes for us and we look forward to returning some day.

Tired with a view

The View is great, not much beyond that, unit is very dated, numerous chipped tiles on floor, laundry door fell off when we opened it, dishwasher has to be jiggled just right to get it to close, toilet in master bath kept running, shower knob in master shower comes off when turned, it’s clearly seen better days, two nice troughs to sleep in on the King bed, rent something else

Perfect Location

We’ve stayed at Tops’l before in a much higher unit. The third floor was perfect. The views were amazing and I would definitely stay here again. Only complaint was that the TV in the master bedroom only got one channel, BET. Watched a lot of Martin and Blackish, which I like, but would have preferred more than one channel. Didn’t really matter bc I was usually too sleepy to watch TV anyway. Kids watched Apple TV and Netflix.
