This spacious and elegant detached Edwardian property in Bardsea near Ulverston sleeps twenty five people in thirteen bedrooms.
Eden Lodge is a spacious detached Edwardian property in the small village of Bardsea a few miles from Ulverston. The property has thirteen bedrooms offering a variety of sleeping arrangements, most of which have en-suite facilities. Two of the bedrooms are on the second floor, along with a shower room, kitchen and sitting area, offering a more private space within this lovely property. The main living area consists of a well-equipped kitchen, a dining room set within a sunny conservatory, and a spacious sitting room with woodburner. Outside is a barrel sauna, a patio with hot tub, and mature grounds plus ample off road parking. Eden Lodge offers a very special opportunity for a group of family or friends to spend time together and enjoy this lovely part of Cumbria, with its coastline, market towns and proximity to the beautiful Lake District National Park. Please note, 7-night bookings and weekend short breaks may only check in on Fridays, short breaks are also welcome mid-week

Double electric oven, gas oven and 14-ring gas hobs, microwave, three fridges, two freezers, two washing machines and tumble dryers in external utility, two dishwashers, 14 x TVs with Freeview, DVD, iPod dock, WiFi, selection of books and DVDs. Fuel, power and starter pack for stove inc. in rent. Bed linen and towels inc. in rent. Travel cot and highchair on request. Ample off road parking. Shared lawned gardens. Private patio with furniture, coal BBQ (charcoal not included) and hot tub. External barrel sauna. Sorry, no smoking. Shop and pub 1 mile. This property accepts 3 well behaved dogs. Please note: Hot tub unavailable from 12pm on Thursdays for weekly cleaning/maintenance. Note: Mobile reception in house may be limited. Note: No stag/ hen parties or similar. Charging of electric vehicles (including bikes) is not permitted at this property, if electric charging is detected a charge of £100 will be deducted from the bond. Note: Check-in 4pm. This property has a £500 Good housekeeping bond. Please note: There is an 11pm curfew at the property - please can we observe these hours of rest and minimalise the noise - guests who are in breach of the above rules, will be asked to leave the property. Please note: Dogs must be kept on a lead outside at all times as there are animals in the area. You will be asked to confirm the number of guests staying at the property when you book, When there is evidence of a potential over-occupancy and it is subsequently verified by the owner, this will result in all occupants being asked to leave the property, as this impacts the owner’s insurance as well as being a breach of the rental agreement. Guests are kindly reminded - in line with the rental agreement - that at the end of the holiday the property must be left in the same or similar state of order and cleanliness in which it was found. Failure to leave the property in a reasonable state may results in the additional cleaning charge being invoked (minimum charge £150)
Bookings over the Christmas and New Year period must be a minimum of 5 nights and the owner cannot accommodate check in on Christmas Eve, Christmas Day, NYE or NYD
Bookings over the Easter period must be a minimum of 5 nights and the owner cannot accommodate check in on the four days of the Easter weekend, including Good Friday.

The village itself is located close to Furness Abbey, whilst the market town of Ulverston is just two miles away, and maintains its street market tradition, hosting one every Thursday and Saturday throughout the year. Ulverston is also the location for many festivals including an amazing lantern procession in November and a Dickensian weekend in early December. With all the attractions of the Lake District National Park within easy driving distance, and the sandy beaches of the Furness coast close by, this peaceful spot has plenty to offer.
