Serviceable property in a good location; difficult rental company
While well located, this property is best described as serviceable, and, while the Rosemary Beach Cottage Rental Company was initially responsive and somewhat accommodating, our interactions with them regarding a post-check-out damage fee (see below for more details) have ensured that we will avoid renting from this company again if at all possible.
We have rented properties from a variety of rental companies (e.g., Live Well 30A, 360Blue, etc.) and have had much better experience with the properties rented to us by those other companies.
This property had several issues. The toaster was broken, there was not enough dining room seating for the number of guests the house is designed to accommodate, a patio chair had a broken leg, one of the (white) couches in the first-floor living space was very dirty, and the layout of the first floor was very awkward. We just assumed that the property was owned by the rental company, so it did not concern itself with how “livable” the property actually is but we were surprised to subsequently learn that this property is privately owned.
We reported the broken toaster and lack of available seating to the Rosemary Beach Cottage Rental Company. The rental company was responsive and provided a new toaster but did not take any steps to provide additional seating to accommodate all of our guests.
We were charged a $350 damage fee post-check-out. The reasoning for the fee is as follows: the bed in one of the bedrooms had been moved, a table that was supposed to reside on the first floor was found on the second floor, and two of the handles to drawers in the bunk room had been damaged.
Re: the moved bed, one guest (a 33-yo woman) moved the bed less than 18 inches by herself to accommodate a crib. The rental company claimed that moving the bed back required the services of its maintenance team. Per the rental agreement, the rental company was allowed to pass the cost of the maintenance team on to our family. This is the case in most rental agreements, however, what sets Rosemary Beach Cottage Rental Company apart (in a negative way) from other rental companies in the area is that it will absolutely pass any and every fee on to the renter (even though we explained how little the bed was actually moved).
We did not move the table from the first floor nor did we break the handles but, because we did not have photo evidence, we were charged a fee.
Your money is much better spent with other rental companies.
